Don't let its demure exterior fool you. This 2012 retrofitted home has a cozy yet open floor plan which is light, relaxing and conducive to cooking and chatting. Enjoy the heated tile floors in the Kitchen and both Bathrooms (thanks to the sun-driven, clean hydronic heating system!). So, after a good night's rest, go on and pad on into the kitchen with those bare feet to make your coffee and warm those toes on the heated floors.
Close to town, yet at the quiet end of the street, Happy Hollow house is only 7 minutes drive to the campus of the University of Arkansas, and the downtown Fayetteville Square where you will find the Farmer's Market twice a week from April to November. Enjoy the Historic District, Mt. Nord, for the Fall colors and Spring landscaping. We're also 32 miles from the Crystal Bridges museum of American Art.
There are three bedrooms: main bedroom has a queen bed, one has a full bed, and the other has two twin beds. Bedding is in the European style...once you try it, you will never go back! We learned this style in Germany. The bedding features hypoallergenic down comforters designed to replace the top sheet and blanket. Ah, pure pleasure!
Choose to drink your coffee or enjoy your cocktails on the eastern facing deck off the Master Bedroom or sit enjoying the backyard from the dining room deck, sheltered by the pergola. Both the Master Bedroom and Kitchen have sliding doors accessing separate decks overlooking a nearly 1 acre backyard.
The backyard is private with lots of bird activity, especially in Spring and Fall, for you birders. You may see our pair of Pileated Woodpeckers. You may also see a passing deer or fox now and then...and yes, there is an eight point buck glimpsed once in awhile during Fall.
This home also makes an ideal longer term stay for guest professors and scholars visiting the University of Arkansas from out of town or out of country. We have priced it accordingly to encourage our colleagues and their families to utilize our hospitality for their sabbatical stays.
Wayne and Kimberley Kuenzel have been residents of Fayetteville, Arkansas for 15 years. Wayne is a professor of Avian Neuroscience at the University of Arkansas, Kimberley is an Avian Taxidermist/ volunteer tutor at the University. They have three grown children.

Happy Hollow House was purchased for the purpose of a mother/daughter project to try to create an energy efficient remodel as a Fayetteville entry into the 2012 Energy Value Housing Awards. Known as GreenPinkies, LLC, two women and a house, the team of Kimberley and Lauren Kuenzel (now Pereira) went on to place second, nationally in the moderate climate remodel category. True to it's projected energy consumption, Happy Hollow House consumes about $800/year in utilities. So successful was this remodel that a second home, a bungalow, was acquired in 2012 and slated for the same energy efficient makeover. This home will join the GreenPinkies vacation/sabbatical rentals in Spring of 2014.
Happy Hollow was a diamond in the rough when purchased and, although only a house, has responded in a delightful way to the renovations. Under the care of Kimberley and Lauren, it received a second chance to be loved and lived in.
It has once again nurtured a visiting family, and continues to be a charming, welcoming
home to our guests.

Nice beds and a great kitchen. Owners went out of their way to make our stay pleasant.
Had to be in the house early before check-in time because I couldn't figure out check-in and check-in times. I thought the check-in time was 11:00 am and the check-out time was 4:00 pm. Makes no sense but I had a lot on my mind ...anyway the owner was very cooperative with all that, and let us in the house early. Highly recommend! Oh, and the fresh loaf of bread on the counter was just the right touch. Thank you for allowing us to use your very comfy property.
Conveniently located for UofA games. Very clean and comfortable. Nicely decorated. Had everything we needed for 4 adults, a 7 year old and a baby. Only complaint was the twin beds not only weren't very comfortable they squeaked so much it made it difficult to sleep. We would definitely stay here again when in the area.
I used the Happy Hollow house to entertain friends for a BBQ. I was delighted that the kitchen is fully appointed for cooking, was just like cooking at home. The BBQ and back porch are situated conveniently for a really easy grill party.
I haven't met the owners but they had everything perfect for our visit. Extra time had been spent to make sure EVERYTHING you would ever need was in the house. We were at the house for three weeks in January. Our grandchildren live in Fayetteville and came over on the weekends to spend extra time with us. Happy Hollow house is the perfect place to spend time with family.

This is our second stay at Happy Hollow. We love the location as it is very convenient to downtown Fayetteville and the university campus. The house is supplied with all your needs. The furniture is comfortable as are the beds. I definitely recommend Happy Hollow.
