About Karen Fredrickson

I bought this beautiful home knowing that I would have to put a lot of work and love into this historic home . This home has been an ongoing labor of love. My two sons and I have invested a lot of time into making this our second home and we love having others enjoy it as well!! I live not to far from Ellicottville which enables me to take care of the house. It's like my second job!! I've recently spent a lot of time remodeling rooms like the kitchens, bathrooms, and some of the bedrooms and living rooms.

Karen Fredrickson purchased this chateau / country house in 2002

Why Karen Fredrickson chose Ellicottville

I was an avid skier and wanted a second home where i could bring my family to share that passion. I have become friends with many of the year round residents and feel a real connection to the area. I had the opportunity to buy the house and re-do each and every room. It was a labor of love for sure!!

What makes this chateau / country house unique

Walking distance to slopes and town with a view of the slopes from the dining room. The elegant and historic lay out of the house, complete with many upgrades makes it a warm and inviting place to stay. Beautiful, recently upgraded kitchens, bathrooms and bedrooms. Reasonably priced for the spacious size and number of bedrooms available. If you have a smaller group we can accommodate!!

Eccentrically pleasant and very clean

  • 5 of 5

Great location, so close to town and the slopes; ultra convenenient. Would love a washer/dryer, but other than that the duplex nature of the property made it more than spacious enough for the kids on one side and adults on the other. It's one large house, so made it great to host the 5 families we had together, and everyone had a bed with the 8 bedrooms. It's a classic.

Great place with wonderful owners

  • 5 of 5

The house was perfect for our ski weekend! Located right in between the slopes and town, an easy walking distance to both. House was equipped with everything we needed, although they could use a few more drinking glasses. Lots of coffee mugs though. The owners were always available if any issues arose and were quick to respond. Will DEFINITELY be staying here again.

For anyone thinking of booking, keep in mind this is an old historical house so it has old, historical features and decor. Not a 5 star hotel by any means but a perfect place to stay for a large group and its very comfortable.

Charming, Quaint and Clean!!!

  • 5 of 5

What a gem this house is!! We were looking for a home that really represented the Village of Ellicottville. Being a history buff, I loved that it was an older home and had some historical significance to the town of Ellicottville. The home had everything we needed. Everything was in it's place and clean. The beds were made like a hotel, even had swan shaped towels on all the beds!! It was just gorgeous. We were able to walk to town and walk to Holiday Valley. It is in the center of both. The backyard looks out onto a wooded hill and the view was just gorgeous. We could also see the ski hill from the window.

There were plenty of dishes, pans, etc. for the couple of nights we chose to stay right at the house. I am planning on returning with a larger group of people the next time I rent this home. I have no problem recommending this to my extended family and friends. The owner was very resourceful accommodating at every turn and gave us recommendations on restaurants and little shops in town. Owner also accommodated our change of dates. Don't forget to check out the historic graveyard along the walk to town (as I said, I'm a history buff).

Everything was simply beautiful. I seldom give a five star review as there is always a little quirky thing or two that doesn't always go well, but I can honestly say, this was just a wonderful time, in a wonderful setting.

this was our 5th year in this huge house and once again everyone was very happy. plenty of room , comfortable beds and great kitchens! The owner has made improvements every year and is a pleasure to deal with.beautiful views and short walks to town and ski areas I have reservations about writing this review because I don`t want someone else to rent this prime property when we need it !

This home which seemed to suit our large group was a huge disappointment!! Where to begin from a dirty unkept home, lights without bulbs, noisy refrigerator without a light, mouse droppings on top of refrigerator to medicine on the bedroom floor that our toddler could have swallowed to broken furniture and not any smoke detectors. This home should not be on VRBO. The homeowner needs to spend some meaningful time living in the home to see what needs upgrades and repairs. Truly ashame as very convenient to downtown and Holiday Valley. We have rented often from VRBO and this is the first time a home was not found as represented. I would not recommend this home until major improvements and total disinfected housecleaning is done.

Cold Tub

  • 2 of 5

The house itself definitely exceeded our expectations. Plenty of sleeping space, big beds, clean, good location, plenty of heat. The only issue we had was that the hot tub was broken. One of the reasons we picked this house was for the hot tub so this was a disappointment. We contacted the owner about this issue in the hopes of adjusting the price because of the broken hot tub. Unfortunately we still haven't heard back from the owner which is frustrating. Our group loved the house and if it weren't for this issue we would absolutely stay there again.
