When you’re ready to tour the rest of 30-A, you can leave the car keys at home and take the bikes. Blue Mountain Breeze has four bicycles for you to use as you travel the bike path (aka Timpoochee Trail), which is 28.5 miles in length and a wonderful way to explore 30-A. About Ray Ivy

We built our vacation home, Blue Mountain Breeze, finishing construction in early 2009 and lived there for several years. Our goal is to move back to this wonderful area and home at some point down the road.

Why Ray Ivy chose Blue Mountain Beach

Watching the amazing sunrises and sunsets...falling asleep to the sound of the surf with the breeze blowing on your face...grilling fresh seafood on the deck with family and can't put a price on these things.

We live sustainably and used our knowledge and experience to build this home to be comfortable, healthy, safe, durable and energy efficient. Our home uses geothermal energy for heating and cooling. Extra care was taken to make our home very strong and resistant to high winds. Solar panels will be installed on the home one day that will generate most of the electricity used.

Like many others, I grew up coming to the Florida Gulf Coast on vacations almost every summer. In 2001, we were fortunate to be able to buy Lot 6 in Sandcastles by the Sea. In 2008, through hard work and careful planning, we were able to fulfill a dream and build Blue Mountain Breeze.

30-A is a fantastic area because it is convenient to everything but far enough away avoid big crowds. Destin is slowly creeping eastward but Point Washington State Forest will always function as a buffer to minimize commercial development. Plus the building height restriction wisely instituted long ago by Walton County prevents high rise condos and keeps the area feeling a bit more like Old Florida. Blue Mountain Beach is relaxed, laid-back and friendly, with many great restaurants and tons of other amenities. It's a beautiful place to live and vacation.

What makes this house unique

Location, location, location! Steps from the beach, sip coffee on the deck watching the kids play in the pool or common area or cul-de sac, walk or bike for delicious local food, relax with sea breezes on your face, listening to the surf and the seagulls.

Many of our guests tell us they prefer to deal directly with us instead of going through a property management company. We strive to offer friendly personalized service, attention to detail and accessibility that might be a bit lacking with a larger company. We place a big emphasis on building long term relationships with our guests and do all we can to go that extra mile to make sure your stay with us brings back happy memories.

Blue Mountain Breeze is in an easily accessible, central area with almost everything you need within walking/biking distance or a very short car trip. We're within a block of Hwy 83, a main connector between 30-A and 98, so if 30-A traffic is heavy (like much of the time during peak seasons) you have alternative route options.

Our beach home is located on a quiet cul-de-sac south of 30-A along with 8 other homes. The round pavement area is an ideal place for the kids to play, as there is little traffic. Plus, you can keep an eye on them from the porch.

Our new pool is located just below the main deck, so it's easy to watch the young ones play from there as well.

Many of our guests have vacationed at various spots along 30-A and they tell us the beach is not as crowded here. We like to hear that and hope you do too.

BEST VACATION EVER....those are the words my granddaughter used to describe our visit to Blue Mountain Breeze. The house was perfect for us - everyone had their own room, plenty of "shared" space, great kitchen! One granddaughter loved shelling on the ocean and one loved the pool, so there was something for everyone. I have rented through VRBO in the past but I think this is the first time I have ever actually talked with a human being! Ray was WONDERFUL to communicate with. He answered all my crazy questions....and quite promptly too! We LOVED it!

Well maintained home, large but cozy with just the right touches to make you feel relaxed.

The house had a classic old south charm but with all the modern conveniences and lots of tvs. The splash pool added extra fun and the beach was right down the street. The location was perfect, convenient to lots of good restaurants,Seaside and the best ice cream ever at the Creamery a block away. We had a great time and Ray could not have been a better host. We will come back.

Perfect Vacation House

We arrived just a few days after the hurricane devastated parts of Florida and we were concerned how our vacation would be affected. Ray kept in contact with us and assured us everything was OK. Upon arrival and during our stay we couldn't have been more pleased with the house and the service we received. We had 12 guys that take an annual trip to Florida and this house was one of the best that we have stayed in. We will consider it for our next trip. Ray even called us on our way home to make sure everything was OK with our stay.

Great location, great amenities, lots of space

I would highly recommend this property and plan on renting it again in the future. We were a group of six (three couples) and three dogs. We typically rent another house in Santa Rosa but it was booked so we found Ray's place and I am so glad that we did. From the start Ray was very responsive and we chatted on the phone before he sent me the information for the rental. We had a lot of criteria to meet and this house met them all. It was spacious, comfortable, clean, close to the beach, you can walk to great restaurants, bars, bakeries, and ice cream plus it was dog friendly, and has a grill and a pool. We needed three beds (not bunk) with theee bathroom and this house had that and more space. The kitchen was very well stocked and Ray even left a welcome basket for us and included treats for all three dogs which was very thoughtful. The house is in a cul de sac and there is plenty of parking. Overall we had a great time and the vote is that this house is better then the house we rented for the past three years and that we'll return!

Great Experience

My family (to include 2 young children), my mom, aunt, cousin, sister/brother in law all stayed at Blue Mountain Breeze in August 2017. We loved it. The location is absolutely perfect, just a short few minute walk to the beach. The pool was great and the perfect size to cool off in. The main floor of the home was well laid out with plenty of seating in the living room and room for my kids to play. The dining room table was large enough for us all and the kitchen was great and stocked with lots of plates, dishes, pots and appliances. Plenty of storage too. The beds were nice as well. Ray, the owner, was great to work with. He is very pleasant and always answers promptly. There was a leak in the ceiling while we were there from an upstairs bath and Ray offered us a credit for the inconvenience. He just wanted to make sure we had a great time. It was important to him. Ray is wonderful to deal with, a class act, and I would stay in the future.
