Please Read The Entire Description Before Booking:

We just bought this 3 bedroom 2 and 1/2 bath house sits on U.S. Route 11 just south of Harrisonburg in the quaint village of Mount Crawford. Half bath is not usable at this time. The 3 bedrooms are upstairs as are the two full bathrooms. The master bedroom does have an floor model A/C unit as well as a king size bed. The other two bedrooms each have queen size beds currently although one of the bedrooms is large enough that we may add another queen size bed to it at some point.

One of the bedrooms upstairs and one of the bathrooms upstairs require you to walk through the other bedroom to access them (we will be changing this at some point).

There is a living room in the front of the house and then a dining room and a full kitchen. The living room has a couch with a queen size pull out bed. In the kitchen there are 4 stools at the bar in the kitchen. There are numerous plans we have to remodel the house in the coming years, but we are going to be renting it as is for now with lower rates until we make the improvements. To get to one of the upstairs bathrooms you have to walk through one of the bedrooms. There is another full bathroom upstairs in the back part of the house (there use to be two sets of stairs to access the upstairs, but now the second set of stairs only goes to the second full bathroom, which is very different to say the least). This is one of the things we'll be changing when we remodel. :) The kitchen is also a little unusual in that it has two sinks and one is set off in a corner (we'll be removing one of the sinks here shortly and making that area a breakfast nook).

There is heat upstairs, but no central a/c/heat upstairs. There is central a/c and central heat downstairs though and the master bedroom currently has a floor model A/C and heater unit which keeps it nice cool/warm in there. The upstairs has base-board heat in the two other rooms and one room has a small heater which keep it plenty warm. The lights in the master bedroom currently aren't working. We are working on getting them fixed.

There is also a sun porch (which we will replace all of the windows in to allow a breeze come through) and a medium size back yard for the kids to play. We own the land directly behind this house which gives you access to the North River for fishing or for tuning, canoeing or kayaking (tubes, canoes and kayaks not provided). The house does sit right on U.S. Route 11 in the front, but there is plenty of off street parking (for up to 5 cars). There is a fire pit available upon request. We require that all firewood be purchased upon arrival. We will have a charcoal & gas grill at the house. Charcoal and gas are not provided though.

The house currently sleeps 8 in beds if you count the pull out couch. The maximum occupancy is 12, but several of those would need to be kids.

This house is located in a neighborhood in the quiet little town of Mt. Crawford and quiet hours must be respected between 9 pm and 9 am.

Beloved pets are welcome, but we do require a Pet Fee per pet. Multiple pets are welcome so those with more than one pet are welcome to stay. There is also a Property Damage Insurance of at least $49.

Rates will vary during peak and holiday seasons. Check in time is 4:00 pm until 10 pm and checkout is 11 am. Early checkins, before 4, or Late checkins, after 10 pm, and late checkouts, after 11 am, require a $20 per hour fee. Please ask in advance about late checkins.

No smoking in the cabin. No beer pong or Hookahs.

Guests are required to sign a rental agreement upon arrival and a photo ID. For this reason, the person who makes the reservation has to be the there at the time of check-in, unless the contract is signed and arrangements are made for someone else to check-in in advance.. We check guest in.

Pets are welcome at all of our properties. If you or someone in your group is allergic to pets or anything else (detergent, air fresheners, etc), please let us know in advance so we can discuss this prior to your booking and then also prior to your arrival. We will do our best to accommodate any special requests.

There are things you should expect to find, such as spider webs (we clean them for every guest but they do reappear quickly), ladybugs, insects, tiny critters & stink bug(s) during certain times of the year.

All pet fee(s), early/late check-in or late check-out, firewood or extra person fees are not refundable once paid.

Failure to show up/check in or contact owner before midnight of day of arrival will result in cancellation. Host reserves the right to rebook property if guest does NOT contact owner.

Illegal drugs will not permitted on our properties under any circumstances. Smoking is not permitted inside any house or cabin or on any screen porch. There will be a $750 charge for any smoking in either of these areas. Illegal drugs being used anywhere on the property will result in a $750 charge. Kegs and hookahs are not permitted anywhere on property under any circumstances. There will be a $500 charge should either of these items (kegs or hookahs) be found on the property (this includes outside areas too). If smoking (inside or on screen porches), illegal drugs (meaning what is illegal in Virginia), keg(s), hookah(s) or fireworks (there is a $500 fine for having fireworks or for shooting firearms at a property) are found on the property the guest will be asked to leave and there will be no refund whatsoever for any portion of the stay (including any future days/nights). Guests failing to check-out by 11 am agree to pay $50 an hour for a late check-out beginning at 11:01 am. If the guest is still there at 12:00 noon then then the charge is another $50 and so on with each additional hour the guest overstays their reservation. Late check-outs require prior written permission and applicable late check-out fees to be paid.

