Location, Location, Location ! The listing photo is the same photo in Hugh Grant's movie "Music and Lyrics" !

This location is amazing and it has a lot of value especially during cold or rainy days when it's hard to catch a taxi. You are in a great walking neighborhood, AND right across the street from an express and local train !

Newly renovated one bedroom, wood floors, spacious living room, kitchen, and bath. Fantastic location at 72nd and Amsterdam, close to Central Park entrance on 72nd (Dakota building, Strawberry Fields, Boat House). Has cable TV in Living Room and Bedroom, and wireless internet. Trader Joes is conveniently across the street. Apt is four floors above street level in a walk up building.

Also VERY CONVENIENTLY across the street is the 1,2,3 subway (2,3 run express stops). You're one stop from Times Sq, 2 stops to Penn, 3 stops to a short walk to W Village. Excellent restaurants and Cafes on Columbus Ave close by. 10 Minute walk to Lincoln Square where there is the Opera, Ballet, Philharmonic. 10 minute walk to Hudson River boardwalk.

There is a plush comfortable queen size bed in the bedroom. For your protection, the pillow top mattress is wrapped completely inside a premium fabric bed bug protector and no comfort is compromised. For guests that want accommodations for 3 there's a very comfortable long one piece (down wrapped) cushion sofa that sleeps one. For 4 guests a comfortable pillow top queen size air mattress will fit in nicely in the large living area. For 6 guests, an extra queen size pillow top air mattress can fit in the large living room. Bedding and towels will be provided for the selected number of guests staying. Attention all ladies: I have a hair dryer for you in the bathroom, no need to bring one !

Convenient free pick up and drop off same day laundry service available if needed. No need to pay the expensive hotel laundry service.

Finally, I'm a great host, you will have access to my cell phone if you have any questions related to the apartment and for things to do or places to see. My goal is to have you become a repeat guest !

Please note: Whenever possible, I will allow for an early check in and/or a late checkout. My neighbor (only two apartments per floor too!) is also very nice and when possible, she allows my guests to leave their luggage at her place upon arrival or departure.

Hi I'm Richard. I am originally from New York and lived most of my adult life in Los Angeles before returning to NY five years ago. I work as an independent financial advisor. In my spare time I love traveling and learning about new cultures and languages.

Here in Manhattan, I love Central Park close by and find myself biking, rollerblading, and simply walking a few times a week in the park. I'm a people person and enjoy meeting new people from different countries. If we meet and you speak a different language, I will probably be asking you how to say something in your language.

perfect place to stay in Manhattan

This really is the perfect place to stay if you are visiting Manhattan. Everything worked out smoothly - from the first contact with Richard to checkout. He is prompt responding to questions and is very serious about making it a pleasant stay for guests.

You couldn't ask for a better location. The apartment is near to everything you will need: subway stop, shopping, restaurants, bakery ,etc. it is a very clean and spacious apartment with plenty of room for 4 people (We had 2 adults in a very comfortable bed, 1almost teenager on the sofa and 1 teenager on the large air mattress). We had plenty of room to spread out and relax after walking all day in the city. The kitchen is big by NY standards and is well stocked with practically everything you need to cook at home. The bathroom is roomy, as well. And yes, there is a hair dryer, and I appreciated not having to lug mine along. The apartment is really clean, too. You know that feeling you can get in a hotel when you climb into bed and don't want to touch the outer blanket because you aren't sure when it was washed last? Not here! It really felt like home.

We would recommend this place to the pickiest of travelers. The location and cleanliness of the apartment combined with Richard's outstanding guest service made our vacation to NYC truly memorable!

Great location and very responsive owner

The location of this unit is pretty unbeatable. It is steps away from subway lines 1, 2, and 3, and has most everything you need within a few blocks, including a Trader Joe’s. Parking in front for loading and unloading was surprisingly easy, and with advanced planning, navigating the 4 flights of steps with our things wasn’t too bad. (We used camping backpacks.)

Since this unit is pet friendly, we really enjoyed having our dog with us as we explored Central Park a few blocks away. The unit was clean, and tidy, and we appreciated our host's recommendations of local restaurants when we arrived.

