Welcome to Tropical Family Villa! Set amidst walkways of tropical plants and exotic flowers, our villa is the perfect place for families. We have a family and we wanted our home on Kauai to be somewhere we loved to come and relax….and so it is. Our main living area is more like a great room – bright, spacious with room to relax. Fully stocked kitchen has been recently remodeled - together with the gas BBQ on the front lanai, enjoy home cooked meals after a trip to the local farmers' markets! In addition to our 3 full bedrooms and 2 recently remodeled bathrooms, we have an additional loft space that can be used as an extra sleeping area or kid’s play area.

Anini Beach – walk down the trail a few steps from the complex. Anini Beach is perfect for the children…..two and a half miles of white sandy beach, a safe swimming area because the beach is completely surrounded by a reef, you can always find a space to yourself there! The trail comes out just where the river comes into the beach, a favorite spot for fishing, playing, building castles, windsurfing and just relaxing in the sun!

Perfect Princeville Location Located at Mauna Kai in Princeville, we are 5 minutes walk to the Princeville center with shops and less than 5 minutes by car to the Princeville Resort. Stop by famous Queen Emma’s Baths in the Summer where Queen Emmalani would bathe. Watch the turtles playing in the froth of the waves churned up as the waves splash on the lava rock.

Play tennis at HBR or golf at the Princeville Golf Club’s celebrated Prince & Makai courses. Or perhaps leave the children at home with the babysitter and take in the astounding sunsets whilst sipping a cocktail at the St. Regis Princeville Resort. The choices abound.

Gorgeous North Shore Beaches Jump in the car and be on Hanalei Bay in 5 minutes – that famous bay shaped like a crescent moon. The kids can learn to boogie board or surf and you can relax by the palm fronds. Or go the other direction and try the local’s favorite, Rock Quarry. Or perhaps Kalihiwai. Drive past Hanalei and visit celebrated Lumahai Beach where South Pacific was filmed.

Make sure you stop at Tunnels, where you can snorkel in ancient lava tubes and make a day of it at Ke’e Beach – the beach which marks the beginning of the fabled Na Pali Coast. Snorkel with the turtles and just drink in the magnificence of the emerald green cliffs of Na Pali.

Largest Pool in Princeville! When you are not out exploring Kauai’s many gorgeous beaches, relax just a few steps from your door at the solar heated pool. The kids can play safely, you might want to barbecue some fresh Mahi Mahi and just relax……

Our Home: We loved Kauai so much we bought our villa. It has our special touches……some artwork, a few knick knacks here and there. We want you to enjoy our vacation home just as much as we do. Let us know what you think!

Great location, price and host!

  • 5 of 5

Overall, amazing!

Key points:

-location: the villa is in the perfect spot, nested in Princeville and close to many beaches and restaurants (check out the Kalypso restaurant, great coconut shrimp and Mai' Tai's). Neighborhood is safe, with a large swimming pool.

-price: you cannot beat the price of this villa and all that it offers.

-host: Mark responded to all my inquiries in a very timely manner.

as this is Hawaii, please bring earplugs, the roosters can start crowing at 4am.

Would definitely come again, thanks Mark!

Excellent

  • 5 of 5

The property was exactly as pictured. It was well kept with all of the amenities my family needed for our vacation, including bikes and snorkeling gear. The house is located about 20 steps from a beautiful pool and a short drive to either Anini Beach or Hanalei Bay. Great location, great price, and excellent customer service. Thank you Mark!

Owner's Response: Thank you, Wendy! We have recently done some updates, so actually the pix are no longer an exact portrayal--with some new furnishings, it looks much better than the old stuff that is in the pictures!

Great place to stay!

  • 5 of 5

My family of 8 stayed here for 12 nights and it was the most perfect place for us. A full working kitchen, grill outside, nice pool, nice area to take walks, and super close to a great grocery store. The condo was the perfect size for all of us. It was so nice to save money by buying groceries and cooking all or our meals. We were very happy to find a huge bag of beach toys and noodles for the little ones and a couple of beach chairs. We left behind two boogie boards for the next guests. My kids loved the family movies that were there for a little down time in the evenings. The place was so nice and clean when we arrived so late at night that it nice to just drop our bags and climb into bed. This place is so accurate in its description that you will not be disappointed. Thank you for giving us such a great place to call home during our stay.

Good deal

  • 4 of 5

Our family of six (parents, two adult children and their spouses) for a week. The location is fabulous as noted in the description and other reviews. The gourmet cook in our group was able to do what she wanted in the kitchen. The on-site manager Michelle was helpful. However, there is a reason rates for this condo are less than other Princeville properties--the place is a bit run-down. Expect windows that are hard to crank, a roof that leaked onto a hallway carpet when it rained, kitchen cupboards that don't close properly--that kind of thing. We were looking forward to using beach chairs, snorkel equipment, and bicycles--but found that they weren't all usable. If you're OK with that, this is a wonderful place. It was perfect for our family reunion.

Owner's Response: It's funny, we have always priced it below similar places because it does not have some of the major items that others in the complex have--like granite countertops, and one of our bathrooms has not been remodeled in a while; the pricing has nothing to do with maintenance--why would someone deliberately neglect little things and then price it lower? :) The items the guests speaks of have all been addressed. Occasionally some items go unaddressed after a guest's stay because, for instance, if a blender does not work, we need to hear about it from the guest. The "leaking" of which the guest speaks comes from when the rain goes sideways and comes directly between the fan blades on the roof ventilator; it's not a bad seal on the roof. We have been working on a solution, and if necessary, we may simply remove the ventilator fan. We also tell guests that whether there is snorkel gear and boogie boards depends on what prior guests have left and what kind of shape it's in---we don't supply those things, but often they are there. Check out other reviews on Trip Advisor (listing # 3914892) that we received just now also, and which were unsolicited (we did not ask the guest to review, let alone give a positive one).

Central location and close to the beach...

  • 4 of 5

My father and I stayed here for about ten days and it was perfect for what we needed: he could sleep in and I could walk down to Anini beach to do my own early am walk/yoga and not worry about taking the car. The beds were quite comfortable and we enjoyed the deck/patio in the morning greeting the various birds and their song. We had use of the cooler bags and beach chairs too which was really handy. Great to have a blender for the morning smoothies too. We had a wonderful time and were quite comfortable. Michele the property manager was helpful and fixed our internet issue within a couple of hours. Princeville is a great base to explore the north shore with all the amenities close by as well. All in all, a great stay!

Fabulous landscaping, quiet community

  • 5 of 5

Kauai is the most beautiful of the three islands that we visited. We enjoyed the lush vegetation and flowering bushes everywhere. The waterfalls, beaches, and friendly people amazed us. The gardens at your condo were spectacular! Seven members of our family enjoyed staying in your spacious home. It was a great base as we visited the many sites on Kauai. Thank you for helping us enjoy our stay even more by providing beach towels and numerous beach toys. We used the well-stocked kitchen and grill daily, helping us to save money. I highly recommend to others to take a helicopter flight which will enable them to see places in Kauai that can't be seen otherwise. We chose Blue Hawaiian, and we were very happy with them.
