The home: 3,000 sq. feet on 2 acres surrounded by forest. Just outside of the town of Leadville, close to Ski Cooper. The house comfortably sleeps 6 adults plus 2 kids. 3 bedrooms, plus a loft area, large living room area with a double sided fireplace, and a great room/ bar area in the kitchen. There are large open places to be together and lots of areas to relax alone.
-Master bedroom: downstairs, private and quite with spa-like bathroom and door to hot tub.
-1st bedroom: (upstairs) queen bed, shares a full bathroom.
-2nd bedroom: (upstairs) bunk beds, more suitable for smaller children, shares full bathroom.
-Open loft area upstairs has a queen sofa bed with extra foam egg carton on top of the mattress. Shares the full bathroom. Play area has games, toys, a swing, rings and picture windows.
-There is a TV and DVDs but no cable (who needs it?!).
-Land line phone with free long distance. We have cell service and can text, but connection is better on the land line.
Fully equipped kitchen with stocked pantry, baking supplies, large fridge, dishwasher, double oven, espresso machine, mixer, blender, coffee maker, toaster, bread machine, chest freezer, every kitchen tool you need, bar area, sitting area, activity/eating area for kids and picturesque views of the forest and mountains!
Curl up by the fireplace or the wood stove. Relax in the hanging chair.
On the property in the winter:
Beautiful forest engulfs the home, which is situated away from the road, very quiet and serene. In the winter, use our hot tub, sleds, get out and go skiing, snowshoeing, walking, etc..
On the property in the summer:

This is a beautiful house tucked away in the woods. The house is clean and comfortable for everyone. This is a spectacular home away from home for a large group. The owner was great and easily reachable if we needed her. We appreciated how easy it was to book the place and how she has it extremely well stocked with anything we needed. We will definitely use this place again!
Our trip included myself, husband, our 9 & 5 year old daughters and my in-laws. The house is about 8 minutes outside of town. It was super quiet and was well stocked and organized with everything we would need. I cooked every night and found everything I needed. The play room is like an indoor playground and our girls were just in love. Outside was an adventure of it's own with more activities and opportunities for exploration than our 2 kids could exhaust in one day.
We stayed here for the LV100MTB race and found that is was close enough and far enough from everything that it made for a perfect family trip.
The owner was VERY responsive via text during our stay.
We plan to be back again next year.
We had two adults and three kids. The kids were in heaven; this was a perfect setup for them to play and relax between outings. The restaurant and activity recommendations from the owners helped us fill our days. We enjoyed horseback riding, museums, local trails, a fish hatchery, hot springs, and our first 14er summit as a family! The house is well stocked with basic kitchen supplies and lots of towels. We had lots of space to spread out when a break was needed and large comfortable rooms to gather in as a family.
We had 4 adults and 5 kids under the age of 16. There was definitely enough room to spread out. Wonderfully stocked kitchen (cooking utensils) to make you feel at home. It was a beautiful setting to enjoy the Colorado scenery. It is a great location if you are going to go skiing at Ski Cooper. Tennesee Pass Cafe in Leadville was great and close by. We would recommend this home to our friends and definitely would come back again.
We had 3 adults and 4 kids under age 8 staying at the house, and it was perfect. The kids loved the swings and there was plenty of room for everyone to spread out. We had everything we needed to cook, but probably should've skipped the instant oatmeal, as there was no microwave. The kettle worked fine, but I would've brought regular oats if I had realized. The grocery was a pretty short drive, as was Leadville and SkiCooper. The kids loved playing in the snow and going to the nearby attractions in Leadville. It was a really exciting experience for this group of Texans. I am glad we got the AWD vehicle, because it snowed on our last day, and we had no trouble getting out. We even managed to get to the zip line in the back, despite the very deep snow around it.
This is a beuatiful home and we truly enjoyed staying here. We felt like we were all alone, but were so close to ski cooper. We definitely plan on staying here again!
We invite you to experience a gorgeous, forested neighborhood with an abundance of outdoor activities. Enjoy the privacy, peace and quiet of staying in the woods, while still having proximity to Leadville (12 minutes) and Ski Cooper (5 Minutes). You can bike and hike or cross country ski right outside the door with access to the Colorado Trail as well as the Continental Divide Trail. There are opportunities for river sports, horseback riding, zip lines, golfing, scenic train, race events and much more. The winter offers skiing, dog sledding, sledding, ice skating, hot springs, winter festivals and more. Or stay home and enjoy our outdoor fire pit while making s'mores. Play on our slack line and zip line. Relax in the hammock or read a book under a tree. Soak in the hot tub. Let the kids play in the creek. This is true mountain living. Bring your family and friends and relax.
