Welcome to Villa Menthë! This 4,302 square foot home is located in the Lake District of WaterColor and is closest to Sand Hill Park Pool. This unique, luxurious home includes 5 bedrooms, 5.5 baths, bunk area on second floor (not counted as bedroom), and a large 3rd floor loft with built-in bunks (fifth bedroom). The custom draperies, bedding and upholstery make this property both one of a kind and home-away-from-home at the same time. The main level of the home has a spacious kitchen and living room with 14 ft ceilings and a gas fireplace. The kitchen features Carrera marble countertops, custom cabinetry, Wolf range and hood, stainless steel microwave, wine refrigerator, dishwasher, and refrigerator. At the back of the home, French doors lead out to a back porch and patio area with an additional gas fireplace, private pool and hot tub. The serene outdoor living space is complete with a covered outdoor living area, flat screen TV and built in gas grill overlooking the beautiful Western Lake Nature Preserve.

In addition to the main living area and kitchen on the first floor, there is also a spacious dining area with seating for 8 guests and 6 barstools at the breakfast bar. The laundry room, with private entry from outside features full size front loading washer and dryer with a folding station and utility sink. At the front of the home, there is a King guest master bedroom with private bathroom and a large walk-in shower. There is also a powder room off of the main living space.

Heading up the stairs to the second floor, you are welcomed at the top of the landing with a fun bunk room. There are two sets of Twin bunks, a window seat and large drapes for privacy. There are two guest bedrooms on this floor both featuring Queen size beds. One bedroom has a private bath with tub/shower combination and the other has a bath that is shared by bunk room guests. The shared bathroom has a double vanity and walk-in shower. There is also a second washer/dryer on this floor near the bunk area. The stunning master suite is on this floor. The striking color palette and decor of green, blue, and white with its King size bed make this a room you want to unwind in. The master suite has a private balcony with a gas fireplace and daybed swing. The master bathroom also offers double vanities, a great soaking tub, walk-in shower, and large closet.

The third floor of the home is a spacious den and bunk area with 2 sets of Twin bunks, sitting area, and an Xbox 360 perfect for the kids. There is also a separate playroom with table and chairs and a bathroom on this floor that features a double vanity and walk-in shower.

This home includes 6 adult bikes on all new reservations! (This is for reservations booked after July 6, 2018. Reservations booked before this date may or may not include the bikes. Please call our reservations office for more details and to see if bikes were included at the time you booked.)

But with almost half of its 499 acres set aside for open space and preservation, WaterColor's emphasis is clearly on the breathtaking natural environment that surrounds it.

30A Cottages will arrange all your plans and concierge needs prior to and during your stay! Services include, but are not limited to: bike and beach chair rentals, airport transportation, grocery shopping, catered dinners or prepared meals, beach bonfires, kayak rentals, baby sitters, restaurant recommendations, and spa services. The possibilities are endless when vacationing with 30A Cottages and Concierge! Call us for anything you wish!

***For the comfort and enjoyment of all guests, Smoking and Pets are NOT allowed. Group parties and celebrations are prohibited; occupancy at the home must not exceed 16 people at any time during your stay. WaterColor will only issue 2 parking passes per property. Any additional vehicles parked in the community without a parking pass displayed could be fined and or towed. WaterColor also has public off street parking throughout the community for overflow vehicles; parking is on a first come, first served basis and passes must be displayed at all times.

NOTE: Golf cart rentals in WaterColor must be made through The Electric Cart Company and will be limited to a certain number of vehicles (approximately 45 per week) throughout the community at any given time. Only one cart may be rented per home and rentals will be granted on a first-come, first-served basis. Please contact Electric Cart Company directly for availability and pricing.

The WaterColor community has grown in popularity, becoming a leading 30A community and a favorite amongst guests from all around the world. With approximately 1,000 people per day using the Beach Club alone, the Board has decided it is time to expand the Beach Club and Camp WaterColor amenities. ***Projected plans are shown in the photos for this home.

Camp WaterColor Expansion Project: Construction began in late Feb 2018 and the projected completion will be early 2019 prior to Spring Break. However, dates are not guaranteed since delays could occur. The Camp pool, basketball courts, and tennis courts will be completely closed for the duration of the project. Once open, the project may open in phases, meaning not all amenities are guaranteed to be available at the same time. The lazy river is not anticipated to be complete until Summer 2019 or later.

