About Chris Small
Hello, Thanks for looking at my listing on VRBO. Originally from Suffolk, Va, I moved to Richmond to attend VCU and have lived in Richmond since then. I have always been fascinated with Richmond's many interesting historic neighborhoods and their individual character. I have sold Real Estate in Richmond for over 30 years and know Richmond very well.
Chris Small purchased this Apartment in 2013
Why Chris Small chose Jackson Ward
407 Clay was renovated by a client of mine and I brokered the sale for him and have always regretted not buying it then. In late 2013 the property became available again and i jumped on it. I have updated the three units since purchasing it. The building is in a great neighborhood close to everything. If you are visiting Richmond to enjoy our city you will be as centrally located as you can be. If you are looking for longer term accommodations while working on something Downtown, MCV or VCU its also right in the middle of things.

Excellent location and very nice facility
Chris was en excellent host. Easy to communicate with and accommodating to our needs.
VERY comfortable bed and great shower.
Good backyard for dog lovers
Thank you !! Glad you enjoyed your stay.
Apartment was clean. Bed comfortable. Easy access, parking available. Host was responsive when we had a problem with washer/dryer. Thank you!
The apartment is very charming. Parking was not a problem. Nice pots and pans for cooking which I appreciate and is why I choose VRBO when I travel so I can cook meals. The reason for the 4 instead of 5 stars is the upstairs neighbor seems to come home around 9:30 pm and it sounds like he has boots on and stomps around his apartment for about 1 hour or so. Chris is very responsive if anything is needed during your stay. I would stay there again.
~Convenient, Clean, Comfortable!~
Thank you for letting me rent your place for 3 months!!! The rental is close to the restaurants, Museums, Carytown, The Fan, and parks! The place is clean and has all the amenities that I needed as far as kitchenware, washer, and dryer (2 in 1), cable. The bed is so comfortable! My pup travels with me and he definitely enjoyed the yard. There is a parking space in the back if needed, but there are tons of parking on the side streets as well. The neighborhood is safe and everyone is friendly. Chris was very prompt of responding if I had any issues or concerns! Thank you Chris for having me rent your place. I will definitely rent it again!
Thank you Charity. I am so glad that you enjoyed your stay. It was a pleasure to have you and your pup as a guest! Thank you also for leaving the apartment so clean! You definitely get 110% on that!
A LOVELY TIME
My husband & I stayed at Chris' apartment over the Christmas holiday so we could visit our daughter and son-in-law who live in the Church Hill area of Richmond ( a very easy drive). We couldn't have been more delighted with the accommodations ... LR (w/a fireplace .. don't know if it works or not but next time, I'll ask Chris!!!), lovely kitchen..workable area, nice roomy BR w/an extremely comfortable bed, bathroom w/shower and an "extra" ... a cozy little "sun/solarium" room in the very back .. only problem NO sun (or not too much anyway). Hope next time we visit, I can sit in there with a good book or crocheting ... Apartment was clean, seemed to be freshly painted (?); well suited for us and two small dogs. Wide street/sidewalk was well lit & I certainly did not feel uncomfortable walking my dogs at 6:30 AM!!!! I would definitely stay here again (and hope we would be welcomed back) ... Only one thing I can mention & this is more "my situation" is that I had to watch the steps leading up & down to apartment. At 70 years young I'm finding my knees don't work as well but that will certainly NOT take this location off as our first choice when visiting Richmond again. Chris ... thank you so much ... my husband & I were VERY VERY PLEASED and we're hoping we'll be welcomed back!!! A very Happy New Year
Deborah, thank you so much for your kind words. You are welcome back anytime!
Could be a really interesting space but important details lacking
Summary: Owner has invested capital to create an interesting space but the details that would make this a really enjoyable spot are missing.
Pro: Good location and comfortable bed. Nicely finished concrete floor. Nice set of appliances. Washer-dryer is a single machine that looks small but has reasonable capacity and works well once you understand the controls. Good set of dishes, glassware, and cookware.
Con: Leaves—Abundant dry narrow leaves on sidewalk and piled on steps were a substantial slip and fall hazard. This unit is the basement of the 3-level building. No soap—there was no bar soap in bath or kitchen, no soap for dishes or dishwasher, no soap or fabric softener for clothes washer. No Kleenex, no kitchen towels. All that lovely kitchenware was much less useful without the tools to clean and reuse it. Electrical shortcomings—light bulbs were dead or missing in at least five places (no spares to be found), two outlet covers missing, several switches failed to activate anything, and the lovely bar of track lights in the sun room didn’t work (email inquiry to owner on day one got no response before we departed after four nights). An extension cord from exterior outlet near back door leads into wall above door, perhaps feeding the light bar but definitely not according to code. No shelf, soap dish, or grab bar in shower. Door from bedroom to sun room did not latch, so no point in the handle lock. Cheerios and other debris under sofa cushions.
All of those details will be taken care of immediately. We had a really quick turn around (3 hours) from having a tenant who was there for 4 months and do apologize that the details we not addressed but rest assured that they will be.
The cord that you questioned goes to a pipe heater. That open air breezeway ceiling has all of the water pipes for back section of the house and when its really really cold - which is not but so often they need to be kept from freezing so they are wrapped in heated pipe tape.
Located in Historic Jackson Ward in the middle of Richmond. Walking distance to The Arts District and VCU. Restaurants and galleries are only blocks away. Easy access to I-95 and the Downtown expressway for quick access to other areas of the city and region.
