About the property

6 Bedrooms, 4 1/2 Baths, Plus One-Bedroom Apartment, Sleeps 12+; natural setting

We looked at a lot of building sites before settling on this one with a creek across the road and no other houses within sight. Designed by the owner/architect and constructed in 1999, the house has continued to evolve as our children grew up and out.

The lower level is accessible by wheelchair (including a full bath with shower) while bedrooms are spread over the three floors above. The one-bedroom apartment on the first floor includes its own sitting room and kitchenette.

We enjoy the natural and quiet setting from the front porch swing, the covered side porch (soft seating for five plus a four-top table) and the patio in the rear (with Weber natural gas grill.) All windows have views of the surrounding woods and bird sanctuary. Deer and rabbits are sighted daily in and around the yard. Turkeys and the occasional fox are a treat!

This established neighborhood has mostly one-plus acre lots with houses from the 1940s and several younger additions. It is a favorite place for walkers, runners and bikers. Only a mile from the Ohio River, if you head west on River Road, you will be downtown in 10-12 minutes.

The convenient location is about 15 minutes from anyplace: the airport (12 miles), Churchill Downs (11 miles), Valhalla Golf Resort (14 miles), Slugger Museum (8 miles), local eateries on Main Street (6 miles) and Frankfort Avenue (3 miles) and the Big Four walking bridge(5 miles, plus the walk across to Indiana.)

Inside, your family or group can spread out among 7 bedrooms and 5 1/2 baths. Or they can gather around any of the three fireplaces in Living Room, Family/Hearth Room or lower level Rec Room (with 50'" flat screen, poker table and bumper pool.)

A breakfast coffee bar is provided and the kitchenette is stocked with soft drinks. The fully equipped kitchen is available to you. Catered meals and daily cleaning service can be arranged (a la carte cost.) Driving for up to 6 passengers can be arranged (inquire for cost.) Beautiful linens are reserved just for our guests.

The Kentucky Derby and other local events are our specialty, but we will work with you on any three-night minimum as well as long term leasing. Please contact us for more information.

Our eclectic style includes antiques and oriental rugs as well collections of all sorts, mixed with simplicity and contemporary living.

The following is a more detailed description:

From the street you see a three story brick house with stone foundation, stone chimneys, 'beefy' concrete columns on front and side porches, green shingles and a copper porch roof. The windows are custom designed and the front railing locally manufactured to the specifications of the architect.

There is a stone wall retaining the semicircular driveway and a wet-weather creek with plantings.

As soon as you ascend the front steps, you will notice this is no fall away lot. In fact it rises dramatically to the rear. An engineer designed the rear retaining wall with 'enough steel for a bridge' according to the men who installed it.

The front porch welcomes you with a swing and side table- the perfect place to listen to the birds over morning coffee or afternoon tea. Through the oversized poplar entry door, you arrive at the stair hall...and its unusual angle. Our daughter did not want to live 'in a box' (her room) so the creation of an angle for her drives the entire house. There are almost no rectangular rooms.

In the foyer you are steps away from the Living Room and Dining Room, which are separated by a curved wall. Ten can gather comfortably around the fireplace with antique mantle and brass. Windows on three sides provide light and views. A glass door opens to the covered side porch, where we enjoy eating supper and drinking in the wildflowers around us.

The Dining Room also seats ten at an oval table with three leaves. A three part door connects to the patio and wooded hill beyond.

The kitchen and Hearth Room also enjoy front and rear views. The island illustrates the angle of the stairs in its concrete countertop. The breakfast nook seats six, plus four at the island. Everything you need to prepare and serve your meals is readily available.

Two recliners and a sofa face the stone fireplace and TV area while still capturing the great view. Both first floor fireplaces have gas starters and wood is provided for your use.

Pass through the Home Office with its back door to the patio, Powder Room and rear stair to the garage. The land line is at your service. Your computer has access to WIFI throughout the house.

Next is the Apartment, featuring a Kitchenette, Sitting Room, Bedroom 1 and Bath 2. The Sitting Room is a cozy, quiet spot for TV or reading. Furnishings include antiques and original art. Three windows face side and rear.

Bedroom 1, with a queen bed, faces the front with a large window. The adjacent Bath 2 has a heated black and white tile floor, tub/shower, pedestal lavatory and cabinet for toiletries.

On the second floor, there are three guest bedrooms, Bath 4, and the Master Suite. The Master Bedroom faces front with two windows, a king bed and wool carpet. Each dresser has a vacant drawer for your use. The Master Bath includes steam shower, 2-person whirlpool tub, private WC, two lavatories and a sit-down vanity. Windows facing front and rear and glass block in the shower bring in lots of natural light. Blinds are translucent.

