Villa Lysis is located on the border of a charming hamlet perched on a hill top just a few miles west of Florence.

The villa was built in the twelfth century as a fortified Lombard farm to guard the fertile Arno Valley.

In 1989 the property passed into the hands of the present owner who embarked on an immense renovation, which respected the authenticity of the space whitout neglecting any of the modern comforts. In the process of the renovation the original Tuscan style framework, frescoes, wooden beamed ceilings, stone walls, brick vault, and cotto floors were all preserved.

The villa has been furnished, equipped and decorated to the highest standards respecting authentic aesthetic and functional considerations. The furnishings and decorations are a combination of fine antiques and updated, high quality sofas, chairs and beds. The warm, cozy and quaint interior of the villa gives life to the feel of Tuscany, while maintaining a unique pleasing atmosphere - a rare combination of traits to find among the rental options of this countryside.


The main entrance gives way to a large and elegant living room with an open fireplace, original cotto floor, lovely beamed ceiling, library of art, cuisine, and travel books, not to mention all the comforts and conveniences of modern life (satellite television, , radio, . In addition, the living room has access to a garden.

Off the living room is a neoclassical style double bedroom with an oversized bed (140 x 190 cm ) and 2 windows with view over the quiet courtyard. Adjacent to the bedroom is a large full bathroom appointed with a private shower area.

The kitchen has a spacious cooking plane with 4 gas range and electric oven, microwawe, American coffee maker and an abundance of cooking utensils. This finely appointed kitchen is equipped for the preparation of a light snack or an entire gourmet dinner.

The formal dining room is enchanting with its large Tuscan style fireplace, wood-beamed ceilings, cotto floor and view to the garden via a large window and glass paned door. Treat yourself by serving meals in the style that one would expect in Tuscany - with stemware and china provided.

On the first Italian floor (second level) there are two double bedrooms and a full bathroom. The master bedroom is graced with an iron framed king size bed, beamed ceilings and a view of the Tuscan hillside with Florence visible in the distance. The second bedroom has a double bed (matrimonial or twins), a floral detailed ceiling from the 20th century and 2 windows with view over the quiet courtyard. Both bedrooms on the second level are air-conditioned. The bathroom is equipped with a tub and is decorated with lovely Italian tile and cabinetry .

A Medieval Cellar with stone walls and a curved vaulted ceiling serve as an enchanting dining space for six. As a note of interest, during the most recent renovation, a hidden vault was discovered filled with period pieces which now adorn the villa.


From the garden there is a gorgeous panoramic view of the Arno Valley with Florence visible on the horizon. From another side of the Villa you will be mesmorized by the tranquility of an enormous 18th Century baroque monastery residing on a nearby hilltop. The surrounding area of the villa is covered with quaint pathways, olive tree groves, vineyards and again, SPECTACULAR VIEWS!

The yard and gardens are adorned with wrought iron furnishings and comfortable lounge chairs from which you may enjoy the scenery. In addition, an outdoor Jacuzzi ( no heat, just bubbles - open mid May/mid September-depend on the weather ) is available for your pleasure.

Carla and I in Kennebunkport during our trip in the US few years ago. I was born and raised in a small village west of Florence but unfortunately located in the industrial area. My dream was always to lives up the beautiful hillside, with wineyards and olives trees around. I accomplish my dream in 1989 when I buy a very fascinating old mansion, but in a very poor condition ! I worked hard for 3 years to fix the house and then I start to rent few weeks in summer . All my clients was very happy with my hospitality and the business increased each year, so, after time I decided to move elsewhere in the same area and left the villa only for my guests.

I decided to buy this house because when I saw it the first time I immediately fall in love with ! The location was wonderful; on the top of the hill, with an amazing view overlooking the valley and Florence, the small hamlet was typical tuscan style, whitout any modern intrusion. The villa was owned in the past by a bourgeois family and still maintain some taste of elegance from the older time, with decorations and appliances. It was like jumping back into the XIX° cent. !

What makes this house unique

House built in the XIII cent., quiet location, view, green area, wineyards and olives trees. New Acquatic Park in the vicinity with different activities: pool, bike, bird watching, beach, surf, climbing, walking, bar and restaurant, festival.

Exceptional Host!

We have rented in the United States from and always had good luck in the past. This stay was exceptional! The house is wonderfully decorated with antiques and items that bring out the charm in this adorable 3 bedroom villa. The views are breathtaking from the bedrooms upstairs as well as the patio outdoors. We spent each night drinking wine, eating cheese, enjoying the views, and reflecting on our busy days traveling through Italy.

