Overpriced, Under-maintained, Non-professionally managed Property

This property is not a good value and is managed by the owner without the use of professional cleaners, pool people and maintenance personnel. We as a family have been renting properties like this for over 25 years and this one is by far our least favorite. To begin with, the pictures on the site were NOT UP TO DATE. But you may still ask why do we feel this way? Here is why.

The property owner apparently takes the money without seeing the need to give the renter value. The kitchen pantry had roach dropping on three shelves with much food expired from 2012. The ceiling had wet spots and repaired drywall that was not painted. The sofas were covered with sheets and the pleather was delaminating, falling apart, even though we sent over $5,000 to the owner 60 days before we arrived. The master bedroom had no closet, the closet in the master bath was secured with a lock for the owner's belongings, meanwhile we had to hang our clothes across the home in another bedroom. The beds had linens that looked like they came from a resale shop, nothing matched and it smelled funky. The swimming pool which was a therapy pool was leaking underground and needed water daily. We were expected to care for the pool while we were there but were afraid to use it without knowing the chlorine factors. The dock was in such bad repair a boat would be damaged if anchored on it. We were not safe walking on it. The a/c filter in the ceiling was disgusting, dark brown and fuzzy. You could hear it gasping for air to recirculate. The owner came by FIVE times and gave a tour of the home while we were there to one of his church friends. The owner came in one day and rearranged our belongings in our master bathroom and turned the a/c thermostats up. We felt we were living in someone' s home with them rather than having our own place. The window sills and doors were cob webbed and cracking badly inside and out. There was an apparent moisture problem in the room with the pool. We had struggled with the Wifi and were quizzed by the owner why we were using so much data. I know all of this is hard to believe but all six of us adults would write the exact same things. We would have gladly rented elsewhere had we known the conditions we were going into, we are trying to alleviate that from happening to someone else. Personally, I am a Nationally Certified Property Manager, Federal Housing Manager and General Contractor. This home would not pass a Section 8 inspection!

Owner's Response: Oh my….OK….I just saw this.... where do I start on some an off base review that is so far out in left field it isn’t even funny….Look at the rest of them!! How about the most obvious… This family arrived just a few days after Hurricane Harvey where we got 60 inches of rain and were named a Federal Disaster Area. The home itself did NOT flood and remained dry BUT Lake Conroe came 100 feet out of its banks, totally went up and over our dock and deck and flooded the entire area to almost the back door before the San Jacinto River Authority decided to open the flood gates and do even further damage downstream..!!… It did do damage to the property and the dock and we have now repaired it to the best of our ability. AGAIN - The home itself did NOT flood and remained dry! I had several conversations with this person before they arrived and explained to them that repairs and updates would be ongoing (and what they were) and if they wanted to do something different they could have done so. They elected not to and came anyway. I had already fixed a lot of what had happened, but there was still more to do. Normally most repairs and upgrades could have waited until they left, but because they were there for two weeks I had to get the remaining repairs done before other storms did more damage. It is not my intention to be at the home when it is rented. I have other things to do in my life, but the property had work to be done to maintain its safety. Some specifics... Hurricane Harvey blew the WIFI connection (and several electrical plugs (and even the garage door opener) in the home) and the local company - Suddenlink - took over a week to come out and repair it because of the backlog. I had to make several trips back and forth to the home to try to make it work while we waited on Suddenlink. I was not successful. In the meantime I BOUGHT and PAID for a full WIFI Sprint Hotspot for them to use. I even delivered it to them at a bar 20 miles away at 11 at night! I had to ask him how much data they were using so I could load the Hotspot until the cable company could get there to do the repairs. It works fine now. Pictures were all taken at the beginning of the Summer. Kitchen Pantry - Those were his coffee grounds…..There were no bugs. Ridiculous. The home is spotless and super clean before every guest. Period. I cleaned them up myself after he left. We have the home exterminated every 90 days. Email me for the full response....this property is stunning!!

Any time of year property

This beautiful home was the perfect match for our family and would be beneficial ANY time of year, no matter the weather. With three kids, ages 10, 11, and 13, this home on Lake Conroe gave us an abundance of activities to experience. On the warm days, we spent most of our time swimming, fishing, and kayaking around the lake-front property. There was even an island in view that was close enough that we managed to kayak to it. The kids swam in the lake almost every day, and we caught enough fish directly from the dock to have a fish fry one evening. On the cold days, when we couldn't bare the lake, we had plan B, which was the indoor pool and hot tub.

The house itself was very spacious. When we were being walked through it initially, it seemed to keep going and going and going...like the Energizer Bunny. With four bedrooms, one that seemed as big as a three car garage, there was plenty of space and sleeping room for ten people. The house was equipped with three bathrooms , one that my son exclaimed out loud, "This is bigger than my bedroom at home." All of this, not to mention the family room, dining room, living room, utility room, and kitchen.

For those looking to get away for the weekend, or even a long stay away from home on the beautiful Lake Conroe, this house is a definite jewel for single families, multiple families, or even small gatherings. We plan to be back next year.

