Shady fenced yard with patio. And best of all: off-street parking so you don't have to hunt for a space.

We've lived in Boulder since 1982. Spruce Roost was our first home. We loved the neighborhood and being so close to downtown, and we'd love to share our experience with you.

Why did we buy this house? Just take a walk through it and you'll see why. It is a lovely Victorian remodeled to let in wonderful light. It is a 'character house.' No Jacuzzis here, just a wonderful cast iron claw foot tub that may well be original, exposed beams, and real plaster walls. The skylights and vaulted ceiling give it an up-to-date feel that blends the best of the past and present.

What makes this house unique

It's a unique house in a wonderful location. Victorian charm, modern amenities, and a block off Pearl Street. Experience Boulder at its best!

quaint quiet and functional

The charm of this historic cottage with close proximity to downtown suited our visit to Boulder. We enjoyed walks around the area including Pearl Street Mall, rustic neighborhood, shops, hotels, restaurants, immensely. Also, the house was well equipped with everyday household supplies too.

Perfect location. Beautiful home. So much more light than I expected. We dined out as Pearl street is so close. It snowed during our visit and before we awoke the sidewalks had been cleared. Dave, the owner, was very responsive to questions and the check out process was the easiest we have ever experienced. Great town, great experience.

Charming and cozy stay near everything

What a charming home away from home with wonderful Decor and wood stove within walking distance to trails, bars, restaurants and movie theater. The kitchen was well equipped for a holiday meal for 6 and our host provided wine and essentials upon arrival. Highly recommend!

Charming Property in Central Location

We really enjoyed our stay in Boulder at the Spruce Roost. The property is ideally located one block off Pearl Street. It is a charming house and everything is provided. The house was very clean and the beds comfortable. Be aware that one of the bedrooms is a loft which does not offer complete privacy. There is a private changing area though. The other two bedrooms were on the main floor which was ideal as I had my elderly parents with me. There is one parking spot which is so helpful in this part of town. We mostly ate out but we had breakfast every morning at the house and I cooked dinner two nights. The kitchen is adequately equipped for basic cooking.

The owner was very responsive on the first night when we had a mishap (of our own doing). Also, we had a snow storm while we were there. I was lying in bed thinking that I should get up and shovel but it had already been done by the owner before I got up. We so appreciated the bottle of wine and fresh flowers left by the owner for our arrival!

Some of the activities that we enjoyed were the Boulder Teahouse, the Atmospheric Museum, a Local Table Tours cocktail tour (Megan Bucholtz was a great tour guide), a brewery tour at Boulder Beer, dinner at the Flagstaff House (to celebrate my son's graduation), and a movie at the Fiske Planetarium. We didn't do much hiking due to the weather and an all ages group.

I would recommend the Spruce Roost for a traveler to Boulder.

Our house is located on a quiet side street one block off east Pearl Street where you will find the best shopping and dining in Boulder. The highest rated restaurants in Boulder are all within a 2 minute walk. The Pearl Street Pedestrian Mall with its nightly acts is just a 3 minute walk away. This is the best location in Boulder!