On our first day, we made sure to have Carla come to the villa to make us dinner so that we could unwind from our few days spent in Venice. WOW! The food was incredibly delicious (even for us foodies) and enough to last almost the entire week! Carla was such a treat and we wish we had booked her for an additional night as well.

The train station at the bottom of the hill from the Villa is close enough that you can walk to it, however coming back from a long day of walking through different cities / towns of Italy; we needed a taxi to take us back up the hill to the Villa at night. Andrea gave us a name of a local taxi driver that was wonderful; we just told him a time that we would be at the train station and he was always there waiting for us. Andrea also gave us information on two great places to dine. The first is Edy Piu’s which is literally right next door… wonderful meal and if you have the chance to sit outside and dine, definitely do that. The second was a wonderful farm (bed and breakfast) at the top of the hill; great breakfast in the morning and superb wine in the evening!

And speaking of Andrea… we cannot even begin to thank him for all that he did for us. On the third day of our stay, very early in the morning, my husband fell and crashed into one of Andrea’s antique curio cabinets resulting in a horrific accident! At 5:45 am, I called Andrea for help for we needed an ambulance. Andrea immediately raced to our rescue. He was at the Villa within 10 minutes and rushed us to the nearest hospital, stayed with us for 3 hours while my husband had his arm stitched up translating Italian into English and comforting me (for I was a wreck). He also picked us up a few days later to take us back to the hospital for a follow up visit, stayed with us again for 3 hours! Who does stuff like that?! He is the most kind, considerate and gracious man! We are so thankful for all he did for us. With that said… why would you think of renting anywhere else? We will DEFINITELY be back! Gorgeous house in a beautiful setting

We're a family of four (our kids are young teenagers) and this house was perfect. Everyone got a bedroom(!) and there were gracious spaces inside and out for us to spend time together. We didn't rent a car, but took the train into Florence and elsewhere from Lastra a Signa; the station is about a 20-minute walk from the house. Andrea is lovely and met us at the airport. When two of our bags were lost en route, he spoke with the airline (our Italian isn't good) and delivered them to us the next day. Ask Carla to make you dinner--it was really quite wonderful that first night, and we had leftovers for days. Would very much recommend this house.

Living in an Icebox

Author’s note: Upon our departure the owner strongly stated that he would no longer be renting Villa Lysis from November to March. Additionally he did not charge us for “heating” the Villa. Be forewarned.

My family and I (wife + 15 year old son) are quite well travelled and I have never written a primarily negative review of any of the apartments/villas we have rented and have virtually no expectations regarding service.

With this in mind I must express my absolute disappointment with Villa Lysis. Upon arrival the owner referenced that we would have to pay for the heat. Our problems started when he noted that the bill could be anywhere from 150-300 Euros. I was shocked at the amount, not that we had to pay. He also referenced that the entire heating system would shut down if used too much. We should have left then and there.

Here’s the absolute core of the problem: The Villa was an ABSOLUTE ICEBOX throughout the entirety of our stay. Per the owners request we turned the heat down during our first day to conserve energy (I get it) and we could then turn the heat up when we came “home”. The problem was the Villa was astoundingly not up to the task of heating the home to anything close to 50 F. That’s with the heat on high for hours. To make matter worse the hot water literally RAN OUT after 10 minutes or so every time we used it. We heated water by boiling it to “bath”. At a pretty intense meeting at the apartment 2 days later we informed the owner that we would absolutely not pay for something (heating for God’s sake) that simply didn’t work. He felt that we were applying “American” standards and weren’t being reasonable. This is insane.

• When it rained (the 2nd night) the entire electrical system shut down and it was very clear this wasn’t a new problem and simply hadn’t been fixed in advance of our visit.

• The entire heating system shut down the third day and night. What a miserable night.

• Even in perfect weather you will NEVER fill the tub with even warm water in the upstairs bathroom. It’s well beyond the capacity of the current heater.

• The TV didn’t work throughout our stay.

• Some of the cutlery provided wasn’t clean. We found food particles on several items and had to re-clean everything.

• A number of the light bulbs flickered or didn’t work.

• You really need to rent a car if staying here.

• Upon departure we were charged 15 Euros for the 1 ¼ mile trip to the train station. An absolute rip-off.

