Homeowner will pay up to $200.00 per month ($6.60 per day) for electrical utility use. Any overage will become tenant's responsibility and be deducted

Great 3 Day Getaway
We have lived in Florida for 30 years but.needed a place before moving into our home Oct.1. We picked this little home for relaxation and it didn't let us down. Quiet, nice pool, grilled steaks and just relaxed. Robin was extremely nice, her home is clean, friendly and we'll stocked. The free Bree was a nice surprise. Thanks for a wonderful 3 days. Also our dogs loved the privacy fence around the back yard to run and play by the pool.
The house was clean, comfortable and met our needs perfectly. Everything you need is there. Very convenient location, close to shops, restaurants, and a short drive to the beach. Could use a few updates but nothing major. The bedroom TVs are smart TVs and do not have cable, you will have to use your own Netflix, Amazon or Hulu account. The owner states they will install Roku soon. This was not an issue for us as we didn’t really use the bedroom TVs. The gas grill needs to be replaced. The burner covers were pretty well rusted, we removed them and tried to use, but it didn’t cook properly. The pool was nice, unfortunately we didn’t get much use out of it due to the weather. Robin was a wonderful host and kept us in the loop of repairs being done during our stay and let us know the pool service was on vacation. She was very quick to respond to any questions we had. She also left us a bottle of champagne to celebrate our stay. We had a wonderful stay and would definitely recommend this home!

Thank you for your stay at The Pebble Off The Beach! I do hope you enjoyed the house. Patrick & I purchased the house about a year ago. We have a vision and dream list of improvements
and upgrades we would like to see through. We took stock of the list and we chose practicality over every other item on our list.
We replaced & upgraded the 17 year old heating & air system. As a bonus to upgrading the HVAC we are more energy efficient.
We also replaced the old solar panels and added a few more so the pool temperature would be more inviting.
We will continue with upgrading the house as the budget allows.
Property not clean, unsafe area. Owner stated I did not advise of pets.
Home was not clean. Dust on ceiling fans, pet hair from prior pets in washer & dryer. Pet hair from prior pets on floors. I had to clean the floors & the Swiffer was dirty. Obviously, floors were not washed. I have pictures of a/c vents that were dirty. I should have told her right away which was my fault. I didn't want to be difficult. A stray cat kept jumping the fence & hissing & bothering my pets. Instead of her saying, I am sorry to hear this, we will look into it. Thank you for bringing this to my attention, she said, "I have no control over stray cats". This is true, but I just wanted her to be aware. We were not fully able to use the yard with my pets because of this issue. That was the main reason we were staying here, because the yard was fully fenced in for our dogs. Which brings up the owner accusing me of not advising me of the pets. However, I did in e-mails and it is documented. She said I forgot to check a box about pets when I was booking. I don't recall even seeing a box for pets. If so, I would have checked it and if not, then I made a honest mistake. She is now refusing to return my deposit & could not even have the decency to speak to me like a professional about it. I tried to contact her 3 times about resolving this issue & she could not even have the courtesy to get back to me. Instead, I got only one text back stating "I am traveling and I will address your issue later". In which she never did. Just some advice - The area is also not very safe. My friend's cousins husband is a police officer for this area & said it is not safe. Just buyer beware! I have a sick father & had to leave & not extend my stay, which is why Robin was most likely upset. I never promised her I would stay longer. It was hit or miss. We were there staying at her home due to adoption of a child. I told her all of this. She was very nice during booking about this & said she would block off the extra week for this reason. This was agreed upon & that there would be no commitment on my part. She wanted me to advise during 1st week if I would be staying longer. I advised her on her 2nd message that I would not. We had adopted a newborn & barely had any sleep for days. We have stayed with pets at VRBO properties & other rentals for years. I have never been treated like this by an owner. We are always very clean and respectful of all properties we stay at. We followed all check-out procedures & advised her in writing of this. We left her home immaculate.

I agreed to work with you and help take some of the stress off of your plate and block off two weeks as babies have their own schedule. As a business person I explained to you that I would block the two additional weeks, but you had to communicate with me if your timeframe changed.
You checked in on Friday the 12th and I contacted you Saturday afternoon to check on you. I said to you, "Don’t hesitate contacting me if you have any issues". Your response was..."Everything is good"
On the 16th, I reached out to you to see what your status was and see if you would need the two weeks I blocked off by the Vactionrentals app. No response. I called your cell phone on the 17th and left a voice message with no response. I texted your cell phone and did not get a response. On the 18th, over 24 hours later, you communicated with me and told me you have to leave on Friday. After being there for seven days you tell me you have issues. Communication is important. Had you given me the opportunity and communicated early on, I would have happily worked to resolve them to your satisfaction.
We are pet friendly. We do require proof of vaccinations and flea medication applied before the pets stay. I never received verification of this. Upon inspection of the house we found
some damage. We were working with Vacationrentals to settle the damage with either the insurance policy or the security deposit. You called them and told them something about a pet deposit. Then filed complaints because you were upset about the security deposit. I have never had a unsatisfied guest to date. I pride myself on providing excellent customer service and communication to my guests. This reflects in my five star rating status from my previous guests.

We had a fantastic time! The home is beautiful, clean, and comfortable. Robin, the owner was great and we couldn’t have asked for more. Beds were comfortable, pool was perfect and we had every amenity we could have possibly wanted. We will definitely be back!
