If you've always wanted a relaxing and beautiful oceanfront villa, this villa is for you. Upon entering the large iron gates, you will find the villa nestled among mature coconut palm trees on a semi-private sandy beach and turquoise bay protected by coral breakers. Fronted by a stone courtyard, you will be impressed by the ultimate in 21st century state-of-the-art luxury and comfort. Finely detailed architectural elements, beautiful flooring, chic designer appointments and finishes highlight the elegant, generously scaled interior. Disappearing sliding doors connect you to a stunning covered terrace surrounded by the pool and just steps from the beach.
At the beach, you can enjoy the cool Caribbean breezes and starlit skies or a full moon. South Akumal bay is perfect for kayaking as well as snorkeling. Akumal is known as the place of the turtle (in Mayan) and turtles often lay their eggs on the beaches in South Akumal. Beyond the villa, there are multiple ways to enjoy Akumal such as snorkeling with turtles, scuba diving, fishing or spending a day at one of three Eco-Parks within 20 minutes. There are plenty of great restaurants and shopping in Akumal, Tulum or Playa del Carmen which is only 25 minutes away, yet comfortably removed.

Ah Villa is the second home that the owners built in South Akumal in 1994. Ah Villa was built and designed by one of the Riviera Maya's most popular architects.

This property is excellent for guests who love the feeling of outdoor living. Enjoy the breezes off the Caribbean Sea with the doors or while sitting on the outdoor terrance enjoying the pool that surrounds the terrace on three sides.

Off the beaten path! BE AWARE.
Wished we would have known beforehand how "off the beaten path" it was. The first 2 days were spent trying to find transportation to and from other places. GOT No response from the management. It's not easy to get a taxi.
You really need to have a driver at your disposal if you intend to go outside of South Akumal!! Once we figured out that taxiing out of South Akumal wasn't really feasible, we found the name of 2 great drivers and were able to set the time of pick up and also return trips. You can walk on the beach/rocks into Akumal, but need to have good shoes. AT LEAST 25 MIN. This wasn't clear before we booked this villa.
Our biggest complaint was that at this price point, we really expected luxurious bedding, mattresses and towels. This was not the case. The towels were thread bare, the beds were fit with mattress pads that are typically used in nursing homes, and the bedding itself was very dated. This was highly disappointing.
The staff was just "ok". We didn't feel pampered. It took a lot of effort to get either of them to even give us any attention. Hot tub was never hot, as an example. They expected us to speak Spanish. (My husband speaks fluently and they would only speak to him. )
We asked for dinner and breakfast and both were adequate, however it didn't seem like it was something they wanted to do. We felt like we were in their home and invading their space. This was strange to us, as normally, it's the opposite.
Because we have stayed at many homes in the area, we can say that we won't be back to Ah Villa. This was not what we were expecting and hoped for our Spring break.
*The sea weed out front was another frustration as we couldn't access the ocean as the website indicates.
We all wished we would have booked a different Villa.
Incredible property and holiday!
We just returned home from our holiday in Akumal at this wonderful Ah Villa. First let me say that the people who live in a casita at the back of the property are the most wonderful, helpful, friendly people, we loved Anna and Chino. My husband took Chino fishing and they caught two Barracuda which Chino made into the most delicious ceviche ever. Our rooms were attended to every morning and the meals they prepared for us were delicious! The bedrooms were wonderful, full ocean view with lovely balconies. The fourth bedroom does not have the same view. It has a very small balcony with a slight view down the side of the house of the water. You get to that room by going around the outside of the house up a set of stairs to its own locked room. This is good for a couple or someone who wants to be a little separated from the rest of the group. The outside gathering space was fantastic. This is basically where we spent most of our time. We never went in the inside living room, although it was beautiful too. My only suggestion of the whole stay would be, that the bedding could be made a little more luxurious as is the rest of the house. I found the bed in the master bedroom very comfortable, reports from the other couples said one of the other beds was a little hard, and the other one a little soft, so there is something for everyone.
The beach was great. Definitely rocky so you do need water shoes. There are lots of chairs and kayaks and a paddle board to use. There is a bit of sea grass on the beach but there is someone there everyday to remove it. The pool and the hot tub were awesome. The hot tub is turned on prior to you using it, so it needs time to heat up. We walked to the small town of Akumal a few times which took 25 minutes along the beach. It's an easy walk, some of it is rocky, so watch your step. Overall we loved our stay and this wonderful villa and would definitely go back. It was a very easy and relaxing holiday.
Exceeded expectations !
Though the pictures are beautiful, Ah Villa is even more spectacular upon arrival. The house is spacious and gorgeous. The pool and beach are inviting and serene. Anita and Chino were incredibly kind and helpful.
We enjoyed sunning and snorkeling, and visiting Akumal and Tulum. Thanks for a great trip!
Villa is located in the heart of the Mayan Riviera with white sandy beaches, friendly locals that are always wanting to help with your stay in Akumal and the surrounding area. Xcaret and Xel Ha are both within short driving distance and a 27 hole championship golf course is located just across the main Highway 307
