Local legend says 'The Rialto House' was designed and built by one of Abbot Kinney's senior craftsmen, who had been brought to Venice to help build Kinney's 'Venice of America.' The 1905 structure has been restored in stages by the current and three previous owners, resulting in one of the most visually stunning houses in Los Angeles. It was repainted in yellow and green, approximating its original colors. The original hardwood floors have been refinished throughout. The extensive use of carved wood facia and stained glass reflects the Islamo-Byzantine style, which was first imported to Venice, Italy from the Levant and then brought to Venice Beach by Abbot Kinney, Venice's founder, and employed to create the Rialto House.

A 1905 charmer with 2,300 square feet over three floors including a glassed-in foyer, a sun room with leaded crystal and stained glass, a living room and large dining room, large kitchen with butcher block island and bar sink, small back porch with Weber barbeque, and three full baths, one on each floor. Three bedrooms are located on the second floor: a master bedroom with king size bed, and two guest bedrooms, one with a queen bed and one with a full twin. A queen air bed is located in the studio on the 3rd floor. The king and queen beds will comfortably sleep two adults; the full twin will sleep one adult or two children. There is a balcony with French doors off one of the guest rooms that catches full morning sun. The 3rd floor studio opens onto a roof deck. There are televisions with DVD players in the living room, the master bedroom and one of the guest rooms. There is a stereo system downstairs that plays FM, AM, CDs and cassette tapes and there are speakers in both the kitchen and living room. Wifi is provided throughout the house. There is a rose garden in front of the house with a patio and two lounge chairs, perfect for sipping a glass of wine and people watching in the evening. There is a laundry room with washer and dryer attached to the garage and one garage space with automatic door for your party.

The house is located in Venice's original canal district, which existed from 1905 to 1926 and we are a short walk from the remaining canals. Abbot Kinney Boulevard is just down the street three short blocks to the east and the beach and Boardwalk are four blocks to the west. The neighborhood is safe and relatively quiet - it is Venice after all. The lot value in this part of Venice is about $1.4 million for a 30' by 80' parcel.

The owner lives in a separate, adjacent apartment and is available to answer questions about the house or about Venice.

A semi-retired political and media consultant. Born and raised in Santa Monica. Attended UCLA and Occidental College. Avid hiker, cyclist, gardener and traveler. Served for several years as the honorary consul general of one of the newly independent nations of central Europe. I've had many visitors from Europe and enjoy helping them enjoy their stays here in Los Angeles. I am a student of the history of Venice and as a hiker and cyclist I can advise about hiking and biking trails in the area.

Why Mark Ryavec chose Los Angeles

I fell in love with the property's unique architectural style, hardwood floors, 'gingerbread' decoration and stained glass windows. It also has a warmth and charm that I did not find in other properties I considered purchasing.

What makes this house unique

The Rialto House is the only property with four bedrooms this close to Venice Beach at a reasonable rent. It is located at the epicenter of the emerging, trendy Venice. Three short blocks to Abbot Kinney Boulevard, named the 'hippest' in the U.S. by GQ magazine, and four blocks to the Venice Boardwalk and beach. Close enough to enjoy both while also set back enough so the noise does not accost you (as it can at properties closer to the Boardwalk). There is a secure garage for guests in an area where parking is in short supply and hard to find on the street at times. The garage space will accommodate a sedan or small SUV or minivan.

Wonderful period house in great location

We were a family of 7, across 3 generations.The Rialto offers all the facilities you would want from a premium rental; 3 large bedrooms and bathrooms , and a fourth on a top floor which is combined with fully equiped mini kitchen and extensive deck, full sized eat in kitchen, was and dry facilities etc.However it is full of character and charm and is immediately familiar, as though you had lived there for some time. The location is perfect, a 10 minute walk to the Venice Beaches, backing on to Abbot Kinney and just off Venice Boulevard which gets you to all the major road communications in LA. The house is well equipped, and Mark is ever attentive and close should there be a problem, or need. If you are travelling as a large family or in two or three couples, and are seeking a true remove from the every day grind, with all that Southern California has to offer, then treat yourselves.

Great house to rent!!

We had six people in the house and it accommodated all of us easily. Mark is a great host and is very knowledgeable of the area. The house has that Victorian feel to it and the beds where comfortable. You could tell the people walking by where impressed with the house. The location is in the hot spot of being between Venice beach and Abbott/Kinney Blvd so there is plenty to see and do in the area. I would definitely recommend this house to everyone.

Fantastic accommodations!