Beach Club Project: The Beach Club and pool will be closed starting on 9/4/18. The complete expansion is projected to take between 12-24 months. The Beach Club and pool areas will be completely closed during the first phase of the project, which is projected to last until early summer 2019. Plans include opening the beach club area in phases with at least one pool available around early Summer 2019; however, dates have not been announced and could change at any time during construction. The HOA has confirmed beach access will still be available in the same location, adjacent to the Beach Club. Towels will be distributed from a check-in gate on the boardwalk. Bike parking will still be available on the lawn in Town Center. Resort and homeowner beach chair rentals will be handled on the beach at the Beach Hut. Food and beverage will be available from Fish Out Of Water, which is now accessible from the boardwalk.

***Keep in mind, there are multiple pools and play areas throughout the WaterColor community so you will still have access to the open pools and parks.

Due to the outstanding beaches, beautiful emerald water and amazing communities along 30A, our area is getting more and more popular each year. Along with this comes a higher demand for housing, restaurants, etc and projects in the communities to meet these demands. There is a high possibility of nearby construction, home remodels, community changes and county projects on the roads and bridges along 30A year round and throughout every single community. Please be aware that refunds will not be issued due to noise disturbance or unsightly views due to nearby projects.

Reservation/ Booking Policy:

- 50% of the total cost is due at the time of booking.

- Balance of payment is due 60 days prior to arrival date.

- Except for a 5% cancellation fee, the initial 50% payment is fully refundable if cancellations are given more than 60 days prior to the arrival date.

- Travel insurance plans are available to our guests; some restrictions apply. Ask for details. (Insurance is Optional.)

- Concierge services are available. We recommend arranging rentals and services as far in advance as possible as some services are limited.

Probably our best rental in Watercolor to date (we've had 7 or 8). The outside area was a huge hit with the massive grill, hot tub, pool, sitting area with TV, etc. The inside was incredible as well - two sets of washer/dryers, amazing bathrooms, great furniture, large rooms, etc. The only downside was the pool alarm. With older kids it was terrible. We took the batteries out after about 1 hour. I realize the point is to keep kids from drowning, but for adults, it is just bad.



Service was top notch. Brandon had to come out a few times, but he was very responsive. No issues whatsoever. Thanks All!

Second Time as Good as the First

I just completed my second stay at Villa Menthe. It was every bit as wonderful as my first one in September. The house is gorgeous and was the perfect setting for a girls getaway to celebrate my 50th birthday. My favorite part of the house (besides EVERYTHING) is the outdoor covered patio with fireplace, tv and hot tub which was wonderful for the chilly days we had. Heather and Jacklyn were wonderful to work with and went above and beyond to make sure we were perfectly happy. They even recommended a chef (Patrick from Cafe Tango) to bring in dinner one night which we did, and it was amazing! I would not hesitate to rent the house again and tell all my friends to do the same.

We thoroughly enjoyed our stay! Our entire family enjoyed the many areas of the house-both in and outside. When a problem arose it was quickly addressed with minimum stress to us. I also want to thank the effort of Bryan as he was extremely helpful in resolving technical issues-TV & Internet. Based on the clean and wonderful house and the great service provided by your staff-Heather was extremely helpful - we are very interested in using 30A Cottages for future rentals.

We loved the house it was spacious and cozy. We enjoyed the backyard, the fireplace and pool, we love the Southern Cafe, Bud and Ally's, the food trucks. We enjoy the Shops in Seaside and Watercolor and being able to ride bikes to these destinations. The only drawback is having to walk or ride to the beach. The pool and beach at Watercolor was so crowded we used the public beach access. The people in your office were very helpful and accessible!

Perfect all the way around!

We had a fantastic time at villa menthe!!! The house was even better in person than online which is hard to do! We had two families; 4 adults and 5 kids and it was more space than we even needed. Perfect all the way around. Highly recommend!

A gem in WaterColor

We have been staying in WaterColor for years and this is our favorite house yet! The decor is so well done. When we were not at the beach, we spent most of our time on the back patio. What a treat to watch shooting stars from the hot tub. 30A Cottages was delightful to work with and they were attentive to our needs during our stay. A very enjoyable fall break for our family!
