About the property

A clean and comfortable house next to a gentle river with a swimming hole.

A charming house nestled at the bottom of a valley between two mountains with a river flowing by. Awaken to the sight of a river and a mountain right outside. Enjoy breakfast while gazing at the view from the sunroom.

The river in front of the house is very shallow except after a big rain. It's a wonderful environment for children to play in and find tadpoles. The swimming hole is just 200 feet upstream. It's not easily accessible so there's usually no one there but you may see some bald eagles flying real close looking for fish.

The house is fully stocked with pretty much everything you need. Linens and towels, shampoo and soap, spices and cookware, barbecue grill and fire pit (with plenty of wood!) a big field, a movie projector and a telescope, games and puzzles and tons of movies and books. Just bring some food and enjoy!

The Neighborhood

Sundown village is in a remote, undiscovered part of the Catskills. This is the place to go if you want to get away from it all. You can walk a few minutes from the house to the center of the village which has an old one room church and a small bait shop. From there you can walk in various directions on some quiet roads with amazing views.

There are pristine forests all around with hiking trails that lead up to breathtaking views and vintage fire towers. You can see waterfalls and rivers and ponds all around.

With a little bit of driving, you can find great restaurants, farms, yoga ashrams, galleries, etc. Check out some antique sales or try fly-fishing. Mongaup pond and Minnewaska park are all within reach and so is Frost Valley YMCA which has activities for kids and adults. The ski resorts are an hour away.

Other Things

Check in and check out times are flexible unless there's another booking right before or after.

There’s a high chair and some baby items at the house.

The AC is in one of the bedrooms upstairs. It easily cools the second room if you leave the doors open. The downstairs room is naturally cool.

The internet works great but it's not unlimited usage so please no streaming.

The minimum booking is a weekend or a weekend night and 2 weeknights or 3 weeknights. 3 day minimum for holiday weekends. Reservations that begin or end on a Saturday may cost more than the listed rates.

Perfect Getaway Spot

This was such a great find - the house was just as described (if not better) and the location for us was perfect. The house had everything you would need for a long weekend, week, or even longer stay....we felt like we were at home. We arrived really late on a Friday night, so we had no idea what the property looked like. What a surprise to wake up on Saturday morning with the river flowing right out the back door and a bald eagle flying by for it's morning feast....how often do you get to experience that? The house was very clean and well laid out to accommodate multiple people, but still feeling private when you needed to get away from each other. Allen was great with communicating all of the information needed to access the house and made himself available for any questions. I would highly recommend to anyone who is looking to getaway from it all, yet still have all of the modern conveniences that you would need on a daily basis. Exploring nearby was awesome as well - lots of local waterfalls, swimming areas, and hiking trails. We even did a day trip to the Catskills Animal Sanctuary and Woodstock area, which was a beautiful ride through the forest. Can't wait to come back!

Thank you for a graat Christmas

We were looking for an out-of-the-way house on water, surrounded by mountains, and we found it, on the babbling Neversink River, across from a mountain that rises sharply to the sky from a gentle slope. Everything was as described by the owner, if not better. When a snow or ice storm kept us inside, all was good: during daylight, we were lured to the sunroom/dining room to watch for wildlife (rewarded with pheasant, fox, and eagles); at night, to the living room and a cozy fire (with a perfect table for board games and the projection system for movies). There are wonderful roads to explore, frozen waterfalls to see, and deer galore. If you are not lucky enough to see eagles glide onto tree limbs mere feet from the sunroom, there is an eagle lookout down the road where we saw five of these amazing birds. When visiting the small town of Roscoe, we enjoyed the shops, its sense of history, and lunch at Raimondo’s Italian Restaurant. Secluded Getaway by the River is a property well taken care of, the house is clean, the beds very comfortable. The neighbor/caretaker appeared almost magically when needed (during a rain that turned to ice with little warning, and during a later snow storm). Allen, the owner, was very helpful, from pre-booking on, and when responding to our inquiries gave us very specific, helpful answers. Our Christmas in the Catskills was most enjoyable!

A Perfect Setting by the River

We loved ringing in the New Year at this home. The location was amazing right on the water. You can see the river from every bedroom. The living room was perfect for hanging out by the fire. The kitchen was stocked with everything we needed to make big meals. The drive from the house to the Phoenicia Diner (where we always eat our first meal of the new year) was amazing with waterfalls and beautiful pull off spots. I would recommend this place to anyone and will definitely be back again in a different season.

Very Comfortable Stream-Side 3 Bedroom House

The house worked really well for our family because of the cozy living room with the fireplace, and the big dining room. We really enjoyed making fires in both the living room fireplace and the outdoor fire ring. The house was clean and well maintained. The kitchen had everything needed, and the owner kept the kitchen stocked with staples. The downstairs bedroom has a queen bed and also a child-size bed. The owner went above and beyond by driving 3 hours up to the house to replace the DVS/VHS movie projector. We had trouble getting the previous one working, but the owner did get it working. Nevertheless, he replaced it. We watched movies he kept at the house at night after a long day hiking. There were plenty of towels, blankets, and books in the house. The stream was very close to the house, and the area is really beautiful. We played the bocci and bad mitten provided. We all had a relaxing time and slept well because of the quiet location at the end of the small street.

House was amazing.

We had a wonderful vacation at Allen"s Catskill house. The house was exactly as described and was clean and well equipped. Allen provided clear instructions for using the house and was easy to communicate with. The setting was lovely and we were just happy to be there, enjoying the scenery and going to local hiking areas. this was exactly the rural retreat I was looking for.

A fantastic country getaway!

My family and I spent a whole month at Allen's house last summer and it was a fantastic experience. My two little ones(3&5) loved being in the country and the property was amazing for them to run around, dip their toes in the water, just be outdoors! The house itself was sooo good. I slept better there than I do at my own house. It's not what you think of when you think country cottage...it's a real house, clean, big and extremely comfy. My husband and I loved watching movies on the big screen at night. The kitchen had everything I needed to cook but mostly we used the grill! The area is great for hiking swimming kayaking everything! Though the main stores are about 20 minutes the drive there is so pretty! 

Allen was a great host. He checked in to see if we needed anything but was never intrusive and always got back to me right away if any questions. 

I really can't say anything negative about this rental and I never write reviews but this one deserves it!

We can't wait to go back!
