One bedroom first floor flat in a superb central location on the historic Royal Mile. The flat is newly refurbished and furnished in a comfortable modern style. We hope you enjoy the Edinburgh and Scottish-themed artwork in the flat by a local artist.

The bedroom has a double bed and is located to the back of the building away from the street ensuring a quiet night’s sleep.

There is a sofa bed in the lounge that sleeps one person comfortably. Please let us know if you require the use of the sofa bed and we will arrange bedding.

The lounge also has a TV, DVD player and fast Wi-Fi throughout, as well as a dining area.

The kitchen is fully equipped with a dishwasher, fridge, freezer, washing machine, oven, stove and microwave.

The flat has a separate shower room and a toilet.

You will also have access to a communal roof terrace.

                                                          The location is nice as it is at the end of the Royal Mile. It has everything needed except a coffee maker. The bed is small, but to be expected. The one concern we had was that it was very cold during our visit (unexpected) and the heaters in the bedroom would not come on. Come to find out, they would, but not until nearly midnight. I guess heat is more expensive during day hours? Anyway, we emailed our homeowner, who just said they would work. We froze until about 3am.

                                                          Owner's Response:

                                                          Bed size. The bed is a double bed, as indicated in our listing.

                                                          Coffee machine. The apartment is very well equipped but we are not supplying hotel amenities. However, free tea, instant coffee and milk is provided to our guests.

                                                          Heating. The bedroom is served by a night storage heater. This accumulates heat overnight then discharges heat throughout the day and evening. It does not supply heat on demand and this was explained to the guest. The guests arrived when the weather became unseasonally cooler and the heater had been set to a lower output setting prior based on normal April conditions. We responded immediately with assistance when the matter was raised by the guests at 21:37. The guest confirmed by email that the heater was operating at 2am.

                                                          The flat was very comfortable flat with all the conveniences. Owners have very good directions and information and communicate regularly

                                                          If you want to be in the middle of everything, the location of this unit is perfect. Walk outside, and you are on the Royal Mile. That can be a positive or negative, depending on how you feel about crowds. The unit itself is ok. It was hot in there, with no real way to cool things down except for opening windows. While there isn't street noise, the birds can be extremely noisy, especially at 5:30am.

                                                          The bed is very hard, but that's a personal thing. We had some minor maintenance issues (hot water running out after one person showered, toilet running for a very long time) but those were somewhat minor and the owner indicated they would be addressed.

                                                          Note - there is no clothes dryer in the unit (there is a washing machine) so be prepared to hang your clothes if you want to use the washing machine.

                                                          The owner(s) were terrific - extremely responsive and communicative.

                                                          Our Guest Welcome Pack, provided in the apartment, contains some useful directions on the facilities of the apartment, including the following:

                                                          Laundry drying. A clothes drying rack is available for guest use and is located in the hallway cupboard. Additionally, if the weather is fair, guests may use the private outdoor drying line within the terraced area immediately outside the rear of the apartment.

                                                          Cooling. An electric fan is available for guest use and is stored in the hall cupboard. Like virtually all British residential properties, the apartment is not equipped with cooled air conditioning as the climate does not necessitate it.

                                                          We regret the temporary absence of hot water. The immediately preceding guests, who departed the flat a few hours before, had left the hot water tap on in the kitchen, which resulted in the near emptying of the hot water tank and the tank takes some hours to reheat. This was explained to the guests when the matter was raised and is an exceptional occurrence.

                                                          Perfect location to stay for Edinburgh visit

                                                          3 of us, 2 adults and 1 child, stayed in the apartment for 3 nights. The location was the best part, accessible to pretty much everything in the Edinburgh. One could walk from the Waverly rail station if the luggage is manageable. Owners were very responsive and provided clear instructions. I had absolutely no issues and we had good sleep. The place is very functional, neat though could be a little bit bigger. I wouldn't say that as a negative given the access and location advantages.

                                                          They had kept coffee and tea in the kitchen which I appreciate since I am a morning coffee person. I could have used sugar if they had provided that as well.

                                                          I would definitely recommend this place, especially for 2 people.

                                                          We had an absolutely wonderful stay in this apartment. The place was very clean and comfortable. The owners were extremely responsive when we asked a question about a missing drying rack one evening and the next morning a new one was delivered. I must also say the shower pressure was amazing. The location cannot be beat. I know where I will be staying when I find myself back in Edinburgh.

                                                          On the Royal Mile, the apartment is ideally located for exploring the City of Edinburgh. Within 200 metres of both Holyrood Palace and the Scottish Parliament building, it is a perfect base for sightseeing on foot. Alternatively, Edinburgh bus tours pass outside the building and are the ideal way to see the city and the major attractions during a city break. Almost all of Edinburgh's main attractions are within easy walking distance, including the Castle, museums, major galleries, Festival and Fringe venues, and Arthur's Seat and Calton Hill. There are many places to eat and drink close to the property.
