You enter the house to a large open living room/dining area, with vaulted wooden ceilings supported by exposed wooden beams, bay windows, wooden floors with several large oriental rugs, a large stone fireplace and baby grand piano. The kitchen is part of the area's open floor plan and has wooden floors, vaulted ceiling, a peninsula counter, solar tube and pot lighting and views to the patio and gardens behind the house.
The master bedroom has a large king-sized bed, TV, and an attached bathroom with double sinks and a walk in shower. It opens through sliding glass doors to a shaded flagstone patio and redwood hot tub.
A second bedroom, located separately, is very private and contains a queen sized double bed and attached full bathroom with a shower/bath.
There are 2 other smaller rooms off of the main hallway that can be used for sleeping. One, the 'TV Room', has a 42' HD flat screen TV, a double pull out sofa bed and a closet. The other, 'the office', has a large desk with wi fi and modems and a single bed. Also off this hallway is a 3d bathroom (for use by visitors or occupants of the TV room or Office beds) with double sinks and a shower/bath.
The house has a thermostatically controlled gas/forced hot air heating system and full air conditioning. All windows are double glazed for excellent heat and sound insulation. The garage is single bay, but also contains washer, dryer, water heater and water softener.
In front of the house, a U-shaped driveway around a large king palm and succulent area with oak trees, allows for easy access and parking. A tile walkway to the entrance passes by a rose garden and small succulent areas.
Behind the house is a large patio dominated by 2 large and beautiful live oaks and containing 2 distinct outdoor sitting and dining areas with views up a hillside to gardens, an open field and more oak woods. The gardens immediately surrounding the patio are primarily succulents, which give way to fruit trees, sage and a trellised sitting area with lovely mountain views at the next level. These areas are completely protected from the road and largely from any neighboring houses.
If you are looking for a peaceful retreat in the middle of beautiful nature, but just 5 minutes from all the amenities that Santa Barbara has to offer, then this home is for you. A 400 yard walk up the road is the trail head for Tunnel Trail leading up the mountains in the Los Padres National Forest, and 100 yards down the road is the back entrance to the beautiful Santa Barbara Botanic Gardens.

About Bart Francis or Birthe Francis
Bart and Birthe Francis are 72 and 73 years old. Bart was brought up in Santa Barbara, but moved to the Boston area as a teenager where he completed high school and went to college. Birthe was born and raised in Aalborg, Denmark where she still has family. After getting her degree in physical education, she was offered a job at a college near Boston, where she met Bart, who was attending the Harvard Business School after a 3 year stint in the Marines. The rest is history. We were married in Aalborg in 1968, and now have 2 daughters and 4 grandchildren. We lived successively in New Hampshire, a small town near Boston, Mexico City, Toronto, and finally, back to Santa Barbara for the past 18 years, mostly following Bart's career in medical supplies and equipment. We have always loved traveling, occasionally on quite extended trips to exotic locations. The theme of these trips is invariably for us the people and their cultures and also being able to experience areas of great natural beauty. We have also been fortunate enough to return to Denmark almost every year, with our family when the kids were young, where Birthe's family has a summer house in a beautiful area that we are able to use. We chose to come to Santa Barbara 18 years ago because we wanted to live in a city that we could really enjoy and where we could retire. All that needed to happen was for Bart to find work here, which he did. Santa Barbara is an amazing place. It is not only beautiful with its glorious beaches and mountains, but it also has a fantastic cultural life on many levels, with 2 universities and a junior college, symphony, opera, ballet, theaters, choruses and the world famous Music Academy of the West in summer session. In retirement, Bart is a docent at the SB Museum of Natural History and a volunteer naturalist on the whale watching boats and island hiking trips. In addition he sings in a local chorus. Birthe is an avid reader and gardener. Both enjoy hiking, skiing, swimming and golf.
Bart Francis or Birthe Francis purchased this House in 1993
Why Bart Francis or Birthe Francis chose Mission Canyon
We bought our home on Tunnel Road because we knew that we wanted to stay in Santa Barbara, and, while we wanted to be close enough to the city to be able to easily access its many benefits, we also wanted to experience every day the peacefulness and beauty that a property such as this in Mission Canyon has to offer. Ready access to the hiking trails and Botanic Gardens has been a great plus that we take advantage of most days, and yet it is still easy to get down town or to the beaches. The house, which was built by a builder for himself in 1975, is unusually solid and the open layout of the kitchen living/dining room area with its close connection to the patio and its large oak trees really appealed to us. Over the years, we have made many improvements to the house, and the gardens have been a continuous work in progress, but give us so much pleasure. Peaceful serenity close to nature with ready access to the beaches and the cultural life of a vibrant small city. We love it and think that you will too.

My wife and I, a retired, Arizona couple in our 70s, spent six weeks at this home in July and August, 2016. We found it enjoyable in every way. The place is spacious and airy with beautiful gardens front and back and fine views from every window. The electronics were good, the wifi connection excellent. The owners were responsive and easy to deal with. The Santa Barbara weather was wonderful-- daily highs in the 70s going down to about 60 at night. A great contrast to Arizona's summer heat.
The only drawback was the home's mountainside location, which made strolling difficult. It's good if you're a hiker, though-- two trailheads are close at hand.
Very enjoyable place!
My family and I spent two summers in this amazing property, and we just loved it! The house was very comfortable, spacious, really neat, nicely decorated in a European style, lots of windows, natural light, fresh inside, a big garden area, beautiful mountain view, with such cute wildlife outside; so, we couldn't ask for more!!
The area was safe, friendly neighbors in the surrounding areas. The owner are such a nice persons, they thought about everything. They left us with a convenient, carefully written agreement with detailed facts about how to operate everything in the house, and left contact information in case we had more questions.
We definitely recommend this Wonderland
