About Francesco Ricci
I'm a civil lawyer. I studied in Villa Flaminia private school ( and I got my degree on law in the 1997. Then i worked for 1 year in London, before moving to Brescia where I started working in a German law firma. Since 2003 I'm back in Rome, my town. I lived in this apartment with my family till June 2013, then we moved to a villa with garden at the seaside (30 km far from Rome).

My family owns this apartment and the one behind since the 1951. We also have a private car box (rare in Rome) for our guests. There is a porter living in the building. Two elevators. Parioli area has several advantages: quiet, green, close and well connected to the centre. Shops, restaurants, bars, parks, sports centre, metro, bus, taxi, Auditorium, Stadio Flaminio, museums, schools, hospitals, whatever you need is at a walking distance. Police station is in front of the second entrance of the building, so it's very safe. I grew up in this apartment and my daughter as well so it's very important to me to make our guests feeling very comfortable here.
What makes this Apartment unique
Amazing view from balcony and living room, luxury and huge living room decorated with ancient paintings, magnificent wood library, boiserie and wood and crystal door, rooms are very comfortable as well as the two big bathrooms. Kitchen is big with a dining table, dish and cloth wash machine. Renovated on march/april 2014. PLUS FROM THE BALCONY YOU CAN ENJOY A FANTASTIC VIEW OF THE FIREWORKS AT THE NEW YEAR'S EVE. Guests will find at their arrival a good bottle of wine and we'll be grateful to meet you and give you information you would need. The FILM FESTIVAL OF ROME takes place on October at the Auditorium which is only 100 meters from the apartment:

Our second time in this amazing and spacious flat. The view is unique and a lot of green to see; also very quiet. Francesco (owner) very attentive to all our needs. Housekeeper Maria came often and was very helpful with laundry, ironing, etc., for a modest fee.
We will definitely return!
A classy affair
This is a charming and comfortable property. The view from the balcony somehow encompasses an entire hill with forests, mountains in the back and a valley. Parioli, I learnt later, is considered to be the best area in Rome and it was nice to see how local families lived. Francesco was courteous and the option to have a maid who did the laundry was great.
Great apartment in good location. Bathrooms and kitchen in need of attention
Great spacious apartment but a bit tired. Bathrooms not luxurious with very poor plumbing. Kitchen old and tatty. If the owner attends to these matters it’s a great rental. Furniture needs upgrading. Sofas. Dining chairs. Bed covers.
Dear Ray, Thank You for Your feedback. It's the first time that we got a 3 stars review (all the others are 5 stars), so i'm not happy with it and i want to clarify some points. Only the red bathroom bath tub has a problem of drainage (probably due to something thrown inside the pipe by one of our previous guests that we weren't able to remove), so we have already planned to make it new on November 2018. As You know we will remove the bath tub and we will make a big shower. That's why we have alreayd locked the calendar for the whole month of November. The black bathroom doesn't have any plumbing issue. Only one (the smaller) of the three sofas of the living room is a bit old and painted by one young child we had as guest. Anyway we have already ordered a new sofa to replace it that they will deliver soon. Some of the cushions of the dining chairs are damaged by our previous guests and we will replace those with some new in the next days. The bed covers are new. So Your review is not very accurate. Beautiful flat in a nice neighborhood
My wife and I stayed here with our 2 teenagers as well as 2 other adult family members and there was plenty of room for all of us. It certainly had everything we needed including a washing machine. The flat is fairly luxurious and in a nice quiet residential neighborhood away from the crowded tourist areas. We found it quite easy to take the bus or metro down to see the sights and then retreat in the hot afternoon to the quiet and cool flat for some rest.
There is a smaller grocery store just a few minutes away with a much larger store just 6-7 minutes away. Restaurants were a little farther than that but there are some quick eateries and bars very close by.
Francesco was a very gracious and responsive host and helped us a lot with airport transportation and other questions. Overall, we really enjoyed our stay here.

Grazie, Francesco, we had a family reunion in your property and we all now have great memories of the time spent in Rome, this magnificent city. The apartment has a home feeling, it is very large and comfortable, with great views from all the main rooms.I grew up in Rome and I knew that the location is excellent. Walking distance to Villa Borghese, Parco della Musica, not far to taxi to the Center , Colosseum and Fori , the Vatican....Absolutely first class accommodation. Strongly recommend. Will try to be back, possibly.

I cannot say enough nice things about Francesco. We stayed at his place for 3 months, and any issue...including helping us to rent cars ...Francesco was there! His responsiveness and level of service is outstanding. The location is very convenient, especially if you are in Rome for a longer stay. We had a marvelous time, and would absolutely return if we ever come back to Rome! Thank you Francesco!

Ica Apartment is the perfect vacation rental for families with children or a group of friends who want to come to Rome for living the city as the Romans do.
Located in a very quiet street of the prestigious Parioli neighborhood, this flat is perfectly connected with metro (the station 'Euclide' is just 2 minutes walk and 1 stop only from Piazza del Popolo) and buses (bus #52 takes you directly to Trevi's Fountain and near by the main sites; bus #910 takes you directly to Termini Central Station). Also a Taxi Station is just 80m from the apartment.

The National Gallery of Modern Arts, the MAXXI (the brand new museum of contemporary arts) is at a walking distance (800m).
Also the famous Museum of Galleria Borghese is just 2km from the flat.
Finally, the area is full of great and famous restaurants, cake shops and bars (LE-Euclide, il Cigno) as well as wine and cocktail bars.