CONTINUATION OF OTHER RESPONSE DUE TO SPACE LIMITS: In addition - We live on a lake. Most people that have lake experience realize that we fight Mother Nature the best we can but Mother Nature always wins. In addition to the regular exterminations we leave bug spray and even a bug light that can be used anywhere on the property. I know of no expired food. The pantry is empty except for the popcorn I leave for people! He even took the basic condiments that I supplied to them in the refrigerator when they left! Property repairs and updates: Wet spots and drywall have all now been fixed from Hurricane Harvey damage. Living Room Sofa and Loveseat were damaged and while he was there I bought new furniture and myself and my “church friend” delivered it to the home. We had to go to various rooms to get that done. It wasn’t a “tour”. The sofas are now replaced. Due to the flooding in the area no appropriate furniture was available before they arrived and it came in while they were at the home. Complaining when it was replaced with really nice leather sofas and was only delayed due to flooding and true homeless people?? Really?? A full dresser (with extra linens and pillows) is provided in every bedroom. A place to hang things is also provided. If they chose to hang things elsewhere that was their choice. I had to repair some lights and had to move some things in the bathroom to get to them. The thermostat is on a program setting. It probably just went back to the original set program while no one was at the home. People are more than willing to place the thermostat at a comfortable setting. Linens were all replaced at the beginning of the year. I know of no uncommon “funky smell”. The swimming pool and spa are indoors on the back of the home. It is 8 feet deep in the deep end. I would hardly call it a “therapy” pool. I have never had any complaints about it. Yes water evaporates and Hurricane Harvey did cause a small leak that we have plans to fix over the Winter. You have to realize that over a 2 week stay that water will evaporate and will have to be added. The chemicals were perfect and I even showed him the test kits when we checked it together. He also said he had a pool in Florida and if he wanted to check it over their stay he would and let me know.

Large Spacious Home and Grounds

We thoroughly enjoyed our stay. The home is very spacious; yet has an open concept den/kitchen/breakfast nook which provided great 'family time'. The views of the lake are beautiful. The little ones loved the pool (with supervision); especially during the hottest part of the day. The 'island' close by has a sand beach and shallow water surrounding it that was fun for all of us. The lake was not crowded. Even though the dock was damaged by recent storms, we were able to 'dock' our 24' boat overnight. The dining area is nice, but only had six basic chairs so the table area was not large enough to accommodate our group of 10. There is plenty of room for 12 people to eat; just not all in the same room. The kitchen is well equipped except for larger mixing bowls. The gas grill was average size and didn't seem to be burning properly, and there was no charcoal grill. Andrew was very easy to work with, was there when we arrived to make sure we knew the 'ins and outs', but left promptly after 'orientation'. Again, we really enjoyed our relaxing, fun stay in this spacious, lovely home. Thank you Andrew and Shannon!

Owner's Response: There were some extra chairs for the dining room in the garage. Larger groups are not a problem. There was some gunk on the burner of the grill. Its been cleaned and the burner now seems to work fine. Please come and have a great time!! FINAL CONTINUATION OF EARLIER REPSONSE DUE TO SPACE LIMITATIONS: He also said he had a pool in Florida and if he wanted to check it over their stay he would do so and let me know if it needed special attention. It was as perfect and clear when they left as it was when they arrived. The dock and walkway are completed to the best of our ability. The walkway is fine and goes almost 100 feet out into the lake. My boat lift and a deck were destroyed by storms. Major repairs cannot be done except with an approved contractor of the San Jacinto River Authority. I am on the list but it they are saying February due to the storm back ups. BUT it is fine for now with stunning views across the lake with the full walkway out into the water. Numerous boats have docked since the storm without a problem. A/C filters - all have been replaced. No problems detected and are changed every 90 days. Again - most of the situations were after effects of 60 inches of rain and a tremendous storm. We take great pride in our home and try to have it perfect for any guest. I had to be there numerous times to maintain that standard over his 2 week stay. It is not my intention to be there after the basic property tour at time of arrival. This family was is the area for a conference and I think that in the end the home was too far away for them. The weird thing - he didn’t bring up ANY of this to me during the entire stay. You would think that if any of this really had been an issue he would have discussed it with me. He did not do so. This home is truly stunning and would pass any inspection put to it. AWESOME HOME AND PROPERTY!!!!

We had a great stay! The fishing off the dock was unbelievable! We caught 15 catfish and perch in just a couple of hours!! Our HUGE boat had no problem tying up at the dock for the night. The water was plenty deep enough! The closeness of the island and the activities surrounding Lake Conroe are so close via the water! The weather was perfect and the property is beyond expectations!! We were NOT disappointed! The home itself was perfect and met every need we had. The huge rooms and shower was fantastic!! I can't wait to stay here again!!

The property and home were everything we expected and more! The restrooms are impressive but the fishing is unbeatable!! We want to come back just to fish, after being disappointed with recent stays elsewhere we realized how amazing this property was as far as being the perfect location for anyone wanting to catch fish! The dock could use a little work but that is in progress now. The pool heater is out but that is clearly stated in the description and won't matter now with the Texas heat right around the corner. The only disappointment was the pool temp, however we were still able to swim :). This home has everything you need and the owners go above and beyond to make sure everything is perfect for you. Super sweet people that are not in this to make money instead they want to share their home and the amazing fishing experience when they are not able to stay there. Loved this home and definately plan to go back!

That Texas heat is already on the way and the family last weekend said the water temperature was perfect both in the pool AND in the lake!! Lake Conroe is so full of water right now there are lots of fish and boaters already active for the season! Come again!!
