• On the main floor of the residence you’ll find the kitchen, dining room, great room, deck access to pool & hot tub, and two guest bedrooms. One has a split king bed with hall bath and the other a king bed with en suite bath. Downstairs you have the remaining 3 guest bedrooms; including the master, a washer & dryer, and additional family room.
• Vail Village is located ¼ of a mile walking distance from the home (8 minutes). The walk to town is downhill, and the walk is uphill on the way back to the home. Once you reach Vail Village you will have to walk about another ¼ mile to Gondola 1 (another 5 minutes or so). If you prefer, they can store ski equipment overnight at the ski rental or one of the valets/ski locker shops at the base of the gondola.
• Guests can also walk slightly uphill from the home (0.3 miles or an 8 minute walk) and connect with the Bear Tree Ski Run off of Rockledge Road, or walk 0.3 miles flat (to the West, about 7 minutes) to the Born Free Run that leads to Lionshead Village. If you choose to go to Lionshead or the Bear Tree Run you would be walking in, and carrying equipment.
In addition to the nightly rate, the following charges apply to rent this residence:

What are your methods of payment and what is required at the time of booking?
We can take credit card, check, or wire transfer. We require half of the total rent (including taxes and fees) due at the time of booking + booking fee, and the other half is collected 60 days prior to your reservation.
What is your cancellation policy?
Any cancellations that occur more than 60 days prior to arrival will receive a full refund less one night’s rent, the damage insurance, and any booking fees. Cancellations that occur within 60 days prior to arrival are forfeited by the guests and no refunds will be made.
We do however offer travel insurance that covers a vast array of cancellation causes to help our guests feel more at ease with their luxury travel investment. We offer Red Sky Travel Insurance, and this insurance protects against trip cancellation, trip interruption, and trip delays. It also provides medical and baggage protection, along with emergency assistance services. To cover your trip the cost to add insurance will be 7% of the total quoted above.
Can someone help me book dinner reservations, massages, and the like?
Absolutely! We’re not just providing you with a rental property, we’re providing you an experience! When booking with us you’ll have a Triumph representative meeting you at the rental property to give you access and tour you through the home. You’ll also be reach out to by your personal concierge closer to your reservation to coordinate your arrival details as well as book dinner reservations, bike or ski rentals, groceries, and the like if you wish!
TERMS & CONDITIONS:
Smoking is not permitted in any of our rental properties. Violation of this policy will result in additional cleaning charges. These charges may include, but are not limited to, steam or dry cleaning of all carpeting, area rugs, drapes, bedding, linens, and other furnishings at the discretion of Triumph Mountain Properties.
Moving of furniture in our homes is not allowed. Upon check-out if we find furniture moved around the cost of time to move pieces back to their rightful place will be on the rental guest. Also, any scratches or damages caused by moving furniture is not covered under the damage insurance, and the cost will be on the guest.
We do not stock humidifiers in our rental properties as these devices can be health hazards if not maintained properly and TMP does not have the proper equipment nor staffing to properly maintain these devices. We do offer to help set up humidifier rentals and delivery for your vacation; please request with our concierge to rent these prior to your arrival.
Pets are not allowed in any of our rental properties. Triumph Mountain Properties will require the immediate removal of any unauthorized pets from the property. Tenant is responsible for the costs associated with boarding an unauthorized pet and for any cleaning charges associated with returning the property to a pet allergy-free environment. These charges may include, but are not limited to, steam or dry cleaning of all carpeting, area rugs, drapes, bedding, linens, and other furnishings at the discretion of Triumph Mountain Properties.
Via the Fair Housing Amendments Act we are permitted to exclude an animal, including a bona fide service animal, if the presence of the animal causes a fundamental alteration of the goods and services offered to other tenants, and future tenants in a short term rental property. Please let us know if you plan on traveling with a service animal so that we can find you a pet friendly alternative for your stay.
MAXIMUM SLEEPING OCCUPANCY:
The maximum occupancy is based on the number of people that can sleep in the existing bedding. Exceeding the maximum occupancy, or sleeping on pull-out sofas, sofas, or other types of temporary bedding will result in the eviction of the excess members of the party and the implementation of a penalty charge equal to one night's gross rent per extra person per night they were deemed to have stayed on property. In the event of such an eviction, no refunds will be issued.

Why Kathleen Sedillo chose Lionshead Village
This home is a rare find, for only a handful of properties throughout all of Vail have a pool, let alone and outdoor one! Also, during the winter months the views, the fireplace, and the ski access is hard to beat. People often refer to the Old Vail Charm they feel when walking through the village and seeing the many old time photos scattered throughout, and this home holds that charm as well. It is cozy on the inside with its wood fireplace and old time pictures scattered throughout taking you through the history of Vail, and of this long-time Vail residence. It is within walking distance to the slopes and anything one may need in Vail Village, but still remains off the beaten path in the best way possible.
What makes this House unique
Parking for 3 cars out front is a plus although one doesn't need a car while staying in this residence, and the private jacuzzi off of the upper level balcony offers serenity for those who can take pleasure in it for it not only relieves sore muscles but the views from it are incredible.

Very nice house
Great house, but with snow and ice on the road, we found walking into town difficult. Ended up using Uber a lot. Our 20+ year old kids had no issue. Great kitchen, bedrooms, living area.
Not being able to check out at noon was a problem.
When staying in the Forest Road home you will be provided with a personal concierge who can deliver groceries, arrange ski delivery, transportation, dinner reservations, and much more!

Check-in time is 4:00 PM local time. Check-out time is 10:00 AM local time. We are a private company without the ability to move guests to rooms such as a hotel might be able to if the condo or property is not ready before 4:00pm. Therefore we have to be strict on our check-in and check-out policies and times so that our housekeeping team has the tools and time necessary to clean the unit as well as our management team to turn over only the best property for your vacation. We will try and accommodate an early check-in as early as 2:00pm without an additional charge, but any check-in requests prior to 2:00pm will require an additional charge. We will try and accommodate a check-out as late as 12:00pm without an additional charge, but any check-out requests for after 12:00pm will require an additional charge. Our concierge will be meeting you at the residence upon check-in. Please allow time at check-in to go over any itineraries and your rental property.