Bedroom 3 (white) has a double bed with a beautiful carved headboard. A pair of windows overlook the woods and patio.

Bedroom 5 (peach)has an antique 3/4 size bed (mattress is not antique!) which is comfortable for one adult or two children. Two windows face the front and a low window (tempered glass) faces the side, for the child playing on the floor. A dresser and bookshelves provide storage.

Bedroom 4 (slate blue) has a double bed, dresser and dressing table. It alone has maple floors and an oriental rug. The other bedrooms are carpeted. Bookshelves flank a window seat facing the back yard.

Bath 4 serves these three guest bedrooms. It includes a tub/shower combination and plenty of towel bars. A high window lets in light.

Also on the second floor is the Laundry, fully equipped and ready for you.

To access the third floor, go through the wood and glass door and grab the Louisville Slugger Bats used as handrails. Notice the cherry stair treads which were made from trees on this lot and descend from third floor to basement.

The third floor is in the tree tops and includes four skylights, one in each bedroom, one in the stair, and one in Bath 5. Bedroom 5 has a queen bed, dresser and comfy chair, with more than enough books and 'stuff' to look at. Bedroom 6 has a king size bed. Bath 5 is a shower-only 'bath,' spacious and light.

Last to see is the lower level, which walks out to the front and is wheelchair accessible through the garage.

The owner's office is not open to guests, but the Rec Room and Bath 6 certainly are. A custom signed Edward Fields rug faces the gas fireplace. View the 50" flat screen from soft seating for 6, plus a poker table with cards and chips at the ready. Bumper pool players can also see the TV. A queen sofa bed is available, but was not counted as 'bed sleeping.' Bath 6 is fully accessible with colorful art and a 3X5 shower.

What makes this house unique

Because this house was custom designed for this property and family, it has some fun and special features. The challenge began with the steepness of the lot and how to get to the first floor. The solution was a combination of steps both outside and inside the front door.

We hope you will discover the strong connection to the surrounding natural world through doors, windows and porches. We enjoy changing views of every season. Because we came from a century-old house in the Highlands, we made sure of ceiling height and plenty of wood. Ceilings in the lower level and first floor are 9'. Maple floors cover most of the first and part of the second floors. Cherry floors are in the stairway, top to bottom and crafted from our own trees. Our cherry was also used for newel post caps and shoe mold as well as delineating the Dining Room. Wood trim is simple and traditional, with crown at heads. Doors are four-panel.

We salvaged four special doors from the church where our sons' scout troop met. These were stripped and pocketed in the Hearth Room. The door to the attic was painted. The wire glass is original to the doors and inspired the custom window design.

One goal was to use some materials in their natural state. Hence the concrete floor in the Rec Room, the concrete island top and the particle board treads in rear stair. Building 'green' was around and within. Note the 'real' linoleum (made with linseed oil) in Home Office, Powder Room and Kitchenette.

Both fireplace mantles were salvaged from other homes. In the Living Room, the 200 year old poplar mantle was purchased from an antique dealer (and firebox purchased to fit it) while the Rec Room mantle and marble was from a client's remodel.

The interesting angle-within-a-rectangle pervades all floor levels and keeps us from living in a box.

Walkers comment most often on our log pile, which has a round window in it.

Hot water reaches the Master Bath in 10 seconds...we clocked it. You will enjoy the steam shower and large whirlpool tub in the Master Bath.

Perfect for our large family function. Close to town and plenty of room inside for our large group.

Lots of space inside with many divided gathering areas for groups. Well equipped kitchen. Trees and hills provide privacy from surrounding homes. Many unique architectural features including eco-friendly lighting, rain barrel, and wood burning fire places. Mary and Kevin are excellent hosts!

Great location and awesome space

We had a group of athletes and spouses that traveled to Louisville for the Ironman. This house worked great, as there were plenty of beds and baths for everyone. Lots of space for group dinners and really close to all the action! Mary and Kevin were great to work with and we would stay again if we come back for the race!

Perfect for our LARGE family gathering

Kevin and Mary not only built a beautiful house, but we're the most amazing hosts. They quickly responded to my emails, and accommodated every request. We had a pretty large group: 9 adults and 7 kids (ages 1-9), and a dog. We were able to fit very comfortably, and the basement play zone was definitely nice to have. We also loved that the fireplaces were ready to go; we loved taking advantage of the fire wood wall. The location was also perfect for our stay. The beautiful neighborhood made walks/runs so enjoyable. We would love to go back and make more memories!
