I inherited his apartment from my parents. It has always been utilised for seeing the Palio race and to host the persons that wanted to participate to the life of Siena.
Dionisio Pratelli purchased this apartment in 1990
Apartment 'Fonte Gaia'allows the guests to visit very easily all the master pieces of art in the city and to live directly the most important aspects of the life of Siena, happening in the main square Piazza Il Campo.
You can't ask for a better location. The view of the Town Hall Tower cannot be beat. It is awesome, waking up and opening the shutters to have the Piazza del Campo just below you. I felt like Evita herself (wrong country). :-)
The apartment is beautiful. Just awesome. I loved it. Fantastic, artsy tiles, columns, everything is historic. I loved it. The kitchen, though adorable, wasn't more than an electric stove top and fridge. OK by me, because I don't cook and just wanted to keep my bottled water cold. No microwave or stove.
The worst thing was the bathroom. VERY small shower...even for thin people and it was not draining properly. And, there is very limited amount of hot water, so we took very fast showers (not ideal on hot sweaty days). The bedrooms are charming with great windows overlooking the square. Closets are big. The dining room and living room are wonderful and there is no WiFi or English TV but we watched Italian TV. :-)
Dionisio is awesome. So helpful, so nice....great man. Not perfect English but we understood each other. :-)
Though it is ground floor when you walk in..it is 3 floors up from the windows. Awesome.
The Campo is full of excitement 24/7. Fortunately you can cut out the excitement with Dionisio's double pane windows when you have had enough people watching, bands, weddings and the regular Contrade winner parades. We had fireworks almost every night and watched the announcement of the next Palio competitors from our 3 windows. The July Palio was the week before we arrived. The campo excitement made our 8 and 11 year old daughter's trip.
The air conditioning in the living room combined with a hallway fan was able to keep the apartment a nice temperature for sleeping. The kitchen is small with only a 4 ring burner and no stove. Pasta and stove top dishes are not a problem but you wouldn't want to take on gourmet meals. Those are available just down the street at La Taverna di San Giuseppe. A great modern take on traditional Tuscan dishes.
For those with a car, ask Dionisio for directions to the free parking lot at the Fortezza. You can get really close to the apartment parking at Santa Caterina paid lot to drop off your bags then move the car to the free lot. Its about a 15 minute walk and if you go around 4 PM you will always find a parking spot. We parked there all week with no issues. If you have to, you can park on the street near the Fortezza, just learn your days of the week in Italian so that you know which day there is street cleaning(must move your car on that day).
I left my sunglasses in the apartment in a rush to get to the airport. Dionisio sent them immediately and they arrived safe and sound in Canada. You couldn't get a better host.
The location of this apt. was amazing -- right on the Campo. We had a front row view of the pre-Palio parades and a celebration of Siena's basketball team winning the Italian national championship. Easy access to Duomo, great restaurants, etc. Owners were easy to work with when making reservations and getting keys to the apt. Apt. was very roomy -- 2 bedrooms, one bath, small kitchen and dining area.
A few items to note:
(1) Only the living room is air conditioned. The bedrooms are not. We visited in June during a heat wave so we had to sleep in the living room on the sofa beds.
(2) Kitchen does not have a microwave and stove did not work well.
(3) Apt. is older and fairly well maintained; however, it could use a good "spring cleaning" (e.g., tile in shower, bathroom floor corners, dusting under furniture).
Overall, would recommend this unit to others because of the fantastic location.
We just loved staying in this apartment full of character and light and with that stupendous view over the Campo across to Palazzo Publico. And it was not at all noisy. The windows are very effectively insulated against noise so we slept so well in the very comfortable bed with the most exquisitely laundered cotton sheets. Everything was so clean. The kitchen is small but very adequate. Bathroom is small to but with a bidet ,shower etc and all beautifully tiled. If you like a serenely beautiful apartment furnished with lovely antique furniture and with the most amazing view do not hesitate. The owner was very helpful and efficient. It is all so authentic.
My husband and I stayed 3 days in Siena in this apartment and it was fantastic. The view of the Campo out the windows was great to watch we saw a parade one evening with an elephant, we saw a Wedding one afternoon. There was always something going on in the Campo.
The apartment was on the first floor from the street behind and made it easy to get the luggage in and out. The bed was very comfortable, the shower was pretty tiny but we made do. There was a small kitchen which was all we needed.
It was easy to walk to any where you wanted to go and of course fun to be a part of the Campo activity. We had already reserached out some restaurant suggestions off of Trip Advisor and they were great, Taverna di San Giuseppe was our favorite. We had a private tour of Siena with local tour guide Costanza Riccardi which was informative. We would recommend this apartment to our friends & family.
Thanks Dionisio you were a great host!

We stayed here for three nights and had the most incredible time. This appartment is very well located, sight at Il Campo (Siena's civic and social centre) and 2 minutes walk from the Duome. It is a mediëval masterpiece and sesational views. The con's are a small kitchen and even smaller bathroom. Pro: clean and neat rooms and a gorgeous interior in a palazzo. The central location certainly compensate the con's. The host was so helpful, with lots of recommendations of what to …” Two restaurants tips: Cici and La Finestra. Both really great
From this appartment you can arrive by foot in just 2 minutes to the Cathedral of Siena, to the principal museums like Museo Civico, Pinacoteca, Museo dell'OPA etc.
