About the property

Main Floor Queen Room Suite with a 3/4 bath.

This is a very spacious queen suite located in a turn-of-century three story Victorian building. Step back into time and stay in this great Inn with character and style. Access to our common area kitchen is just down the hall, in case you want to eat in one night. Free off street parking is provided on the west side of the building. Located on the main floor, you can escape to a relaxing porch or the yard/BBQ area. Restaurants, shopping and nightlife is located only 3 minutes away by foot, One block to the back is a 40 mile trail park for biking, running or walking. The nightly rate includes all fees, taxes, cleaning, internet and private off street parking. Our Inn is adult only (18+). Our Inn does have a secluded 420 friendly lounge on the third floor, for those that choose to visit Colorado to enjoy their legal cannabis. All other areas of the building are smoke free. We believe in a happy, healthy and respectful environment for all.

This was a great project to renovate a beautiful turn-of-the century Victorian. We knew that the location just step from downtown, would be ideal for vacationers.

Best in the Springs

We enjoyed our stay in the Graham Suite. It's perfect for two and comparable to the average hotel room in size. Great shower! Very comfy queen bed. Small refrigerator and coffee machine with coffee provided. Andrew and Jackie were wonderful to interact with, we will stay again!

Stayed in Graham Suite

The price was great.We were there for 6 nights. However, closer to the end of our stay, i began to realize why full service hotels are so expensive. Starting from the beginning, checking in was a little confusing. There was no one around, so we were standing in the hallway with no one around to inform us that we just go straight to our room. The room was nice and cool when we walked in with fresh sheets and a few toiletries in the bathroom. I think that the room could have been cleaned better. It looked like it was spot cleaned only, as there was large collections of dust throughout the heater, under the bed, and in tight corners. There was even an extra blanket on the chair so we didn't have to bother anyone for extras. After dropping our stuff off, we were able to go just around the corner and be downtown. Everything is within walking distance. The drawback from being downtown is that everyone will park in front of the house even if they aren't currently staying there. There were many times we had to pay for parking during the day just to come back and shower. The cannabis cove was a major plus. We met a few cool people, but made the mistake of not exchanging info. It was a little creepy going up the stairs at night, but it was nice having a place that smoking was allowed. The cannabis cove was a lot cleaner than i anticipated. Be sure that you ask what the front door code is upon arrival. We were standing outside of the door knocking for 15 minutes because we were locked out. Andrew was quick to respond and sent someone down to help us. The only reason why i couldn't give a full 5 stars is because of the heater. The heater either made the room too hot, or didn't come on when needed. When the heater did kick on, it would make this terribly annoying clacking noise, followed by a hissing noise. Other guests complained of this noise too. There was one night where i reported the internet being out to the housekeeper at 6pm and Andrew was not informed until nearly 10pm, so we sat without the heater on all night on a 38 degree night. He kindly comped us for the night. He was also nice enough to let us stay for a really late checkout at 4pm. I do wish he had someone on site that was a bit more responsive to issues and texts, as i felt like i bothered him the whole time we were there with minor problems. Overall, when in Springs again, I would stay again, but just not for that amount of time again.

Amazing stay

Such a beautiful place and home. Very comfy. Ten minutes from anywhere you would want to go. Just a block from downtown. Meeting the other guests is a great experience. We will not stay anywhere else, and we will be back.

I had a wonderful time! The property is well situated and I enjoyed the surrounding town.

I had a very enjoyable experience. Unfortunately two days after I arrived I got sick and spent 4 days in my rented room in bed drinking tea, orange juice and taking Advil whenever it was safe to do so! After the weekend I felt better and my last week from the 16th thru the 22nd, I toured several places and took the Cog Railway up Pike's Peak - an excursion I will take again! It was extremely enjoyable and educational.

I have two comments about my room. First, the radiator type heater was new to me! I had absolutely no idea how to run it or make it heat the room! I think it would be helpful to include a one page letter on both how to operate the heater and what to expect from it when heating the room. I was never cold in my room, but there were several times I was chilly. Also there were several times when the heater would come on during the day and I would have to turn it down, because it was getting warm. On at least 3 occasions the heater totally stopped around 6pm and didn't start up again until after 11pm or 12am! The pipe with the foil around it was actually cold at these times! Basically as the temperature dropped outside, the heater seemed to stop working and the room got colder. I usually solved this issue by getting in bed under the covers to warm up. Again this did not ruin my experience, it just made it more like camping.

The second comment is how the bed in the Graham Suite is set up next to the window with the air conditioner in it. When an AC unit is installed in a window, it is extremely difficult to seal the window. On several occasions, I noticed a breeze coming in the window on my head / face even while the heater seemed to be trying to heat the room. I am not sure what can be done about this but trying to seal the window with the AC unit would have been helpful. With the breeze on my head, I am wondering if that helped make me sick.

The home and kitchen set up were great! I truly enjoyed Colorado Springs and would recommend this property to anyone looking to experience something other than a hotel while visiting the Springs. Again thank you for the opportunity.
