We had such a great week at Happy Lewis! Cornhole on the beach, dinner outside on the patio, read books on the back porch during the soothing rain storm... I could go on and on! We will be back. not really VRBO

4.5 stars for the property and location, which were the reason I kept pushing forward despite everything below.  I would not, however, do it again.

0 stars for the booking process as well as check-in and check out.  This listing defeats the whole purpose of VRBO because it is managed by a local rental company with many disparate properties and rules rather than with an owner.  The VRBO listing, contract with Starfish Realty, and check-in/check-out rules disagreed in many important ways.  Moreover, there were many fees and taxes and questionable calculations that made a 3-night stay cost nearly twice as much as the listed nightly rate.

A few examples:

- The VRBO listing says linens are provided after the end of March.  Our contract said linens could be rented for a fee.  When I inquired Starfish Realty about the rentals, they said linens were not provided and could not be rented because we were out of season (September).  I should have turned back then.

- A booking fee, which we have never encountered with VRBO properties since they are usually vacation rentals by OWNER.

- We paid a cleaning fee. Our contract said we just needed to put the trash on the sheet.  Our checkout paperwork threatened deductions in our deposit if we did not: take out the trash, make the beds (without linens), wash and dry any dishtowels or bathmats used, sweep the entire place, wipe down all the tables and counters, and clean as well as put away all the clean dishes.  Why did we pay a cleaning fee when we did all the cleaning?

- Travel insurance is 6.95% on the grand total, including the completely refundable security deposit (minus damages of course-- damages you cannot inflict if you have to cancel).  If you plan to purchase travel insurance for this property, you have no choice but to pay an extra insurance on an amount you have no need to insure (percentage on security deposit).  The same statement probably applies to the amount of insurance on the cleaning fee...

Despite the lovely property, renter beware.  This place should not be listed under VRBO as it is currently managed and handled.  

I honestly doubt this review will be published since, as it turns out, the booking was not done through VRBO even though I tried to do so. Instead, I was funneled outside this website, which may be why this property has been listed forever and has no reviews yet.

Owner's Response: Hello, My name is Russ Johnson and I am the Vacation Rental Manager here at Starfish Rentals and Realty. I'd like to sincerely apologize to our past guest Natalie A. for having such disappointing experience while renting. I'd like to explain here in this public forum how we ( or any other property management company ) work in conjunction with VRBO homeowners, so hopefully some misconceptions can be clarified. Starfish Rentals and Realty exists to facilitate the bookings, guest services, maintenance, housekeeping, and marketing on behalf of a VRBO homeowner. Property owners often don't have the time, interest, or the expertise needed to effectively manage their investment properties to the fullest potential, so they choose to employ a specialized property management company such as Starfish to perform the necessary duties. I'd like to speak on several topics mentioned in our past guest Natalie A's review: 1) The Cleaning Fee. After each departing guest we dispatch a cleaning crew to the home. This is to "detail" the home, not just wipe counters and sweep floors. The tasks we request of departing guests are exceptionally minimal. We have never asked a guest to perform a thorough cleaning. We ask for those minor tasks to be completed simply so we can avoid the 1 guest out of 100 who chooses to leave a home in a disgusting state at check-out. Our cleaning crews have a tight time window to make each house sparkle for the incoming guest, and an exceptionally trashed house slows them down. Which, in turn, delays incoming guests check-in times. The cleaning fee is applied so the crews can invest their time in "detailing" the home, not for the cleaning mentioned as a complaint. 2) We do ask that trash cans are rolled out to the street as trash pickup occurs mid-week on Topsail. If the trash can is full, the temperature is 92, and the pick up day is missed, you can imagine the stench. 3) Travel Insurance and Security Deposits: Security deposits and travel insurance differ. The security deposit is taken as collateral in case there are damages to the property. This amount is 100% refundable to the departing guest barring any damage. Travelers insurance covers the refund of all monies applied to the reservation in the event of uncontrollable events that either cancel, disrupt or delay your vacation. It is an optional purchase. Starfish Rentals and Realty adheres to the NC Real Estate Commision's guidelines set forth by the Vacation Rental Act.
