This cozy and well-maintained Balboa beach cottage (the lower unit of duplex) is located on the Balboa Peninsula of Newport Beach at 308 1/2 Alvarado Place in the Bayside area. Walk 250 feet to the ocean, 100 feet to see the beautiful yachts on Newport Bay. The Balboa Pier is a 5 minute walk down either the oceanfront or bay-front sidewalks.

Some of our happiest guests are couples and small families who love the idea of parking their car and walking to the beach, the pier, shops, restaurants, and sightseeing. The ferry, about 4 minutes walk, will take you to Balboa Island for more sightseeing, shopping and dining.

This beautifully decorated, completely furnished 2 BR, 1 BA unit sleeps 5. It has a delightful front covered patio with flowers, hedges, a BBQ, tables and chairs. The unit itself has glass block for light and privacy along with double french doors opening onto patio. The unit is completely outfitted for meal preparation. Charming cottage style furniture and decor. A tiled bathroom has shower/tub. Beach cruisers available for use. Sorry, no garage parking available. Free parking found on Alvarado and adjoining streets. Busy times like holidays and summer cause very crowded conditions here in Balboa, so be prepared.

Pets are NOT allowed, NO Smoking, and NO smoking on deck areas as well.. We are very strict about the maximum of 5 people. The master has a queen bed and the guest room has one twin bed and one full bed.

I look forward to meeting you and sharing the fun of living between the Newport Bay and the Pacific Ocean. This is a lovely place to walk, ride bikes, take a ferry ride to Balboa Island, shop and eat and drink at wonderful restaurants. Nothing is quite like a sunset walk on the ocean! I grew up in Louisiana and lived on the island of Oahu, Hawaii, Salt Lake City and now I am full time in Newport Beach.

Park your car, walk to shopping, restaurants and endless recreation. Ride a bike to the Wedge for a picnic or stroll over to Balboa Island for lunch.

What makes this house unique

Walking along the Pacific Ocean accompanied by porpoises, pelicans and sea gulls is a delight --especially at sunset.

The location is perfect for people who love the beach, to walk to the pier and restaurants, ride bikes, ride the ferry and enjoy the Newport lifestyle. Loved it!

Very pleasant, clean, comfortable and well-stocked apartment. We were especially impressed that when the internet went out the manager provided us with an alternate internet service that worked well. The location is great for walking either to the beach in one direction or the marina in the other. We did not have a car and enjoyed using the beach bikes to get around. There are plenty of activities and restaurants to explore within walking or biking distance. Parking is on the street only and that could be a challenge on a nice weekend.

We appreciated everything about our stay in this rental. Comfortable bed, updated kitchen and bath, and a well-stocked kitchen. We enjoyed walking along the bay and taking the ferry to balboa island, and we enjoyed walking to the beach! So great and we hope to come back!

Cute apartment with everything we wanted

This was a cute apartments with everything we wanted during the stay. The beds were all really comfy and the whole family slept great. The location is pretty central to everything on the peninsula, and it was only a couple block walk to either coast and down "town". It was really quiet at night too. Very convenient and nice of Kit to allow guests to use the laundry, beach toys, beach towels, and everything that is a pain to bring on a vacation. Parking was no issue, but I was not there on a Monday to worry about the sweeper restrictions. If you need to buy groceries or pharmacy items, buy them inland on your way to the house. Everything is EXPENSIVE on the peninsula. Thanks!!

Beautiful, clean condo near Balboa ferry

Well-appointed, cute 2 bedroom condo. It’s so much prettier in person than the photos show! There are bikes to use while here, laundry, dishes etc.. nearby is the bay and restaurants within walking distance. The owner Kit is super helpful and friendly!

Noisy, with faulty plumbing

The pictures on VRBO look great, but beware that the unit is on the ground level and the noise transmission from upstairs is loud. Kids were running around and there was lots of sound transmission. Not peaceful at all. Also, the plumbing is screwed up. The owner asked us if there was any leaking in the bathroom. There wasn't, but the ceiling above the bath tub was in disrepair. Later, we heard burbling from the bathroom, and went in to find the tub filling from the drain with gray water from upstairs or the sewer line. Pretty gross. Given all the positive reviews, it appears we were unlucky in visiting when there were a lot of people upstairs and the plumbing was in disrepair. I advise not staying there until the owner confirms the plumbing is repaired.

Owner's Response: YES, the plumbing is fixed. Had the pipes cleared and found a washcloth!! The ceiling is having new drywall installed due to discoloration. My Grandchildren visit rarely but they were here during the holidays for Craig's visit. 5 year old twin girls are noisy! Normally it is just myself upstairs. Balboa is an energetic, active beach community. Lots of happy people!

Very nice property, location, manager, and owner

Four adults stayed in this downstairs unit in early December 2017. The property is very nice and, as advertised, consists of a very nice street side patio which I found to be an awesome place for morning coffee, a combination kitchen, dining area and living room, 2 bedrooms, and one bath. The bedrooms have more than adequate closet and dresser space if you prefer not to live out of a suitcase. The kitchen is well appointed with more than we expected from a vacation rental. Washer and dryer are located in the garage and Kitt (owner) was very accommodating in allowing access to the garage whenever we liked. The location was great for our purposes; approximately 2 blocks from the harbor and 3 blocks to the beach. A very quiet street with very quiet neighbors.

Pros - We found a wonderful welcome basket on the coffee table when we arrived containing, of all things, coffee! How nice! Location. Accommodations.

Cons - squeaky mattresses.

Amusement Parks include charming Balboa Fun Zone and Disneyland, Knottsberry farm, etc. other attractions/activities near by include Deepsea and pier Fishing, Sightseeing by land and water, Boat rentals, and the ferry to balboa island.