No check-ins or checkouts on Thanksgiving or Christmas Day.

We check-in all of our guests personally (sometimes even as late as 2 or 3 in the morning, with prior approval for arrivals that late). Only 5 miles from Harrisonburg and only 2-3 minutes off of Interstate 81 makes this the perfect from which to explore the Shenandoah Valley or just spend the night if you are passing through.

Needs work

Nice location and cute house. I didn't mind the unairconditiined upstairs, but the living room furniture is filthy, our kitchen and bath towels had just been started in the dryer which had to be run 3 times, and half of them had to be rewashed because they smelled mildewy probably from sitting wet too long. I can understand washing the dishes and putting a linen load in before checking out, but shouldn't have to wash the linens when we check in. And the dryer should be functional. Also it shouldn't be advertised as 2 1/2 bathrooms when one shower has only cold water and the 1/2 bath has water damage. Vines are growing through the windows and will soon tear the porch off the house. I think updates need to be done before it's rented out more.

Loved the house and location

House is great... old but that adds to its charm. We thought the owner was a little difficult to deal with prior to check in, however after we met her found out she has several properties and 5 kids (the youngest was just a few weeks old) that she took from house to house cleaning we figured out why her emails and texts were short. During our stay she answered any questions promptly and we ended up feeling bad saying"we were going to write bad reviews". Now that I'm back home I wish we'd stayed 1 more night to hang out on porch. Would give it a 5star if it had a little better AC in upstairs.

Quaint old home

The four of us had a very pleasant stay in during a wet, soggy weekend in April. The house was clean when we arrived and it was nice having the charming owner, Katie, personally meet us and show us the house. It was a personal touch that meant a lot. We ventured to the beautiful city of Staunton on Saturday and Sunday, and the Woodrow Wilson Birthplace and the American Shakespeare Center's Blackfriars Playhouse are highlights.

All the quirks about the house have been noted by the owners and in other reviews. One thing that the owners mention in their description, but none of the recent reviews have touched on, is that there's no air conditioning upstairs bedroom level. On Friday when we arrived it was in the upper 80s during the day, and it was uncomfortably warm upstairs that night. Luckily, the weather turned cooler on Saturday, and remained that way for the rest of our stay. I would suggest a couple inexpensive window units in the bedrooms to make the warmer months tolerable. Also, the house is directly on busy Route 11, and if your windows are open there's near constant traffic noise, so be aware of that if you are sensitive.

Note to Cooks: We prepared every breakfast and dinner in-house, there are no restaurants in Mt. Crawford, and Harrisonburg options are about 15 minutes away. The appliances were all in good working order and the utensils were adequate. However, there were several pots but only one lid that fit, one battered 12" skillet and one decent sized pot to boil pasta - no colander. Also, and this is true of many VRBO properties - bring anything you think you might need like, paper towels, coffee filters (the house has a Cuisinart Coffeemaker that uses the #4 cone filters), spices (there was a container of sea salt, we bought and left a small can of black pepper), cooking oils, etc.

The living room is very inviting and comfortable. They have cable and wifi, but no DVD player, bring an HDMI cable if you want to view netflix/hulu/AmazonPrime from a laptop/tablet. The dining room was beautiful and we had long evening meals with lots of laughter and conversation.

I don't know if our travels will take us to Mt. Crawford again, but if so we'll keep this quaint home in mind.

Amazing Historic House

We had a very pleasant stay at this amazing and historic old house. So much detail and so much history. This house actually still has its original slate roof (in great condition) straight out of the 1800's. Lots of nice antiques throughout made the house feel homey. Clean rooms, comfortable beds and lots of space for our whole gang made this a wonderful place to stay. Easy access to the interstate and many local attractions were an added bonus. Bluestone Vineyard was only 5 minutes away too. We would stay again happily.

Nice interior, but would not return

Nice interior of the house, but communicating with the owners was difficult and frustrating. I had to unload the dishwasher when I got there. The rooms were clean and well organized. We enjoyed the house, but the negative attitude from the owners greatly took away from my overall experience. Several of the neighboring houses were boarded up. I would not return here.
