Welcome to Villa Menthë! This 4,302 square foot home is located in the Lake District of WaterColor and is closest to Sand Hill Park Pool. This unique, luxurious home includes 5 bedrooms, 5.5 baths, bunk area on second floor (not counted as bedroom), and a large 3rd floor loft with built-in bunks (fifth bedroom). The custom draperies, bedding and upholstery make this property both one of a kind and home-away-from-home at the same time. The main level of the home has a spacious kitchen and living room with 14 ft ceilings and a gas fireplace. The kitchen features Carrera marble countertops, custom cabinetry, Wolf range and hood, stainless steel microwave, wine refrigerator, dishwasher, and refrigerator. At the back of the home, French doors lead out to a back porch and patio area with an additional gas fireplace, private pool and hot tub. The serene outdoor living space is complete with a covered outdoor living area, flat screen TV and built in gas grill overlooking the beautiful Western Lake Nature Preserve.
In addition to the main living area and kitchen on the first floor, there is also a spacious dining area with seating for 8 guests and 6 barstools at the breakfast bar. The laundry room, with private entry from outside features full size front loading washer and dryer with a folding station and utility sink. At the front of the home, there is a King guest master bedroom with private bathroom and a large walk-in shower. There is also a powder room off of the main living space.
Heading up the stairs to the second floor, you are welcomed at the top of the landing with a fun bunk room. There are two sets of Twin bunks, a window seat and large drapes for privacy. There are two guest bedrooms on this floor both featuring Queen size beds. One bedroom has a private bath with tub/shower combination and the other has a bath that is shared by bunk room guests. The shared bathroom has a double vanity and walk-in shower. There is also a second washer/dryer on this floor near the bunk area. The stunning master suite is on this floor. The striking color palette and decor of green, blue, and white with its King size bed make this a room you want to unwind in. The master suite has a private balcony with a gas fireplace and daybed swing. The master bathroom also offers double vanities, a great soaking tub, walk-in shower, and large closet.
The third floor of the home is a spacious den and bunk area with 2 sets of Twin bunks, sitting area, and an Xbox 360 perfect for the kids. There is also a separate playroom with table and chairs and a bathroom on this floor that features a double vanity and walk-in shower.
This home includes 6 adult bikes on all new reservations! (This is for reservations booked after July 6, 2018. Reservations booked before this date may or may not include the bikes. Please call our reservations office for more details and to see if bikes were included at the time you booked.)

***For the comfort and enjoyment of all guests, Smoking and Pets are NOT allowed. Group parties and celebrations are prohibited; occupancy at the home must not exceed 16 people at any time during your stay. WaterColor will only issue 2 parking passes per property. Any additional vehicles parked in the community without a parking pass displayed could be fined and or towed. WaterColor also has public off street parking throughout the community for overflow vehicles; parking is on a first come, first served basis and passes must be displayed at all times.
NOTE: Golf cart rentals in WaterColor must be made through The Electric Cart Company and will be limited to a certain number of vehicles (approximately 45 per week) throughout the community at any given time. Only one cart may be rented per home and rentals will be granted on a first-come, first-served basis. Please contact Electric Cart Company directly for availability and pricing.
The WaterColor community has grown in popularity, becoming a leading 30A community and a favorite amongst guests from all around the world. With approximately 1,000 people per day using the Beach Club alone, the Board has decided it is time to expand the Beach Club and Camp WaterColor amenities. ***Projected plans are shown in the photos for this home.
WaterColor Expansion Project:
The HOA is currently expanding the Beach Club and Camp WaterColor amenities to offer even more features! ***Projected plans are shown in the photos for this home.
The Beach Club will be completely revamped to include three separate pools! Upgrades include a new family pool with restrooms, a new resort pool, new restaurant and bar, new dune level grill and a third level adult terrace. The complete expansion is projected to take between 12-24 months. The Beach Club and pool areas will be completely closed during the first phase of the project and will reopen in phases with at least one pool projected to open by early summer 2019.
During the construction process, food and beverage will be available from Fish Out Of Water, which is now accessible from the beach boardwalk. Access to the beach, rental chairs, towel service, and alternative restroom options are still available. Bike parking will still be available on the lawn in the Town Center.
The Camp expansion will result in three separate pool options, including a lazy river for the kiddos! There will be a new arcade, food service and a bar area and there are even rumors of eventually installing a waterslide! The basketball courts and tennis courts will be closed for the duration of the project. The projected completion will be early 2019 prior to Spring Break. And, the project may open in phases. The lazy river is not anticipated to open until summer 2019 or possibly later. Dates are not guaranteed since delays could occur.
***Keep in mind, there are multiple pools and play areas throughout the WaterColor community so you will still have access to the open pools and parks.
Due to the outstanding beaches, beautiful emerald water and amazing communities along 30A, our area is getting more and more popular each year. Along with this comes a higher demand for housing, restaurants, etc and projects in the communities to meet these demands. There is a high possibility of nearby construction, home remodels, community changes and county projects on the roads and bridges along 30A year round and throughout every single community. Please be aware that refunds will not be issued due to noise disturbance or unsightly views due to nearby projects.
Reservation/ Booking Policy:
- PUBLISHED RATES DO NOT INCLUDE TAX AND FEES
- 50% of the total cost is due at the time of booking.
- Balance of payment is due 60 days prior to arrival date.
- Except for a 5% cancellation fee, the initial 50% payment is fully refundable if cancellations are given more than 60 days prior to the arrival date.
- Travel insurance plans are available to our guests; some restrictions apply. Ask for details. (Insurance is Optional.)
- Concierge services are available. We recommend arranging rentals and services as far in advance as possible as some services are limited.
