We echo other comments about location, supplies, etc. We loved the lanai and spent many hours there. The tall chairs let us see the ocean without the railing being in the way. And, we really appreciated the ocean sound that blocked us from hearing anything from neighbors.

We enjoyed our stay
This was our 5th time at Kona Reef and our first in this unit. We loved the view, loved watching the turtles in the tidal pools below the lanai and the unit’s location on the building. The trees courtyard inside the horseshoe of the A, B and C buildings helps keep things cool in the bedroom. Loved the lounge chairs on the lanai - a small, folding table between them would be great. The unit could use an update. The carpet is looking a little sad. The kitchen lacks the spices we’ve had in other units & a kitchen upgrade could bring in more storage (the kitchen in C13 would provide some inspiration for this).
All about location
Had a wonderful time on the Big Island the week before the Ironman Triathalon, stayed here at Kona Reef. Pros: 1- You can walk into town from here very easily which is good as parking can be troublesome. 2 - Very quiet. 3 - Updated though sparsely furnished kitchen. 4 - Under units parking, kept car out of sun/heat. 5 - Grills by the pool were awesome to use and spotless. Cons: 1 - AC was super loud and didn't really work so sleeping in 80F temps was challenging. That said, on the plus side, management replaced the old rusted out unit the night before we checked out. 2 - Updated kitchen but the rest of the unit is pretty tired (furniture, sheets, "entertainment centre", etc).
If you're planning on visiting a lot of coffee plantations as we did bring your own burr grinder as there isn't one (though wouldn't expect it), cheap Mr. Coffee machine was adequate. When going to Hawaii who's spending a ton of time in a get-what-you-pay-for unit near town? This is a clean, no bells-n-whistles unit that is good for two people. Make sure you book a dinner at Holuakoa Gardens, outstanding. Rebel Kitchen up the hill is also great for lunch!
Great location, beautiful view!
Location was great. Walking distance to Huggos/On The Rocks, Don's and downtown Kona. The place was clean and had everything we needed, even beach chairs. Communication was wonderful as we booked the day of our arrival. The view from the lani is awesome. Though the AC wasn't central air but a wall input, it was more than enough, and I'm extremely picky when it comes to AC...extremely. Plenty of parking. Check in/out was a breeze. I would definitely stay here again. Highly recommended.
Great condo for 2, right on the oceanfront, great location for downtown Kailua-Kona
The condo is located at Kona Reef condominium complex (may show up on Google Maps as "Castle Kona Reef", "Kona Reef Resort", "Raintree Kona Reef", "Kona Reef Condos" - it's all the same complex). This is within short walking distance to the Royal Kona Resort (a big hotel tower with a nice beach bar and restaurant, and one of the better luau shows) and the restaurants and bars of Kailua Town. There is easy free parking, and a small sandy beach area right next door (rare for the otherwise rocky coast of Kailua-Kona area) .
The condo - A16 - is quite nice for 2 people. There's a bedroom in the back, although that bed is pretty hard, and we ended up sleeping on the fold-out sofa in the living room, which was more comfortable and nice for seeing and hearing the ocean as you wake up and go to sleep.
Kitchen is nice and updated, there's a dishwasher, fridge, microwave, range, and drip coffeemaker. You can buy 100% Kona Coffee bags at the front desk, filters are provided. The office also rents beach and snorkel gear for cheap. Ample dishware, glassware, and silverware, so you don't need to use paper plates or disposable cups. There's a stacked washer / dryer in the unit (with a single load box of Tide for free), and an included stack of beach towels (yellow striped) and bath towels (all white).
Air conditioning keeps the condo very nice and cool, especially as it was quite humid and warm during our visit in May.
The view from the lanai (deck) is awesome. If you're looking for "oceanfront" this is it. This isn't a tricky angle or "partial ocean", it's 100% straight on the ocean. There's a small lawn immediately below that leads down to lava rocks and crashing waves with some small tidepools (you will see turtles basking in the surf here! Just remember that its' illegal to touch or disturb them). The lanai is shaded during the morning hours, it gets direct sun in the afternoon, but there's a pulldown shade if you'd like. You're on the second floor, so it's elevated and slightly more private (first floor units are on ground level and can be accessed and seen in by the front lawn over a low wall). People on the lawn and rocks could still see into the 2nd floor windows of this condo though, so if you need total privacy be sure to close the sheer or blackout curtains.
Owners Ken and Dia were helpful (they are not on-site). Be careful and clear when booking through VRBO, we had serious payment issues (VRBO's fault) that were frustrating but resolved.
