Overlook is a custom built house on Sampson's Pond. One of the few great ponds in Massachusetts that offers fresh water swimming, kayaking, fishing, boating. Open concept living with custom features. Wide plank flooring, Paneling and ceiling are from trees harvested from the property and milled on site. Central AC , TV's are in both bedrooms and great room and have a great line up of channels. WIFI. Washer and Dryer. Screened in Porch that is fantastic for meals, work or reading. Outdoor shower.

Amazing & Relaxing Lake House!
The house was beautiful (and that is an understatement!). Amazing view! The kitchen is awesome! The owner was very responsive to questions before we arrived and very kind and thoughtful to leave us some items to make it through breakfast the next day so we wouldn't need to run out to the store on the day of arrival. Everything was great. The view was fantastic! Such a peaceful, serene and relaxing place. It felt very private. I hope we will be able to visit again. It was a wonderful time for our family! :-)
I enjoyed hosting and corresponding with Kathy and her family. it felt seamless, easy and fluid, just delightful.

A quiet and beautiful place to rest on a lake
I was looking for a peaceful place to rest after taking care of my parents and I found it. The house has been carefully designed with amenities and comfort amidst a quiet family neighborhood. The lake was a calming presence, a good place for a canoe. The swimming is for those, like me, who appreciate a natural lake with reeds. There is a public beach on the south end, with a lifeguard on the lake, suitable for families. And there were lovely sunsets. The neighborhood is quiet, family oriented, with early morning kayaking; a good place for reading, writing, knitting. I look forward to another serene visit.

Beautiful setting but renter beware
Overall, the lake house was gorgeous, super clean, stocked with all essentials, and setting was lovely - but the owner is paranoid about potential damage done to her house, berated me in front of guests, can and will come and go as she pleases, verbalized that the very close neighbors were taking a head count and security cameras were watching at all times and ruined the vibe at the house- my out of state guests felt uncomfortable we had to find public places to visit with them due to the strict no gathering policy and never really got to enjoy the lake house to it’s fullest potential due to constant fears of uncomfortable encounters with the owner.
Guest rented with a expectation to entertain large groups of people, sleep more people, and erected a pop up camper with disregard to the maximum occupancy that is listed on the HomeAway website, rental agreement/contract, and verbal conversations. The ongoing infringement to maximum occupancy resulted in follow up correspondence, conversations and enabling outside property cameras.
Amazing hospitality and views
Apologies for the lateness in this review. Its been a few months but my family is still talking about this property. We have rented homes before but this was the first time my family and I felt a property was just like home. First, MaryLou, the homeowner, was so pleasant and thoughtful. She greeted us upon arrival, showed us around the home and made sure we had everything we would need. She provided a book which contained some history, recommendations, etc. She even picked up some sand toys for my kid and a bottle of wine for the adults. When we had questions, we had no problems calling or texting her.
Second,...the home...It was immaculate. With a young child, I was prepared to wipe down everything. But it was not necessary. The kitchen was well stocked with pantry items, glasses, dishes, pots and pans and appliances. We cooked most of the nights we were there. The beds were lush and cozy and the bathrooms (especially the master with radient heating floors) were roomy and comfortable. MaryLou had set up the heating and AC settings according to the weather, which we would not have thought about. Temperature-wise, we were comfortable without having to think about any adjustments.
Third, the views....every night the moon brightly lit over the water.
We only wish we had more time to enjoy the water, enclosed patio and deck. We could not have asked for a better host and home. My family hopes to return. Thank you again Mary Lou.
It was a pleasure hosting Nancy and her family. Not only were they conscientious and pleasant regarding communications but were respectful to the house and house rules. On their departure, the house was left in immaculate condition. I could not ask for anything more. Guests like Nancy make renting our property a joy.
