Almost 4 stars....

Unfortunately, I can't give this condo a 5 (or even a solid 4) star rating....but I would say it's probably a 3.5-3.75 star property. The reviews that were posted when I booked this property were favorable, but about a week before our trip, I read some of the newer reviews (posted from this summer's travelers), and they mentioned that the condo smelled as if someone had once smoked in it. We found this to be true....there was definitely a smokey/musty smell when we arrived. We bought some Fabreeze and a plug-in air freshener to mask the odor, but it was still there. The carpet looked very worn and needed a good cleaning, as did the couch. I feel like using the words "renovated" and "updated" to advertise this condo is a bit misleading. The kitchen is very nice, and the bathrooms were decent, but the furniture and linens weren't great (the sheets didn't really even fit the bed correctly, but that might just be the cleaning company). There were positives, though. The location is great -- the patio faces the fountain, and it's beautiful to sit and watch during the day or in the evening. The complex itself is great -- we have stayed in Courtside for 4 years now, and we love it. It's a quick walk to the beach, and a short bike-ride to Coligny Plaza (and the Bi-Lo grocery store is nearby, too!).

The management company for this property isn't the easiest to work with, compared to some of the others we have dealt with. There isn't an option to "check-in" early, so you have to grab the key after 4pm. All the other places have at least allowed us to grab our check-in info earlier. Plus, I had to email them the week of arrival in order to get our check-in procedure information -- they didn't reach out to me with it until I inquired. It was a little dodgy and worrisome. And most places that we've had in the complex have keypad locks so there are no physical keys.....that update would be very convenient and it would take away the need to drop off keys the morning we're trying to get off the island!

Owner's Response: Thank you for staying with us. We have housekeeping go thru and an inspector go thru and no one has ever told us it smelled like smoke. We do not allow anyone to smoke in the condos. Before you checked in, we had just had housekeeping in the condo an hour before your arrival. They would have called immediately had someone smoked in the condo. Even You, the guest also did not call us when you checked in, we would have sent housekeeping back immediately anytime anything needs to be cleaned. This does not do any good to mention these issues after you leave. Guest satisfaction is number one, but we cannot do anything to help you after you leave. Yes, check in with our company is after 4 PM per our check in letter that you received, so not sure why that was a surprise, we even mention this on VRBO too. Even the companies with combo locks with other companies don't let you check in until 4 PM. We have to have it cleaned and inspected. The locks you are mentioning cost $800 to buy and install and $200 per year to maintain. This owner decided not to go that route. Normal keys only cost $1. In order to help, we are having the carpets cleaned, furniture cleaned and have changed the air filter to keep the condo smelling good. But everyone else has given this condo a four or five stars. Our check in is only 200 yards off the main road that you leave on taking the cross Island bridge from this condo. We are VERY convenient to check in and out. I am sorry you did not have a great vacation. But this is a great condo and a great location worth 5 Stars!!

Great Location!

I've been visiting Hilton Head for over 20 years and am quite familiar with the island. We chose this property because of the great location.

The good stuff: It's only about a 4-5 minute walk to the beach and about 8 minutes to Coligny. The price was excellent for the location and square footage. The check in process was a breeze. The grounds upon arrival were great. The kitchen is very well stocked with pots/pans/utensils/etc. Both bedrooms were spacious with ample storage for clothes. Hot water heater kept up with three people taking showers in a row. Listening to the frogs and cicadas at night was absolutely perfect! Having beach chairs and an umbrella with the unit was great. The large dining room table was a great thing to have for large meals and night time board games.

The drawbacks: Check in is at 4pm and we checked in around 4:15. When we arrived at the unit at 4:30pm the cleaning crew was still there. Not a big deal for us, we get it that they have a TON of units to clean on Saturdays. The biggest drawback was the initial smell of the unit. It's very evident that people had smoked in the unit. We bought Febreeze and tried to minimize the odor and that was good enough for us. The shower rods are cheap - one of them fell while we were there. The master bathroom is small - the door when open is right in front of the toilet and blocking the shower so it's a bit of a tetris maneuver to get in the bathroom and shut the door so you can get in the shower. Also, there was a small water leak in the master bathroom ceiling from the unit above us. Finally, there were no trash bags.

All in all, the drawbacks definitely aren't enough to keep us from staying here again. I think if the carpet gets replaced so the cigarette smell leaves, it will be a fantastic place. As with any VRBO rental, try to leave something behind for the next people. We left a roll of trash bags, some laundry detergent, and a skim board for the beach.

82 Courtside

This property was great!! The privacy, pool right out the back door and awesome tennis courts. This side of the island has everything..... food, shopping, night life! The only reason I didn't give a 5 is because of the walk to the beach and when we tried to let my mother and baby off with the car, we were told "no trespassing or Parking" after trying to explain we only pulled in to drop them off because of the walk, the security just repeated that if we weren't guest then we couldn't have car there.

Overall a good trip - a couple minor changes would make it 5 stars

The bed was comfortable, and the bathrooms were nicely updated. The sectional couch was super comfortable, and the living/dining/kitchen area felt spacious. Was great since we had family come over for dinner a couple nights. The pool and fountain area were very nice. We have stayed at a lot of VRBOs, so I think it's worth listing some of the concerns.

1) we never received check in information. We called and left a message, and we finally got a hold of someone who gave us an address to go to. We went there, and it was locked. When we called back - they told us we had to come between 4 and 6 (never mentioned in previous call). The whole process was concerning since we had already paid but received no information, and we weren't even sure if the address was of a legit company or if we had just been scammed.

2) The dryer is unsafe. It continues running even if the door is open. Needs to be repaired.

3) The showers are super nice but the rods are super cheap. They fell twice on my daughter's head. We ended up just taking the one down, and the curtain doesn't slide on it, and in one bathroom the plastic curtain was torn. Just feels cheap after a nice upgrade was done.

4) I loved how the unit came with beach chairs and boogie boards! I would like to see the info updated to say what it does include. Every other VRBO we have stayed at on the beach has had beach towels. This unit didn't have any. This was only funny to us since they had a year's worth supply of ketchup and mustard, but no beach towels ;)

5) The light in the second bathroom is not working. If you hold the light switch at just the right angle it will come on, but as soon as you let go, it goes off.

6) Not sure that the owner has much say or coordination with other property owners, but the unit next to us was under construction which the banging was sometimes challenging during naptimes. Would have been nice to know that was happening the week we were there or had an option for a reduced rate to put up with it. The banging competed with the people in the unit above us who were very loud. It was like a heard of elephants ;)

All-in-all a good trip. Probably a good value for the money based on the time of year we went. Was farther from the beach than we hoped, but we survived! We were at the beach after all ;) I gave it a four because the home allowed us to make great memories, but a few minor changes would make it a five star place.
