About Katherine Rice
We bought this property about 10 yrs ago and lived in Colorado Springs and we enjoyed the beauty of this area. We moved out to Rapid City South Dakota. We wanted others to enjoy this beautiful area so were renting it out with VRBO.
Katherine Rice purchased this Cabin in 2005
Why Katherine Rice chose Florissant
This is a beautiful property on the top of the mountain with views of the Sangre de Cristo mountains and Pikes Peak. Close to a lot of 14000 foot mountains if you like to hike those. Very peaceful with no electric poles and wires, it is an off grid cabin so it runs on solar and generator power. Not far from Woodland Park with movie theaters and grocery stores and Cripple Creek with trains, gold mines and many attractions of the old west.
What makes this Cabin unique
The stars are amazing with the Milky Way right there. It is remote enough so there is very little light pollution and it has 4 acre's for privacy and lots of good hiking.

It was the perfect set up for the 11 of us, 5 being grandkids. Far enough "off grid" to feel like a
A couple of notes. The can opener doesn't work. The front large lower window , second from the fireplace leaks rather significantly in hard rain. Which we had every afternoon (during naps) so no complaints. :) The "icebox" is small on freezer space- highly recommend the additional appliance for a large family or more than 3-4 days. Not sure why they aren't switched to the other way around. WE had a fantastic day on 11 Mile Lake. Good fishing (NO swimming) but would be a good sales piece to add to your rental info. Visited the wolf Center 40 minutes away too. Good for kids 8 & older :) .This property was perfect for our grandkids. Charades and "dance shows" downstairs will be as memorable as the scenery.
Quiet get away that is not near any touristic crowds.
The cabin is located several miles off a paved road but the roads are not bad to travel.
The cabin was big and roomy for the 7 of us that stayed. The ping pong table and pool table were a nice way to pass some time.
The "video library" only contains a few DVDs. The wall-projector in the basement only works if you take the DVD player from upstairs and hook it up.
We had trouble with the water turning off in the middle of a bath / shower in the upstairs bathroom. This may have to do with being in a drought situation ??
It never happened on the main floor but occurred 4-5 times on the upper level to 3 separate people. I notified the owner and he was very kind and easy to reach. Not exactly sure why this occurred.
I think the main complaint I had about this cabin is that it is VERY hot upstairs. There are no curtains to pull shut on the upper windows and the cabin heats up during the day. The ceiling fan doesn't work and one of the window fans in the upstairs bedrooms did not work properly. The cabin only contained a small fan and a small water cooler fan in addition to the window fans for the entire 3 story cabin. Luckly, we brought several of our own fans.
I have been to many cabins in Colorado and they ALL heat up in the afternoon hours, but the vaulted ceilings and large windows really increase the heat in this cabin. Many windows have torn or absent screens which makes venting difficult. We were fortunate to have two cool/cloudy afternoons which helped. Late nights do cool off.
The cabin's kitchen is very well stocked (except for a can opener that didn't work).
In general the cabin is clean, but the upstairs carpets are badly stained and there are some broken tiles in the basement floor.
Living off the grid is a new thing for most people. We tried very hard to minimize electricity use, stagger showers to conserve on hot water, and follow the recommendations given prior to arrival to reduce strain on the batteries / solar system.
I DO NOT feel our stay was comprimised in any way by this system.
Although I have mentioned a couple negative things above, I have to say our stay was VERY GOOD. I'm just trying to give an honest review of our experience.
The cabin is truly beautiful and in a peaceful setting.
A few more fans and something to cover the higher windows during the day is about all I could add to make our stay a little more comfortable.
We would definitely stay here again.
Wonderful, would certainly book again.
The house is so much bigger than we expected. Beautiful, practical, and a well furnished kitchen. A bit of a drive, but worth the views and privacy. So much room, so many beds! The well holding tank had a bit of trouble keeping up, but spacing showers and laundry helped for the most part. Gorgeous area, friendly neighbors, and the spacious cabin would certainly bring us back! Amazing stay.
Perfect fit for our family of 12
The Rice house was a perfect fit for our family of 12! There was plenty of room for everyone to have their own bed and everyone was comfortable the entire week. Katherine was very quick to respond to a couple of things we had come up. She even bought a conventional coffee pot for the house as requested prior to our arrival.
The property is beautiful with a great view of Pikes Peak. The land behind the house was perfect for exploring.
I had concerns beforehand about the ice box size as I had read other reviews stating that it was small. It was plenty of space for us. We just planned accordingly and only stocked up a couple of days at a time which was not a big deal since we ventured out everyday.
The house being off the grid was an initial concern as well, but it was no problem at all.
With having such a large group, we did run out of wash clothes after our first night. To keep from washing everyday, we picked up some inexpensive wash clothes and left them at the house.
Only suggestions is to stock better pots and pans and a new can opener. The can opener was broken when we arrived. We were going to pick one up, but forgot.
Our first trip to Colorado was absolutely wonderful! Thank you Katherine for sharing your home with us!
Plenty of space, great views and seclusion, but needs a lot of updates
We had a great time at the Rice house with our large group of family. There is plenty of sleeping and living space and wonderful views from the house. It runs on well water which we were told beforehand, but it can be tricky with large groups as you can’t run the shower and any faucet at the same time, and the shower water shuts off every 2min. The only big disappointment was the game room. It was advertised in the property description and it was a big reason for us choosing to rent. However, not a single game in the game room was usable as it was either destroyed or missing crucial equipment. The pool table felt is ripping and there is only 1 quazi-functional pool stick (and a collection of broken, unusable sticks for some reason). All the paddles on the ping pong table were destroyed or broken, and the net lacked all the proper pieces to secure it. The foosball table was completely destroyed as the “field” was caved in at the center. The air hockey table didn’t have a puck or a functional paddle. And as a heads up, the “movie room” projector only had the proper adapter for a PC. All of this was a huge letdown, as we had a big group that was all looking forward to having that room as a space to relax, unwind, and play some games, but we were unable to use anything in that room. All things considered, we still had a nice time but would likely not rent again without the game room being restored to working order.
Thank you for informing us of some issues. It does sound like the previous guests were "hard" on the game equipment. We do have extra pool cues, table tennis paddles and other items in the locked utility room. We encourage guests to call us during their stay if there are problems so we can get the caretakers there to help them with their needs.
The symptoms you describe with the water means the well was pumped dry. This can be avoided by staggering shower times, i.e. some taking showers at night and some in the morning. Mountain wells typically have modest capability but with a little planning there is adequate supply. Thank you for the information and we will take necessary steps to restore the game room.
Loved this place
Loved this place. We had our family Christmas vacation and we all had a great time away from the city. Would definitely come back
This property is off grid and runs on solar and battery power with a pro-pane generator. Have to be careful with the electronics not to over load the system.
