Imagine the first impression walking into your vacation home - excitement at the intrigue of exploring the dwelling you are about to stay in.
One will first note - beyond the gourmet kitchen with a six-burner commercial gas stove, griddle and two ovens - the sunlit, spacious living room and cozy entertainment room behind the dual-fireplace - the Juliet balcony overlooking the interior. To what room doth that balcony lead? Find out by moving up the stairs toward the middle floor, turn right and a pathway will lead toward the 'VIP suite' - as my parents and friends have been known to call it - where there are two bedrooms, one with a small, outdoor balcony, one with the indoor, Juliet balcony, and a large tile bathroom with a spacious bathtub and well-lit accoutrement.
The Juliet balcony was crafted by artist Emmett Culligan, well known for his large public sculpture throughout Denver. The entry way door was created by OPAM metal arts in Erie, Colorado and parallels the elements of the Juliet balcony.
Moving to the middle floor - mothers, wives girlfriends, daughters and sisters pay attention to this one - there is a full boudoir with, dual-faucet shower, bathroom, vanity, closet and bathtub. You can even peek out of the small windows to the living room below to say hello!
As you leave the boudoir and ascend the stairs, you will reach the top floor executive suite - the master bedroom, with french doors opening to the massive wrap-around deck where we have installed comfortable deck furniture circling a fire pit and a full kitchen/bar. The ultra modern deck kitchen, by Fuego, has two gas grills, a double-burner cook top, bar, refrigerator and plenty of storage. It is the perfect place for entertaining guests or having a dinner alongside the accompanying Colorado sunset. Quite an experience!
An archetype of industrial design, Hearthwarmth is the largest of 18 condos in a re-purposed Bag factory - an unusually spacious unit for downtown. It has accommodated over 100 guests for events such as our niece's wedding and various art gatherings easily. Several great architectural and industrial features, uncommon in condos, are incorporated into the structure itself. These include three beautifully built sandstone fireplaces and an overhead industrial motor from the original factory which embellish the architecture. We have garnished the interior with sculptures and paintings done by local artists as well as the eclectic tastes of my parents, who have a knack for appealing visual stimuli.
In addition to gas heating, the unit has the extraordinary advantage of cozy radiant heated floors throughout.
As for specifics on the rooms, there are three bedrooms, the boudoir, and four bathrooms. Two of the bathrooms have double showers and large baths. In addition, the condo also has its own indoor
The three story condo, located at the end of the building, has its own entry... no indoor hallways to navigate. There is also an elevator to the outdoor deck.
This luxurious condo is located in the River North Neighborhood (RiNo) of Denver. Five blocks from Coors Field, it is in the heart of the trendy art district. This diverse neighborhood is a pleasant mix ranging from residential to hip, art houses and clothing designers, new breweries, wineries, upstart retail stores, restaurants and light manufacturing.
The RINO arts community includes not only fine and abstract modern art galleries but work shops for several metal, stone and wood artisans.
Close in and with all the amenities of the Lower Downtown district (LODO), 27th and Blake Street does not have the crowded car, foot and bar traffic associated with the Lower Downtown area. Parking for guests is free and generally readily available.
Personally, as the son of the family, I consistently support the intimate, neighborhood music venues and bars that are a quick, two-block walk (or stumble, depending on your nightlife preferences) that dot the neighborhood, from the underground-acoustic Meadowlark Lounge to the always active Casselmans bar, where bike riders exhibit their “cruiser” bikes and go for a ride every Wednesday evening. Or, hop on one of the notorious mobile bars, where you can sit down and pedal down the streets in a large, 20-person, bike-esque platform with a cool beverage to fuel good spirits. There is a ton of stuff to do here.
The neighborhood has the full range of traditional to exotic exercise facilities - from hot yoga to cross-fit to Krav Maga for the very active. Hearthwarmth is Denver at its best.

About the owner: My parents and I joint-operate this home. John (Dad) is an active lawyer with particular expertise in the renewable energy field, while he is also an artist skilled in many mediums - you may see some of his clay sculptures around the house. Jo-Ann (Mom) is a government-relations expert, a neighborhood activist (within any environment she has ever called home), an entrepreneur and business development specialist. Their similar tastes in art and intellectual chemistry brought them together in Washington, D.C., where I (Sebastian) was born (and also manage a home). As John retired from public service and a prestigious law firm, we decided to open our home and manage it together, giving us an opportunity to work together to share an environment we enjoy so much with you.
Why the Owner Chose Ballpark, Denver, CO, USA:
Simply put, this place has character. My mother told me six years ago, while I was in college, that they were moving to Denver - they wanted to change up the suburban with the urban to feel the excitement of the city again. When I stepped into this place, I very nearly begged them to move in. One walks in and takes a deep breath - the openness and high ceilings are engaging, refreshing, liberating. The heated floors and fireplace add a sense of continued coziness, easy to snug up on the couch for a glass of wine and reverberating jazz circulating from the speakers. Walk into that dwelling behind the sandstone dual-fireplace and feel the warmth of what I call the 'man cave' (though its comfort by no means distinguishes between gender) and watch a series of movies on the wide-screen tv, giving the illusion of separation from the other areas when one needs a moment alone for a quick nap. I've always claimed the VIP suite as my own when in town (as sons do), and ruled over that kingdom justly: it creates an excellent sense of privacy if you prefer, as the wing is separated by a closing door, and even has its own bathroom with tub and shower. The boudoir is an exceptional tribute to yourself. A luxurious dressing station with jacuzzi bathtub, separate dual-headed shower, and space to twirl and dance in a tux or evening gown define all the positive implications of a vanity room - this one delivers. The master bedroom is a fine master bedroom with a comfortable bed and television, though what makes the home shine is the massive deck that wraps around the angle of the condo. With a full kitchen, artistic fire-pit and furniture, it is the perfect place for a party or relaxing sit with the Wall Street Journal on a Sunday afternoon. The proximity to nearby entertainment is what is most appealing about a vacation home, and nearby is an abundant trove of venues and opportunities to sate your appetite for what Denver has to offer.
