This beautiful Home features 4 bedrooms (all queens), 4 full baths, 1 fold out futon, 2 sofas large enough to sleep on, huge sectional that will sleep 2, 2 love seats. plus 1 roll away bed. Zoned Heating and Air Conditioning. Has a complete 2nd kitchen downstairs. Huge new covered and screened deck off of the kitchen, outdoor gas log fireplace, plus 60" Flat screen, new sofa, new slider/swivel/recliners, coffee table and more. We have a Gas Grill, Corn Hole Boards, Rocking Chairs, Piano, Lower level patio, and covered Carport/Outdoor area. Large covered front porch also. 5 Flat Screens, including two at 60". Games include: The Brass Ring, Air Hockey, and Corn Hole. Home can be rented as a 3/3 without the Mother in Law Suite in the basement, but preference will go to renting the whole home. New mattresses, bedding, kitchen and appliances, very clean, jacuzzi tub in master, lots of parking (rare in Oxford). Comes equipped with case of water, 12 pack of beer, and a nice bottle of red wine. Be sure to also check out the 'Culpepper Local Guide' provided inside the house that is packed with menus, delivery restaurants and gives local insight into everything Oxford.

You can walk to: Magnolia Wine and Spirits - 0.3 miles, The Grove - 0.8 miles, The Square .05 miles, Newks and McAlisters - .03 miles, Kroger - 0.6 miles, Faulkner House 0.4 miles. We have one of the best locations in all of Oxford, all on a quite street with lots of parking and privacy.

About Joe or Kristi Culpepper

I'm Joe and she is Kristi. We've been happily married for 25 years and still live in the town that we both grew up in. We were High School Sweethearts and then went off to the same college one year apart. We follow the The New York Mets and our beloved Ole Miss Rebels. I like old cars and she likes new shoes. Here is a picture of us. Our primary home is in Franklin, NC (in the Great Smoky Mtns.) where we've owned a manufacturing business and a retail knife store. We have two beautiful daughters, Ashleigh and Brinkley who are are 25 and 22 respectively. Ashleigh is an Ole Miss alum (2015) and Brinkley is a Senior at Ole Miss. Our favorite things to do in Oxford are, Joe: Dinner at Lenora's, Live music at Proud Larry's, drinks at the Burgundy room, Saturdays at the Grove, Pizza at Soul Shine, and shopping at Hinton and Hinton. Kristi's favorites include: Dinner at the Ravine, breakfast at Big Bad Breakfast, drinks at Wine Bar, shopping on the square, the Mustard Seed & Sugar Magnolias. We both enjoy the back deck in Oxford over a nice bottle of Cabernet, which by the way is our preferred drink in the Grove as well. We own four other homes, some are larger, but this is the one that we choose to spend most of our free time at.

Why Joe or Kristi Culpepper chose Oxford

Our oldest daughter Ashleigh, was a track athlete and Broadcast Journalism major at Ole Miss. She was all but committed and on scholarship at Tennessee but after visiting Ole Miss, Tennessee was merely an afterthought. We didn't discourage her for choosing Ole Miss and Kristi and I fell in love with Oxford as well. We knew after only one visit, that we wanted to spend as much time in Oxford as possible and eventually retire to Oxford. We started looking at Real Estate on the first trip to Oxford. We finally found this perfect home and love to escape there as often as possible. The interior was already redone so in 2015 we did a complete makeover on the exterior. On nice days and nights, we prefer to walk to the Square (which you can do with a red solo cup in hand.)

What makes this house unique

We fell in love with our Oxford home because of its location. It is close to everything with easy access in and out. It also sits in the corner of a quiet street with lots of parking and a good bit of privacy for being in the middle of town. The back porch might be the best spot of all, great anytime of year. Plus it is screened in, even on the underside, so no bugs. We get a good breeze during the hotter months and the evenings are great nearly all year round. You can probably find a place that is less expensive for the weekend, but you lose the walking option. This is huge if you come on a busy weekend because traffic can get quite congested on Game weekends, move in week, graduation, and double decker weekends. Our feeling is that if you have to get in the car to go somewhere, what is the difference between 1 mile and 5 miles... you still have to get in the car. Here you can walk on level ground (no large hills) to shopping, dining, bars, and the Grove and Game. It really is the best feature. 2015 - New Master Bedroom, new Weber Grill, New dining room table and chairs, rugs and brand new hardwood on the lower floor. 2016 - complete exterior remodel and landscape, new covered back deck, new porch furnishings, new living room furnishings. Corn hole boards and bags are provided. There is a nice place off of the back deck on the side of the house to play. We also have a piano downstairs. You'll love this home.. Hotty Toddy!!!

Master features queen sized bed, new dressers, private bath, large closet, and night reading lights, flat screen TV, zone climate control. 2nd bedroom has a queen sleigh bed, two dressers, flat screen, closet and is attached to its own bath. 3rd bedroom is more formal and has a queen with leather head and foot board, large dresser, closet, mirror and uses hall bath. 4th bedroom has queen with new headboard, dresser, two lamps, privacy, lots of shelving and books and uses the bath off of the den. Also, we have a queen futon, rollaway single, four sofas large enough to sleep an adult and two love seats that can sleep a child.

We have four bedrooms featuring Queen beds. Additionally we have 4 full sized sofas, 1 full Fouton that can sleep 2, 1 rollaway (single) and 2 love seats.

Ole Miss v A&M Weekend

Great location for meeting up with family and friends. We had friends experiencing Oxford and The Grove for the first time. Easy walking distance to Square and campus. The owners are great to work with and we would definitely do this again! Highly recommend coming in a day early; visiting LB's Meat Market & taking advantage of the grill & screened porch!

Cal Fans at Ole Miss

Our son is a senior at Ole Miss and we love visiting Oxford from California. This year we brought some Cal football fans with us to show them what real tailgating looks like. The house was perfect. Walking distance to the Square. We truly enjoyed the new screened in porch at the back of the house. It was perfect for watching some late night west coast football after the Ole Miss game. The owners were very accommodating and we would definitely stay here again.

Perfect Ole Miss Weekend Getaway. Less than 1 mile to the Grove, .7 miles to campus, less than 1/2 mile to the Square. Easy flat walk to anything. Sardis Lake is only a 30 minute drive. Walk to museums, shopping, restaurants, bars and everything that is great about Oxford. Concerts, Sporting Events, Fifth Avenue style shopping, Gourmet Dining, Great Bars, and Local Favorites all await you in Oxford. Plus local museums, Rowan Oak, Proud Larrys, City Grocery, Boure, The Lyric, and so much more. Traffic is a breeze except on game days. Chances are you'll have to park farther away that this house is located.
