About the property

2 Bedroom, 1 Bathroom (Sleeps 4)

Palermo Tranquilo is a fully restored, one hundred year old, two bedroom vacation rental located in a lovely residential corner of the Palermo neighborhood in Buenos Aires. With 4 meter ceilings, tons of exposed brick, a retractable glass enclosure over the patio, and three sections of outdoor terrace, the property is antique and original, while at the same time modern and comfortable.

If you know the city well, then you'll love the location, just blocks from the boutique areas of Palermo (but not so close to the boutiques that you feel you're in 'Palermo Disney'). If you are new to Buenos Aires, you'll find an authentic porteño living experience with just enough helpful input to ensure that you're comfortable. Tree lined streets, open skies from the terrace, and connection to the Earth & outdoors are all a part of the propriedad horizontal construction and experience.

The spacious home was recently renovated by its owner, an American expat with more than seven years of living in Buenos Aires. The concept is a unique take on the Buenos Aires vacation home: a down to earth sense of the truly authentic porteño lifestyle, in a real neighborhood, with modern amenities and elegance in the decor and fixtures. In other words: homey and real, with just a touch of luxury while not spoiling the price point.

Guests are encouraged to treat the house as their home. A rotating wet bar is available, which you will restock on good faith. So, if you use the last of something, you're encouraged to replace it for future guests. And it's also nice to leave behind some memorabilia in the Blog. A photo or two of you & your group enjoying the place, and some comments about your stay, really help to keep Palermo Tranquilo feeling like home.

About Kito

Kito grew up in a small beach town next to the ocean in Neptune Beach, Florida. He has lived in Germany, Amsterdam, Buenos Aires, Atlanta, and currently resides in San Francisco, California. Kito has traveled more than 45 countries, and was living in Buenos Aires, Argentina for the seven years between 2005 and 2013.

Kito purchased this house in 2010

Why Kito chose Buenos Aires

This is the second of two properties that I own in Buenos Aires. The first is next door and was my home for many years. When this home came up for sale, I just couldn't say no. I love the antique construction style from 100-year old Buenos Aires, and truly enjoyed the laborious process of renovating both homes. It is an art form, to bring out the classical elements, while also giving the space a unique and comfortable feeling that is one and only.

What makes this house unique

Every detail was considered when renovating this space. I took great care, styling the home for my own tastes, to bring out a comfortable and down to earth feeling in the space. There are many apartments available for rent in Buenos Aires, but almost all of them are missing 'alma' (or soul). Palermo Tranquilo offers a true taste of life in a residential neighborhood of Buenos Aires, and with the comforts of Palermo and modern fixing also there.

This apartment has charm, character, is convenient and has just about everything you need. The host is super responsive and everything was so simple. I plan to stay at this apartment during my next stay in Buenos Aires. Very positive experience.

We enjoyed our stay in this area of Palermo very much. Restaurants, shops and stores were all within walking distance, and more of the city just an easy to find taxi ride away. The apartment was charming and comfy with plentiful and thoughtful amenities to help feel at home. We enjoyed the terraza with it's parrilla and kitchen too. Kito was easy to contact and responded quickly. We hope to return and recommend this apartment to anyone wanting an authentic Argentine experience with a comfy and boho feel.

Gorgeous, unique apartment in the a great neighbourhood

  • 5 of 5

What a wonderful, authentic, and unique apartment - a perfect base of operations for exploring beautiful Buenos Aires. Situated in a safe neighborhood with many restaurants less than a 5 minute walk away and a grocery store across the street - whether you want to have a bottle of wine on the open air rooftop patio before heading out for the evening or you need a calm, relaxing oasis in a busy city, I can recommend this place without any hesitation.

My friend and I spent 10 days in Buenos Aires staying at this apartment, and we wanted for nothing. Some days we wanted to live like a true Porteno and stay up late partying on the streets, and some days we just needed a break from the hustle and bustle and wanted to relax in our own private home - we felt like we could do it all - and with a great wifi connection and modern appliances we never missed a beat the whole trip.

The property manager was an absolute pleasure to work with - she arranged for transportation to and from the airport, and while we hardly needed her for anything, we were able to relax fully knowing she was on hand if we ever needed a hand.

Right after our reservation was made we received helpful e-mails with recommendations, both from the owner and passed on from past visitors. As soon as we hit "book" we knew we were had made a good decision.

Our 10 day stay was everything we wanted it to be, and looking back we can't imagine it without our charming apartment. It didn't just let us have a great time, it was an integral part of it. 10/10 would stay again.

Parfait pour sentir le rythme de vie des Porteños

  • 5 of 5

Unique Argentinian Stay

  • 3 of 5

The 3 star review is based solely on the quality of the home, not the experience. The experience was 4 star. The home has beautiful antique charm and the owner was fantastic and helpful but we had some issues with the property.

The retractable roof allows for lots of sunlight and was a nice feature but it rained while we stayed there and the roof leaked. It was difficult to determine where the leaks would be, so our shoes got wet. The retractable roof allows for good illumination but it is extremely bright in the early mornings (6am), particularly in the upstairs bedroom. (Argentinian culture and nightlife extends to 2am to 4am even on weeknights and so waking up to bright sun that early is not pleasant)

We had issues with the stove, the main valve was closed, I would suggest asking the person who hands over the keys how to use the washer & dryer & stove.

The patio is easily accessible but it was dirty and there were many bugs. It should have been an ideal place to enjoy the evenings but we didn't find it comfortable for use.

Although the property is listed as being located in Palermo, we were not in walking distance of any shopping areas/trendy restaurants/hotspots that Palermo is known for. We ended up taking a taxi everywhere. FYI, if you're not familiar with Buenos Aires, it is a very large city, the Metro Station is not within walking distance.

Owner's Response: This being the first of all the reviews that is not five stars, I do feel compelled to add a reply :) Over the years, one finds that there are quite a large variety of guests to receive. And each guest will have their own expectations & version of what they're looking for from my home. More in line with the feedback I most often receive, the guests who have most recently visited, just after Diana's stay, were thrilled! They couldn't say enough positive things about their experience and the home. To respond to Diana's specific notes here: - The enclosed patio is still a patio. And, while the retractable roof is quite helpful, the space is quasi-outdoor. - For sleeping in, after a late night out in BA, total black-out is very much possible! To sleep in, one must only use the persianas (large black metal curtains). This is the reason they are there. Once closed, they block all of the light coming in, and one could sleep until the afternoon! :) - Somehow, the previous guest had closed the gas valve for the stove. This is not such a common thing, and is also very easy to resolve. - Diana had asked to check in just hours after the previous guests' departure: on the same day. The terrace being quite large, it does take a fair effort to clean thoroughly. With so many surrounding trees, and depending upon the season, the large terrace space can have varying amounts of outdoor. As a lesson learned, I'll begin to speak to all new guests in person now, on the telephone, prior to allowing for them to check-in on the same day. I'll just want to confirm personally what type of traveler they are :) Ideally, I will also keep this to a minimum. At least a day or two is best in between one guest and the other, to allow for a proper turn-over to prepare for the next guests' arrival. - The name of the home, as well as the detailed description, and even the e-mails I send.. they are all very clear when they describe the location of the home as being seven blocks from the shops & bars of the highly transited areas in Palermo. For most people, being seven blocks away from this peak tourist area is ideal. Those who stay here are often searching for authentic, and searching for 'tranquilo' :) Everyone is different. And this particular guest from Los Angeles seems to have perhaps had some expectations of a 100 year old home in a residential neighborhood of Buenos Aires that did not match with what others guests find enchanting.