We did have an noisy water hammer issue with the radiator piping from the unit below in our bedroom our first night, but Richard was very quick to address it, and it seemed to be better the other subsequent nights. It is an urban apartment, but we slept very soundly on the comfortable beds.

One thing to note is that there is no longer a radiator in the bedroom, so the room was pretty cool without the use of the space heater provided, and additional blankets would have been welcomed. The furnishings were sparse, but we generally had everything necessary, and after all, how much time do you want to spend in your room when in NYC anyway? All and all, we had a good stay, and Richard was a terrific host.

Owner's Response: Thanks Karen I have since handled the pipe noise which as you mentioned was primarily the first night. Additionally because of the removal of the radiator because of the past noise, the bedroom definitely stays warm and toasty with the large portable heater plugged in.

Please read: Beware of renting this apartment- MICE, NO HEAT, NO HOT WATER

My family and I rented this unit for 5 nights based on the reviews we read. We arrived at the property only to be greeted by an angry neighbor who gave us warnings of the MICE INFESTATION and NO HEAT and NO HOT WATER. I proceeded to inform the owner of this matter but kept a positive attitude until I experienced all of the above myself. MICE by the front door, no central heat and absolutely no hot water. The place smelled horrendous as if someone doused it with air freshener to hide a garbage smell. The building is tilted and felt like it was literally falling over. I can't imagine it is within any sort of code. The owner agreed to refund us and apologized. We immediately left the place and reserved a hotel for all 5 nights. The next day, the property owner decided he would only be refunding us 1 night and requested that we move our entire family and suitcases back to his property as he claimed to restore the hot water and heat. He also claimed that no mice had been seen for 10 days and didn't believe us when we informed him of the mice. I would DEFINITELY STAY AWAY FROM THIS PROPERTY AND FROM THIS PROPERTY OWNER. I would give zero stars if possible.

Owner's Response: Dear Future guest, Reviews are part of this business. I have an excellent review profile with overwhelming positive reviews. Unfortunately the only accurate statement this person said is about the one night of no hot water. To that extent I offered her a refund plus an inconvenience fee for choosing to stay at another place. This situation can happen on rare occasions. It's New York, and when the whether initially starts to get cold, occasionally there's a glitch with a heating system when the cold whether returns. For this reason I always have backup space heaters in the apartment that work just as well in providing warmth, so really the only problem was hot water. I have her text stating she will not post a negative review as well. (can provide) because of my offer to refund her the first night plus an additional fee of $200 - which I did. Jessica expressed great frustration for her and her kids for in not being in an elevator building. I could not change or fix this reality and pointed it out to her that this is fully disclosed and the majority of VRBO's and Airbnb's apartments are without an elevator. I believe she was desperately trying to find a way to pick another property and laid blame on some additional untruths. There was no angry neighbor, nor were there any mice. As you can see the vast majority of my reviews are very good. Happy to discuss this "one off" experience with anyone.

Excellent experience and great location!

We loved our experience at the apartment and our dealings with Richard. It has pretty much everything you need and the best location. It is very spacious and comfortable. The kitchen and bath are nice sized. The bed in the bedroom is very comfortable. Yes, there are stairs you have to navigate. But other than having to get our suitcases up them, it wasn't a problem. Lots of restaurants and stores right there. Subway is literally right across the street. We had a great experience and recommend this apartment for your stay in NYC.

Location location location!!

My wife and I visited NY with our 4yo and 7yo and we felt safe walking around this neighborhood. The apartment worked out very well for us. Central Park is an easy walk, the subway is literally right across the street and anything you could need is in this neighborhood just steps away. Not once did I feel unsafe taking the kids on the subway Downtown from this station. We looked at staying in a hotel downtown and we're glad we didn't. Don't spend the money on a tiny hotel room in the busy city, stay here in the upper west side and live like a New Yorker.

I would also like to add that any time I needed to get ahold of Richard he picked up the phone when I called and when I texted he responded to my text messages very quickly. Communication is very important to me and I'm always tied to my iPhone so my expectations were definitely met.

If we visit NY again, I will definitely rent this apartment again.