Owner's Response: I don’t undestand why the customer stayed for the entire week instead to leave for another place if they found so many problems ! But most of the issues mentioned are just lies. The tv work perfectly. Same for the heat and hot water. Also I haven’t anything to do with black out caused by a storm or the cost for the taxi. I had different guests in winter in the past and I never received any complaint. Also I had many customers whitout car not disappointed to walk to/from the train station. The core of the problem was that the customer tryed in many ways to save money ! Despite he sign the contract where is clearly stated that the heating is extra I totally refund the deposit and the payment for the heating to make the guests more confortable. It was useless. He only need vendetta. Anyway to avoid problems with this kind of customers I decided to not rent again the villa in winter. Most guests have been return guests, something for which I am very grateful. I have had a multitude of positive review, emails and thank yous, and patrons leave written notices at the home, but to prompt patrons to spend time to write a review is not my style. Therefore, after 23 years 2 negative review from slanderous peoples are painful because weight is given to the guest, and gives less credence to the owner. Hope this is just a bump on the road....

We stayed for one week in late March 2014. Andrea was as others described, helpful, kind, and the perfect host. He arranged for Chef Carla to come one evening and as others have stated, she was great! Oh my, the food! We stayed in this big villa as a couple but had our niece and friend spend a couple of nights for dinner. There was so much food left over! We loved it. The house has so much history and character. It is not a generic cookie-cutter hotel but a house filled with charm, quirks and all. We ate next door one evening and enjoyed our meal there as well. Thank you, Andrea, and we hope to cross paths again!

Fantastic Firenze from the Awesome Villa Lysis

It all started when we arrived at the Florence airport and we were met by our taxi, arranged by our Villa owner, Andrea. It was such an easy transfer and an enjoyable start to our two weeks. We arrived at the historic 500 year old Villa to be greeted by our host and we were immediately treated like special guests. We got the tour of the Villa, settled in and then were driven to the local supermarket (Sunday afternoon) by our host where we were able to purchase some basic needs for the Villa; local food and beverage. We discussed our plans and the host offered some local options for the open days in our schedule. Our first evening set the stage; wine, cheese and prosciutto in the garden overlooking Florence and Lastra A Signa, amazing and relaxing. It only got better from there. The Villa was all we expected and more. We learned a great deal about the history of the Villa, the neighborhood and the region. The neighborhood Restuarant was not only good but the staff, owner and chefs were truly a tourists dream; attentive and welcoming to locals and guests alike. We were treated to some private tours by our Villa owner to trips into the Chianti Region and through the Tuscany Region, enjoying wineries, shops, markets, butchers, castles, pizzeria's and the amazing history of the country. The architecture, churches, people and sheer beauty of the landscape made for quite a memory, in pictures and etched in out memories. We were fortunate enough to enjoy day and overnight trips to Rome, Venice, Cinque Terre, Greve, Certaldo and San Gimingnano. As much as we enjoyed all of those side trips there was something special about coming back to the Villa to enjoy a relaxing evening in the garden. We took the recommendation of Andrea and booked Carla (Chef) to come to the Villa one evening to cook for us. We had so much food with such a variety and we paired it with some wines we purchased from the wineries as well as the wines Carla brought. It was so good we had to eat some of everything and probably ate too much! We have only been home a few weeks but we already miss the Villa, Andrea, the food, wine and people of Italy. Our time at the Villa was more comfortable than we expected. The Villa was clean, spacious and so full of history. We have already told many people about how fantastic everything was. We were so fortunate to have chosen the Villa Lysis, Andrea and Lastra A Signa, it all made for a true first class experience. Thank you!

The Villa in Tuscany was more perfect than we expected

We were 3 adult couples and spent a week in beautiful Tuscany. The house was perfect with numerous areas to find privacy if you needed. Andrea, the owner, was amazing. Anything we needed, he took care of for us and we so enjoyed spending time with him, we had dinner together on our last night at a fabulous little restaurant right next door to the villa. It was so good, we ate there on 3 separate occasions. The house is very large and absolutely gorgeous with a beautiful terrace. Andrea totally renovated a few years back & it is exactly what you would want & expect from a Tuscan home. His attention to detail was outstanding & I loved just wandering the house & the property to take it all in.

The villa is ideally situated for those who wish to enjoy day trips to Florence ( 15 minutes by car or train ). It is also only three miles from the entrance to the Florence-Pisa and Milano-Roma motorways, both of which connect easily to all the major cities and villages of Tuscany.
