About the Property

Location Location Location - Great Location!! New addition built in 2013.

Forbes ranked Silver Lake as the Best Hipster Neighborhood in America - 2014. Forbes based the rankings on walkability, coffee shops, food trucks, farmers markets, the selection of locally owned bars and restaurants.

Located between downtown and Hollywood in the heart of Sunset Junction in Silver Lake. 15 min walk to metro. Many bars, restaurants and stores are steps from this studio apartment. Full kitchen, bath, queen bed. High speed internet (Wi-fi) and cable included. No smoking in building and no butts left outside. Any smoking in unit is grounds for loss of damage deposit.

The neighborhood has both upscale trendy bars and restaurants but also has the local hole in the wall too. Many vegan choices as well as steakhouses.

You can walk to the famous Egyptian themed Vista movie theatre (where the manager dresses up as characters from whatever feature is playing). If you are hungry you have many choices of cute cafes or world class restaurants. If you are your own chef the grocery store, yummy and lots of markets are walking distance as well. The farmers market is a couple blocks away and is on Saturday mornings and Tuesday nights.

A 15 min walk to the metro can take you to Hollywood, the Valley, downtown or south to LongBeach. There is also a bus line 1/2 block away.

You can stroll among the hillside neighborhoods and get views of Griffith Park, The Observatory (which is beautifully lit up at night) and the famous Hollywood sign.

The unit is furnished with a queen size murphy bed and a couch with a hide-a-bed inside. Fully stocked kitchen. 40 inch TV with basic cable and Netflix account attached. High Speed internet (wi-fi). The unit has hardwood floors, heat, AC, ceiling fan and stainless steel oven, dishwasher, microwave. Fully remodeled in 2013.

The city of Los Angeles requires that I add a 14% tax to any guests that stay less then 30 days. I can either manually add this tax prior to you booking or collect it at check in. Again, this is only if you stay LESS then 30 days. Anyone over 30 days is not required to pay tax.

My selected payout method is a direct transfer (eCheck) since there is no fee associated with the bank transfer. If you choose to pay with a credit card the credit card transaction fee will be taken from your damage deposit. If you let me know you will be using a credit card ahead of time I can add the 2.5% to the booking fee. It will show up as a tax.

Maximum occupancy is 2.

1 street permit parking pass will be available for your use during your stay. $75 will be deducted from your damage deposit if you do not return the pass.

The apartment is privately owned. The owners are not responsible for any accidents, injuries or illness that occurs while on the premises. The owners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises. No parking is provided to guests.

In the event of a dispute, the parties agree that the sole jurisdiction for resolution of the dispute is the Superior Court of Los Angeles and the Los Angeles, CA transient occupancy and general contract law shall apply.

Guest acknowledges that this is a license for transient housing and is not a lease. Occupancy shall be for a fixed term only and occupancy is not open ended. Guest acknowledges that the specified moved out date that they select on this booking is equivalent to a voluntary vacate agreement and shall be deemed as such in a court of law.

Management reserves the right to enter unit for repairs, maintenance and to show potential renters the unit.

    I am open to renting so someone with an animal but I'd like a pet reference from somewhere else you've stayed. I require a $500 refundable pet deposit and a $100 non-refundable cleaning fee. I have the mattress steam cleaned after a pet has stayed in the unit. Also, pets are an additional $15 a night but it goes down to an extra $10 a night for monthly renters. If you leave your dog unattended in the unit and it barks I will contact you and request that you no longer leave your dog alone. I need to be respectful of other people in the building....moreless

About the owner: I'm origionally from the midwest and have a love of nature and animals. I've lived in Los Angeles for 12 years and currently work behind the scenes in TV / Film production.

Why the Owner Chose Silver Lake, Los Angeles, CA, USA:
Location location location! It's an amazing neighborhood with so many things walking distance. Plus, it's in the middle of the city so whether you want to go downtown, Koreatown, Chinatown, Hollywood, Glendale (to the big mall) or the beach you are in the right spot. Griffith park is a 5 min drive and there is horseback riding, golfing and nature trails in the park. Also, the zoo is right there too!

The Unique Benefits at this Studio:

Note: If you leave your dog unattended in the unit and it continually barks I will contact you and you will no longer be allowed to leave your dog unattended. I need to be respectful of other people in the building. If you leave your dog a second time (and it barks) you agree to vacate the premises immediately and without any refund of your remaining days booked. Pets also have a refundable $500 damage deposit and a non-refundable pet cleaning fee of $100 (since I get the mattress steam cleaned after every pet visit).
