(Not 5 or 6 adults) This is the condo board's rule for a unit of this size, which I personally think is silly but I am forced to adhere to it.

-Kitchen: Granite counter-tops, stainless steel appliances including a microwave and a dishwasher. The fridge filtration system is hooked up to the water line so there is no need to bring bottled water. The kitchen table seats 8. There are margarita glasses and a blender too!

-Large master bedroom with an attached full bathroom, king sized bed, patio access, TV and 2 large closets. It has its own air conditioning unit as well.

-Second bedroom has a double bed and bunk beds with an additional pull out mattress underneath for a total of four beds. This bedroom is right beside the second full bathroom and has a large closet with built in drawers. It also has its own air conditioning unit.

-Third Bedroom/Laundry room: This room has a washer/dryer combo unit and bunk beds with an additional mattress underneath. There is a full bathroom tucked into a closet. This room is quite small and does NOT have its own air conditioning unit.

-Pool: Two level pool with plenty of lounger chairs and umbrellas. Female and Male bathrooms. Poolside shower.

-Common Area: Covered with a hut style roof, beside the pool with tables, chairs, and unattended bar.

-Beach access: Gated access to beach with provided fob key.

-Security: This property is completely secure with gates and 24 hour security.

-Parking: this property has a titled stall inside the gated parking lot.

We first visited Punta de Mita in 2012 and fell in love with the small town feel and gorgeous ocean views. Shortly after our first trip here, we started looking for a property because we loved it so much. The patio in this particular property has a breath taking view, which was definitely the selling feature for us.

Wonderful condo. Would go back!

This is an absolutely great condo and complex. It’s large, fully equipped and great view. Has towels, all kitchen things you need including garbage bags, dish soap and coffee filters, hair dryer and laundry soap.

The town of Punta de Mita is equally wonderful - quaint but everything you need. Many great restaurants, a grocery store and other shops. The pool is fantastic for kids. Even a small splash pool at the bottom so parents can relax without worrying about non swimming age kids. Grounds are beautiful and well maintained. This condo is a great location by the restaurants.

Only small things were a bit of a walk (10 mins) to the swimming/sandy beach as the one in front is quite rocky, and had a few miscommunications with property management company (were late to meet us so we had to wait outside gate of complex for awhile at arrival and laundry was not working which was supposed to be fixed) but the owner was extremely responsive and proactive and we had laundry again within a day!!! Also the property managers offered us grocery delivery service for a fee and it was great arriving to a fully stocked kitchen including fresh guacamole, pico de galle and cold beer! Our child’s crib was lost at airport and they were able to get us a rental right away.

Would love to return one day!!! Go here you won’t be disappointed!!!

Sunny Side Up!

Loved getting up in the morning to enjoy my coffee on the patio looking out to the pool and ocean. We really enjoyed the fact that everything is within reach, beach, restaurants, cafes, markets etc.

Wonderful condo! Disappointed in Punta de Mita.

We have stayed at several condos over the past few years during our annual February vacation to the Puerto Vallarta area. This unit was, by far, the most well-equipped regarding the kitchen. Not that I cook very often when on vacation, but the only things that I couldn't find were measuring cups and spoons. Really nice pots and pans, and a drawer full of sharp knives so that even cutting a pineapple was fairly effortless.

Alberto, the property manager, was attentive and helpful. We appreciated a visit from the concierge upon check-in. Security personnel Antonio and Pedro were a delight to talk with, and one of them was always on duty. Wifi was slow, but that's a first-world problem.

If you are one who needs daily housekeeping and towel changes, then a condo is not for you. However, there was a more-than-adequate supply of both bath towels and thick beach towels at this place. Even more appreciated, a big supply of toilet tissue, facial tissue and paper towels: We have never encountered that before, but have always had to go buy our own when the cursory one roll of TP was gone.

I was disappointed in Punta de Mita for a few reasons. First, it is sleepy. Not that we want nightlife, but there were really only a handful of restaurants so we had several repeats.

If you're a shopper, you won't find much here. La Cruz isn't far, nor is Bucerias, or Sayulita for that matter. The bus service is reliable, if not a bit bumpy, but a good adventure in itself. Groceries can be found at the Mercado up the street, and there is a mini super pretty much next door to that. An Oxxo is two blocks away but that mostly just has snack/junk food.

I was especially disappointed in the lack of beach use here except by the boarders who are getting in and out of the water. There seems to be no "sitting" on the beach in this part of P de M -- no chairs provided on the beach even by what seemed to be large resorts. Lots of chairs around swimming pools, though, if that's your thing. It's not my thing.

We were glad to learn about this community's gate-locked private access to the beach, but when we walked down, there was nothing, so we came back. I saw several other families do the same. I would suggest to owners of these condos that they make it clear in their listings what the situation is. I did suspect something like this when there were no photos of the beach on the listing.

That said, my disappointments may not be yours. This place is nice with some good amenities.

Relaxation perfection

Wonderful floor plan, perfect amenities, breathtaking pool. The condo was everything we hoped it would be, spacious, modern, feature-full and clean. The security was a bonus. Location was walking distance to many restaurant choices, water activities, easy transportation. We walked, taxied, and even took the local bus. We swam in the spotless pool and nearby ocean, and went for sunset strolls on the beach and evening walks through the friendly village. We relished every minute of our visit. We hope to come back and bring friends.

So much fun!

My family and I just got back and had a great time in Punta de Mita. This property was amazing and even better then we had expected. We traveled with out 4yo and 10mo and they did great and loved the place to especially the pool! Everything you could need and we can't wait to come back. Our favorite place to eat was right at the bottom of the beach trail "Cocos Frios". Hugo and Rosario were so nice and we enjoyed so many beach days and sunsets there. The security especially Antonino were also very nice and super helpful. Everyone we met at Faro de Mita was great. A few helpful tips we learned is the hot water is actually on the opposite side "C". We were told that stands for Caliente :). Rommel and his concierge team were great. They helped find us the best babysitter, Adriana, who was awesome with our daughters. We did not need much but they can help with anything you need. Hope you enjoy your trip as much as we did!

Faro De Mita Condo

My family and I stayed in this unit for a total of 12 days during August 2017. We totally loved it. The unit is spacious, clean and had all of the amenities that you need including washer and dryer. The layout was perfect for us. It is well furnished and everyone there including the security guards were friendly and helpful. We would definitely stay here again.

Punta de Mita is the perfect place for water sports. The area is well known for its surf either regular or SUP. A few steps of the condo there's El Anclote beach, the perfect spot for learning how to surf.

The area is also great for regular and spear fishing. From November to March its Whale watching time and all year long you can either snorkel or dive in the Marietas Islands which are at a mere 20 minutes ride by boat.

Punta de Mita began as a small fishing village, but now with the addition of the Four Seasons and St. Regis resorts several delicious dining options have opened to cater to the influx of tourists. Punta de Mita is becoming known as a top culinary destination. Almost all restaurants in Punta de Mita offer fresh seafood, at Si Senor the servers come around to each table holding a pole carrying all the different fish that were caught earlier in the day. You can also find a wonderful Italian Restaurant just a block from the condo, Casa Teresa. During High Season you can get delicious tacos on the famous 'Tacos on the Street' which is also a block from the condo.

There's an Oxxo store, only two blocks away, open 24/7 there you can find basics from milk to sodas, some alcohol and medicine. Last May a full grocery store opened with fresh produce, premium alcohols, meats, and dairy products.

If you rent a car you can go to Sayulita a nice Surf Village, just 15 minutes drive. There's good and interesting shopping and dining options.
