I just bought this house (March 2014)---EVERYTHING in house is brand new! All new paint, new flooring, new appliances!! This house is a mirror image of my other VRBO listing (VRBO 279405). The houses are side by side. Reviews say (about VRBO 279405) 'like living a weekend in the REAL WORLD TV SERIES!!!'
This is a privately owned four level, stand alone TOWNHOUSE-not a condo within a shared building structure-- or an apartment in a hotel complex.
I have WIFI throughout and three TV's. The house is fully stocked with cook and dinnerware. There are FIVE private bedrooms , and an additional sixth sleeping area with 8 beds total.. Two bedrooms have King size beds and two bedrooms have twin beds (4 beds)---the 5th bedroom has a twin bed and is off the guest bedroom on the second floor. This room shuts for privacy. One door goes to bathroom. There is also a queen sofa bed in conversation area off the living room. For a total of EIGHT private area beds. There is a bathroom on each of the three floors. Full baths on the top two floors and there is a half bath on the street level.
NOTE: This house may not be appropriate for individuals with mobility problems due to the fact that all full baths are on the second and third floors.
I ALSO HAVE TWO ADDITIONAL HOUSES next door. I stayed in this house for a long weekend with my girlfriends and it was the perfect house for us! Super close to everything downtown and walking distance from so many things! There's plenty of room for everyone to sleep comfortably and the property was clean and well stocked with fresh towels and linens. Linda was very responsive and prompt with any questions I had. We loved it!!
The townhouse and the location was everything the owner promised. Reading the reviews below I can hardly add anything new. But for a reunion of eight women, it provided all our needs. With a four-night stay, we only used a car once. Everything on the list to do while in Memphis was within walking distance or on the trolley line. The trolley drivers were exceptional in getting us to the right stop as well as stopping when it was not a formal stop. Not once did any of us feel unsafe. The owner and managers were eager to please. I was met on the sidewalk right outside the door and taken into the townhouse and oriented. The refund was dropped in the mail the day after our departure as well as an email the same day to inform us of such. Great experience and lots of fun. I can recommend this facility without reservation or hesitation.
The house overall is clean, located well in close proximity to many restaurants, the Peabody, Beale street and the Orpheum, is very nicely decorated and comfortable. Parking is secured, under the house, a perfect arrangement. Memphis is such a fun town with Gracelsnd, the Civil Rights Museum, Sun Records, barbeque, lots of great food.
Just a few things: bring earplugs and eyeshades to improve your sleep. The Main Street side can be extremely noisy and the street lights that burn all night are in no way blocked by the blinds. There were no towel bars in the master bath, a minor inconvenience. The deadbolt n the front door was completely inoperable. The deadbolt on the front gate was only operable by using a key lock on the outside; the lever on the inside was broken. We keyed it by reaching through the bars and locking form the outside, not an optimal solution. The owner says she is fixing it.
I had 12 guys stay here the past weekend for a bachelor party. We couldn't have been more pleased with the house. First off, there is not a better location in Memphis if you're looking to experience Beale street & far enough away(2 blocks) to be away from the hustle & bustle. We spent more time on the street the house in on than Beale street. The street the house in on is loaded with bars, amazing bbq, & great breakfast spots. The civil rights museum, where MLK jr was assasinated, is also located just a few blocks away. Lastly about the location, there is a trolly stop steps away which will take you any where you want to go for only a couple bucks. Our cars only left once or twice the whole weekend.
About the house. It was very spacious. Everyone was plenty comfortable with the sleeping arrangements & the large living room/ kitchen combo was a great space to congregate. Parking was super convenient & very secure. The balconies & front patio were very nice to relax & people watch, & make it very convenient if you have any smokers in your group. Everything in this house has been recently updated also.
Lastly, dealing with Linda, the owner & Karen, the property manager, was seamless. Both responded immediately when contacted & were super accommodating. We were able to get an early check in which really helped get our weekend kicked off early.
Like the previous, I can't say enough about this condo. It was perfect for a 5 guy weekend. Very spacious and looks just like the pictures. Awesome location. Easy walk to Beale plus there are several other restaurant located within easy walking distance such as the Arcade and Gus's World Famous Fried Chicken. The owner was easy to work with and the property manager was super. She gave us several tips on things located near-by. There was also no hassle on the security deposit. It was refunded with 48 hours. We will definitely be staying here next year. It is the perfect place if you are looking for a fun time in Memphis.
First, this is NOT a 3-bath home. It is a 2-1/2 bath home. There is a half bath on first floor, and a full bath on each of the other two upper floors. Be sure to read the property description closely, as it does state there are 2-1/2 baths....my bad for overlooking the small details. Our stay would have been less comfortable had we not known well the couple we shared our bath with. Yes, this property is close to Beale and other local facilities, and nearby trolley is very convenient, but if you stay on Friday or Saturday night, be prepared for noisy traffic until the wee hours. That is, if you sleep in the two bedrooms that overlook Main Street. Seems drag racing is a popular happening in that area. A/C works well as long as you are comfortable above 70-72 degrees; turn unit lower and it will freeze up (first floor only). Free-standing fan available for bedroom that had no ceiling fan, but it did not work properly. Bedrooms could use better lighting, bedside tables and clocks, or prepare to use your phones for alarm if needed. Overall a good property if these little details don't bother you. Available secure parking in two-car garage is a big plus, and street parking is available if needed and convenient for loading/unloading luggage. Having on-site manager is helpful as well. If you don't see your security refund promptly be sure to follow up on it.

Standard rate is based on three night rental of 6 occupants. The $300 damage deposit is refunded within 5-7 days if there is no evidence of damage--including smoking. Rental rate is dependent on occupancy. The standard rate from 1-6 occupants is $375 nightly; 7-8 occupants up to $450; 9-10 occupants up to $525; each occupant above 10 is $37.50 each. When I allow a two night rental, I adjust the rate $100 instead of requesting full payment for third night. Winter rates January 4-March 1, are $325 nightly for 6. I am offering a $50 nightly discount Dec 13-March 1 on a three night rental.