Our family of 8 stayed here for a wonder family vacation in September 2015. The house is even more beautiful in person and exactly the way the pictures showed it. We had 6 Adults and two children and used every bed in the house. We had lots of space to spread out. The kitchen is equipped with everything and it felt like we were right at home.

Location was perfect it was a quick walk to the beach and public transportation. We did not have a car and used the bus system which was handy to get to downtown LA and Santa Monica Pier. It was a long ride to Downtown but we loved being by the beach so it was worth it.

Mark was awesome to work with. He had some great information regarding Venice and was very accommodating. It was great having him right next door in case we needed anything and we definitely felt we had our privacy.

We had a little mix up on departing to the airport and one of our bags was left behind. Mark was kind enough to ship it right away so we did not go long without it.

Overall, a great trip everything exceeded our expectations.

Nice location, intrusive host

The house location is very good: in a neighborhood of interesting bungalows, near the great coffee, restaurants and shopping of Abbot Kinney, a little removed from the most "vibrant" Venice Beach life but still walkable to it. It is also well appointed, and the host quickly fixed any broken things we asked him about.

However

The intrusive anxiety of the host (asking to do an early inspection for return of security deposit, then stripping my bed in front of me; rapping on windows from his overlooking apartment – with a red-tipped stick! – to reprimand us about having a patio light on; texting bright and early the morning after the wedding because he was afraid someone had left a window open and AC on) cast a pall over our otherwise pleasant stay.

Owner's Response: It is disappointing to see this review, though this couple seemed from the beginning inclined to find fault. This began with my setting a limit on the number of guests at eight people when they wanted to cram nine into four bedrooms. The wife did not take well to this limit. There also apparently was a failure of communications between the wife, on one hand, and the husband on the other. Due to the need for a quick "turning" of the house for the guests coming in that afternoon, I had asked the wife, who was the principal contact for all negotiations, to be able to come in earlier than check out time and strip some of the beds to get the sheets into the washer. She had agreed. Apparently her husband wasn't informed and took my arrival as intrusive. As a life long environmentalist, I make an effort to avoid unnecessary use of energy and thus ask at check-in for guests to not leave lights on during the day and I specifically noted a light over the back patio that only has utility when grilling on the Weber grill. When I saw the light on all night long and into the morning, I used a broom to reach down from my porch and tap on the back door to get their attention to ask them to turn it off. As to the AC, I had informed the guests at check-in that the AC unit would only be able to cool the one bedroom. When I saw it running for several hours with a window wide open I texted them after 8 AM and asked that they to please close the window; trying to cool the space outside the house was silly and wasteful.

Amazing location, great house, and generous host!

We rented this home for 3 months (January - April, 2015) to get away from the Michigan winter. The home is ideally located between Abbott Kinney and the beach so you can walk in either direction for fun. You can easily get by without a car (because all of your needs are easy to meet within walking distance) but it was extra nice to have a garage space as parking in the area is at a premium. The home itself is just perfect: oodles of historic charm, lots of space, and all the electronic amenities you need (strong wifi signal throughout the house). Mark (the homeowner and host) knows everything about Venice, acts as de-facto concierge, and is just super-smart in a wide range of ways. We needed a lot of help and direction and he was always generous in helping us out with anything we needed.

This is a great place to hide from winter weather, enjoy a few months in LA or get to know the area before buying something.

Ideal Venice Home for a Holiday

We had a wonderful time at Venice this Christmas and New Year's reconnecting with friends and family in a beautiful historic home that was great for entertaining. Our host lives close by and was more than gracious, making sure we had everything we needed from extra chairs to a daily newspaper! I agree with all the other positive reviews regarding the house and it's owner: the place was spacious, very clean, well equipped, and situated in a great area, close to beach, shopping, dining and the airport. It was a delight to get to know Mark, and we very much appreciated all he did to make our stay so enjoyable. We'll definitely be back!

Venice Beach is renowned for its weather, white sand beaches, surfing, sunbathing, rollerblading and biking, canals, historic Venetian architecture alongside avant garde residences, trendy shopping districts, its artist colony and art galleries, a bohemian vibe, and the nouvelle cuisine of its many popular restaurants. Musts for visitors are a leisurely walk to the Marina jetty along the canals, a stroll on the Venice Boardwalk, biking to Manhattan Beach on the beach bike path, and dining at a few of our innovative restaurants. Close by are Santa Monica's Third Street Promenade and Santa Monica Place, which boast fine dining, and trendy many shops and department stores. The Getty Villa and Getty Museum, UCLA, and the Los Angeles County Museum of Art are just a short drive away. Hikers will find ample trails in the nearby Santa Monica Mountains.
