About Jim or Karen Richardson
Year Purchased: 2009 About the owner: Jim and Karen Richardson operate the 3 Agape Cottage guest houses . Jim handles the reservations while Karen decorates the homes and makes sure the cottages are in perfect condition, both inside and out. Together, they are a good team that give a positive experience to the guest staying at Agape Cottages. Jim also operates the Linens n More in Fredericksburg and all guest at Agape Cottages receive a discount in the linen store during their stay. Why the Owner Chose Fredericksburg: Agape Cottages were originally purchased for use as a warehouse for the Linens 'n More in town. Because of the close proximity to town and their charm, they turned out to be desired properties by our guest. One common yard for all 3 houses make this a great property for groups or a quaint get away for just two. The Unique Benefits at this House: Extra special care in decorating the houses by Karen Richardson, make your stay feel like home. The 1936 front house reminds you of grandma's house only updated and decorated in todays home fashions. The back home is new construction yet is patterned after a craftsman home of the 30s. The side queen suite is new construction that gives extra room for those needing extra space for the front or back house or can be used for the couple just wanting a quiet get away.

Great place to stay , perfect weekend.
Sweet cottage perfect for a quick get away
The cottage is absolutely charming. It is well appointed with new appliances and comfortable furniture. The beds are luxurious...wonderful linens and pillows. No detail has been overlooked. The location is very convenient to all downtown activities.
We loved our stay. Other than very slow internet, this is one place that is truly amazing. You can tell the owners have taken time to go above and beyond to make sure all your needs are taken care of. From the cleanliness of the cottage to very comfortable beds. There was an assortment of snacks provided along with sodas and water. I love the fact there were ceiling fans throughout and beautiful but timely decor. Little extras and really comfortable towels were provided in the lovely decorated bathroom. Last but not least they also provide a washer and dryer if you need to do some laundry before heading home. This is truly a home away from home we hope to visit again!
Cozy Cottage, Great Location, Everything You Need
The cottage is obviously adorable. No need to expand there - it is as cute as it looks in the pictures. The bedding and pillows were incredibly comfortable and Jim/Karen have put an intricate amount of thought into ensuring their guests have everything they could possible need to have a relaxing stay. Great variety of complimentary snacks, extra toiletries, fully stocked shower, etc. They are also very prompt in replying to messages. This place was wonderful.
It was very clean, quiet, and comfortable. I would definitely stay there again. Sara Smith
