One of only 8 Strand-front cottages in this complex of 550 units AND 1 OF ONLY 4 UNITS IN THE COMPLEX ON THE VASTLY SUPERIOR 2nd STORY UNITS IN FRONT OF STRAND. From the 2nd/top floor you have a much better view AND you are not at eye level while enjoying a glass of wine with every person walking by on the Strand. You have all of the people-watching benefits and none of the drawbacks! Conveniently close to beach showers to wash that sand off your self and beach toys!

Welcome to Villa Mia your home-away-from home at the beach. This is a comfy and homey 2nd story "cottage" unit (walk up stairs to 2nd level with a landing half way). Villa Mia at North Coast Village (unit A 20) an oasis, directly at the corner of the Strand and Breakwater Way (Google it to get a "feel" for the location). Being on the 2nd story lets you be at the heart of the beach action and people watch until your hearts content! Let the pounding of the surf lull you to sleep.

Please note, as this unit is on the second floor and it is a "cottage" unit, there are stairs to climb to get to the unit as well as a couple of up and down transitions from the parking garage. There is no elevator. Our other two units both have elevator access.

We also own and manage 2 other North Coast Village units: (Villa Jena), and (Villa Sophia).



Villa Lucia ( 2 bedroom quintessential California Beach cottage and Villa Serena (, a 1 bedroom Guest House in Oceanside, both with private yards/outdoor spaces/patios, garage parking, private BBQ's and only a 7 minute walk to one of the best beaches in Southern California! Bring your bikes, stand up paddle boards, surf boards, etc.!

We have owned and managed many rental units in Southern California including 4 in North Coast Village! Villa Mia, named after my eldest daughter, is one of our favorites!

Why David Keshavjee chose Townsite

You cant get much closer to the beach! If you like to people watch (but not be too close-as with the ground floor units), then this is your condo. The Strand is Oceanside's equivalent of a boardwalk that accommodates both pedestrian and vehicular (one-way only) traffic. In the summer it can be packed with people walking, cruising in their cars or on 4-person surrey-top rental bikes or it can be relatively empty as the sun goes down and the beach crowds go home. In the off-season it is traveled much less frequently, mostly by the occasional vehicular tourist and the locals who live along the Strand. MAINLY, THOUGH, THE VIEWS OF THE BEACH AND THE PIER ARE UNPARALLELED!

Our Dream Vacation on the Strand

This was our 3rd visit from Colorado in 8 years to North Coast Village with our two sons. We have always loved the beautiful court yards and ocean views from afar, but we have always wanted to stay in one of the front, ocean facing units. Since this may be our last trip to NCV with our now 17 and 15 year olds, we arranged to stay in David's incredible condo right on the beach. And we were not disappointed. It was everything we hoped it would be.

This unit is on the second and top floor, so no"noise above you. It is inches from the strand and we ate most of our meals on the balcony watching waves, surfers and people activity such as the Thanksgiving Turkey Trot. It's also not part of the main building so you have your own outside entrance- no corridors!

The kitchen is the star of the show in David's unit. White quartz counter tops, large center island, farm sink and beautiful wood tone cabinets and pantry add up to a gorgeous area to prepare food. I really cannot think of a single thing that it lacked. The master bedroom is HUGE and both bedrooms have thick, wool carpets that really feel wonderful on your tired, beach sand-punished feet (the rest of the unit is tiled). The master has plenty of storage space and a large closet as well as a sizable flat screen TV. Now, be aware that the second bedroom does have a queen and not two twins. Our oldest son took the bedroom and our 15 year old used the pull-out in the family room.

The family room has 3 comfortable sofas and the dining table seats 6. Yes this is a very large condo and is perfect for a family. It was also nice to have two separate bathrooms. Who wants to share with two teen-age boys? NOT Mom!

We spent every day of the week on the beach in front of the condo. We were here the week of Thanksgiving and the temps were between 78 and 85 degrees all week long! The water is pretty cold- between 58 and 60 degrees. So we rented wet-suits at Asylum Surf shop up by the pier. Those are the nicest guys on the planet, by the way. We also rented some high quality body boards at Asylum. That made all the difference in the world and we played all day in the water.

Our 7 day vacation seemed like 2 days, it went by so quick. But we got plenty of family time, relieved much stress, gained needed rest, shared a lot of laughter and have memories that will last a life time.

Perfect location

The condo was fully equipped and you could not ask for a better location. About halfway between the pier and the marina, walking distance to both plus walking distance to the train station if you want to head in to San Diego. Very nice location. We would stay here again for sure!

Very nice

Great location, great service when needed, and the beach right across from the unit! What more can I say!!!! The unit was clean and ready for us to use. We had a small problem in the master bathroom which was taken care of right away when I contacted the owner! It was a little tricky getting in but the owners were 100% available to walk us through the process. Thank you

Perfect location!

This condo is right on the beach at the quieter end of the strand! The condo complex is perfectly kept and was, in fact, all decorated with outdoor lights for the holiday season. We loved Oceanside!

The condo had great beachy decor and a kitchen that was particularly well stocked. The condo is older and a little worse for wear, but the owner was responsive concerning issues that needed addressing.

Owner's Response: We listened to your comments and, as of February 2018, condo has been completely repainted, new window coverings (blackout curtains-no more verticals!), new sleeper sofa, new accent chairs, new furniture in both bedrooms, new Alexa voice controlled smart tv in living room, new lighting throughout, etc..

Fantastic location, great price, and beautifully decorated!

Our family of 6 loved this place. We have rented quite a few “beach condos” over the years and this was our favorite. It was clean, right on the beach, and had plenty of chairs, umbrellas, and boogie boards. Beds were comfortable. Kids loved being at the beach during the day and the pool/hot tub at night. Tiny complaints: trash pick up during weekdays (Friday especially) is very loud and comes like every hour. But we just laughed about it. Also master shower knobs are difficult to adjust and make the water temp just right. All in all, we absolutely loved it and will definitely come back again!!
