Located ON Abbot Kinney Blvd (not “adjacent to” or “steps from”), our house is a spacious, comfy perch from which to explore Venice. Drenched in natural light and open to the cool breeze off the Pacific, you’ll feel like a local as you take to the two beach cruisers we’ve provided for you. The private front patio is perfect for grilling out, having a cocktail, or even sparking a little fire in the fire pit. Three big bedrooms make our house roomier than most, with a queen in the master and 2nd bedroom, and twin beds in the 3rd. Two bathrooms, one with a tub, a refinished kitchen and a spacious living room with exposed beam ceilings make this groovy, bright beach pad a total charmer for friends hitting the town or families wanting to kick up their heels.
Some wag just dubbed Abbot Kinney “The Coolest Street in America” (barf). I would say the street Danny Zuko grew up on is the coolest in America, but that’s just me (Rydell High from “Grease” is none other than Venice High School. Still looks the same! Check it out on Venice Blvd at Walgrove Ave). Our house is a five-minute walk from the explosion of shops, restaurants, coffee houses, pilates studios, vintage birdfeeders, fixed-gear, difficult-to-stop bicycles ridden by people in oxford shirts and skinny pants… A few of our Venice faves: Hal’s Bar & Grill. Been there forever. Get the spicy penne pasta. Abbot Kinney Pizza is good for a slice on the sesame seed crust. Best non-trendy sandwich in Venice: tuna with jalapeno from Winward Farms on the circle. They also make the freakin hugest quesadilla you’ve ever seen. Zinque at Abbot Kinney and Venice Blvd is a great spot for a drink. The French Market has the best breakfast in Venice: le cheval. The owner is 100% French; she doesn’t so much help you as she endures you. And you wouldn’t be in Venice if you didn’t have a hefeweizen at a picnic table and watch the clouds roll by at On the Waterfront Café at the north end of the boardwalk.
Venice is a special place, despite the recent hype about how hip it is. It’s complicated and simple at the same time, and it’s so small, the best way to see it is definitely on a bicycle. There’s the beach, Abbot Kinney, Main St, and you’re a quick car or bus ride to Santa Monica, Culver City, the Getty Center, LAX and more. Our cozy house couldn’t be more perfectly located for you to explore Venice and LA. Consider yourself invited!

About Kirk Zipfel
Like most Angelinos, my wife Kristy and I hail from somewhere else (East Coast and Midwest, respectively). But we have called Southern California home for more than 15 years, so we're almost locals (by the standards of locals). We have 3 children: a tween and two under 4. It's kind of like living in a circus.
Kirk Zipfel purchased this House in 2004
Why Kirk Zipfel chose Venice
Venice is one of the most unique places in LA. The surf, the beach, the culture, the food; it's all here. Venice is also more accessible by bike than by car. In car-crazy LA, that's truly something special. For us, there were no other options
What makes this House unique
The light makes this truly a special place. With the windows open and the ocean breeze drifting through, even checking your email from the couch will seem like a treat.

Nice place that made me fill more at home when away then I normally do
This was a nice place to stay in the LA area. Only a 15-20 minute walk to the ocean. It is about an hour to Disneyland. and plenty of stuff to do with about an hour drive. There were plenty of dishes and pots and pans to do cooking and not have to eat out all the time. There is no central air, but there is a portable air unit. When gets real warm, it might not be the best solution, that is what I deducted a star for. Washer and dryer are available for use and worked great. It is upstairs, so don't book if climbing stairs is an issue.
Perfect location. Quick drive to several places. Had everything we needed.
Great time sightseeing. It was chilly so not a lot of beach time but plenty of other things to do close by.
Definitely worth while staying!!!
We spent some wonderful days in the apartment at Abbot Kinney Drive. Being a family of 6, we had plenty of space with 3 beautiful lovely decorated bedrooms. We found everything what we were looking for in the kitchen. Technical problems were figured out immediately- Kirk was always there for us as he promised and reacted immediately. Fantastic! We definitely can recommend his hospitality. Many greetings from Germany!
My daughter and her family shared wonderful, quality time together since we were meeting from different locations and wanted to make every moment special! The home provided all the basic essentials from toiletries to kitchen seasonings. The location was ideal for being very close to the beach and boardwalk, in addition to enjoying sightseeing with Hollywood Tours, Universal Studios, and Santa Monica Pier close by. The rooms were spacious and the children's room was stalked with games and toys that my grandchildren loved! The only reason I didn't give it a five-star is because of the washer and dryer being located outside in a separate area, but otherwise I recommend this home wholeheartedly!
A great beach house with good space and everything you need.
Owners were helpful and the house was beautifully clean and tidy.
My party and I stayed at this property for few days and we had an exceptional experience. Very clean, comfortable and beautiful. Everything was easily accessible. I would absolutely recommend.
