We purchased the property in the Fall of 2013. She was a little dated and needed some TLC. This is our 3rd beach house renovation in the area. We loved this house because of her west mid-island location on a corner lot with easy beach access. The street is on one of the public beach access points and the house is a very short walk away from the public beach access (less than five minutes). You can also view the marsh from the property - so you have the best of both worlds. In the summer high season - staying a few rows back from busy 1st Street can be a lot more peaceful and quiet at night.
The home is a two-story 90's era home featuring an open concept living area, dining area and kitchen in the center of the house. There is a large deck and screened porch on the front and a large deck overlooking the pool on the back. A rooftop deck offers 360 degree views of the island - including the ocean and marsh and even the bridge in the distance.
The first floor houses the living & dining rooms and kitchen. This area was updated with beautiful new hardwood floors. We gave the kitchen modern updates like stainless steel appliances and 'Pebble Beach' quartz counter tops. On the first floor you will find two master BRs complete with king sized beds and private bathrooms. The second floor has 2 BRs with queens that share a large, double vanity bath. The 'bunk room' has two bunk beds to sleep four guests. The bedrooms have neutral carpet and paint and are decorated in the colors of the sand, sun and surf - nice and relaxing. We have used some fun nautical touches in our decor like vintage water skis, oars and life rings to add to the coastal feel. All BRs have their own flat screen TVs and ceiling fans and the house also has WIFI in the event you must access your laptop or other devices! (But we encourage relaxation!)
Our philosophy is to offer spacious and comfortable bedrooms and not to 'cram' multiple beds in each room. However, there is plenty of floor space in each BR for sleeping bags or blow up mattresses if you would like to bring those for additional guests. We also have a full size sofa in LR. (NOT a pullout.)
On the front of the house, there is a large porch with rockers and a screened porch with additional seating areas for relaxing. The second story has an outside stairwell leading up to a rooftop deck where you can take in the ocean and marsh views. You can see water in every direction from up top. The back deck overlooks your private pool. Southern Comfort has a ton of outdoor living space! (Every BR except the Bunk Room has deck or balcony access.)
Ahhhh...The Pool! The pool is gated and fenced for privacy. It features a 'waterfall' and the trickling water sound will melt your cares away! There are lounge chairs for sunning by the pool. The pool is open, maintained and treated year-round (unheated). We have a charcoal grill in this area and a shady spot under the deck so you can sit out of the sun if needed and watch the swimmers!
There is an outdoor shower stall in the pool area. You can conveniently rinse off the sand before you hit the pool or enter the house. The laundry area is in the garage just outside of the pool area which makes dumping sandy suits and towels convenient. We like to hop in outdoor shower, drop bathing suits and beach towels in the laundry room and leave the sand outside!
There is ample shaded parking under the house and more space in the pebbled driveway. We think we have the perfect spot to enjoy your visit to OIB!
