Purchased in 2013 this newly remodeled unit is a 'no smoking, no pets. It has 2 Bedrooms which sleep between two to eight people. The unit comes fully equipped has a King Size master bedroom overlooking the ocean with a private balcony. The guest bedroom has a queen bed and twin bed with trundle bed. The guest bedroom also has its own full bath, lastly, a foldout queen in the living room with half bath provides three separate private sleeping spaces. There is a full kitchen and 2.5 baths. It comes with a 3 Flatscreen TV's including a 55' in the living room and a DVD Player. The Full Kitchen is equipped with appliances, dishes, silverware, and cookware. There are linens, towels, and a private Washer / Dryer for your convenience in the master bedroom for your convenience.
The two private balconies are equipped with chairs for a relaxing evenings in the breeze. A gated private staircase allows all renters direct access to the beach and first floor balcony with an outdoor shower and beach chairs to take to the beach, The scenery is complete with both a breathtaking view of the Gulf and the sounds of the waves breaking on the beach.
The Master bedroom is next to the ocean so you can hear the waves even with the doors closed.
There is one designated parking spot for this rental that accommodates 2 standard cars, and it is directly in front of the unit.

We are not professional renters. We started renting because James's originally purchased a home on the beach and for years he rented out the first floor since he only needed half the space.. We call it Sticks in the Sand because it is on pylons on the beach. Now married with 3 children we have continued to add our rental offerings . Due to the success of the original Sticks in the Sand, We now have 4 townhomes to rent! We have studio 1,2,3 bedroom units and continue to hope to provide our homes for families to enjoy..

The townhome can be rented 3 ways, a 2 bedroom (Listing #586496) , Studio unit (Listing #586493) or if you need more space you can rent it as a 3 bedroom 2.5 bath unit by renting them both. So it was perfect to maintain all my renters in one location

Rats, Mold, Standing Water Inside, Rotting Sagging Floor Inside. Arrogant, Narcissistic owner.
Completely unsanitary and unhealthy environment. The second night of our stay we heard rodent sounds in the kitchen under the stove. I shined a light under it and saw a rat scurry away. I took off the front trim piece and noticed two large rat glue traps. Both were covered in grey fur and had rat feces on it. Terminex and maintenance came out the next day and verified it was definitely a rat (that was still not caught obviously). We noticed there were rodent deterrents and traps in every room of the unit. Inside the master bedroom balcony doors, the floor was soft and caved in, so I lifted the soaked interior rug and I noticed a puddle (2ft x 1ft) under the rug where the floor was sunken in. With the visible mold on the internal threshold on the exposed wood, it’s certain the rotten plywood under the laminate flooring was also saturated with water and mold. The floor was structurally unsound and it would be unnerving for anyone of substantial weight. In another bathroom, there was water on the floor where the toilet was leaking. When I provided this list of health and maintenance concerns to James Slatton, the “proprietor”, he called me a liar and said my list was unnecessary, and I had no proof that the rat trap with hair and feces was recent but that it could’ve been there for months, and that the rat sounds we heard in the kitchen were coming from another a unit. He also said he would fix the doors when he had time and when there weren’t guests in his unit (makes no mention of repairing the sagging rotting floor). Here are his responses to me, the paying guest:
“I am aware of the door issue. It happens on days like today where the wind blows the rain in. So all I can do now is wait for a break in the calendar and replace with a sliding door. Good news is it drains in the same spot which hangs over the outside deck below to drain. So no mold should be in play.”
I was in this unit 2 weeks ago... I did notice the soft spot in the flooring I had the door repaired… But it was not a health hazard. I apologize I forgot to mention leaking toilet to my maint crew. But you failed to mention it to them too yesterday morning when I sent them to the unit... you heard something that could of come from another unit and when you tore apart my stove you saw remnants that could of been months old... this list of completely inaccurate statements is not necessary.”
Thanks for selectively posting my responses? Next time I wish you would also post the whole email where you demanded a full refund after staying all but 11 hours of your 5 night stay! As I explained you don't get a refund for bad weather and wanting to go home a day early! In fact you didn't report any issue until 10pm Sunday (Night 4) and I had a maint crew and Terminex in the unit by 10 am the next morning addressing every issue but the one I forgot to mention them. (hence my partially posted response 2) When they crew showed up you were doing yoga in the living room and then checked out 8 hours later the night before your scheduled departure date and demanded a full refund for such a horrible stay? You actually sent me a message saying "Units Great!" on day 3 before the tornado showed up and blew water under the door. Then you started tearing my house apart looking for issues to try and get a vacation for free. Which again if you wanted me to replace the door or the floor during your visit I was happy to do it! Anyone who wants an accurate review please read all 3 of the 5 stars reviews in the month of March. This crook stayed one week later in April broke my toilet which I had to replace after his stay, tried to extort me and I still refunded his deposit! For those that do not know beach mice are protected by law and the only way to prevent them is to lay traps or Sonic Disruptors. I have both of them in ALL MY UNITS as part of my pest maint. Thanks again for pointing out the level of extra effort we go through to try and avoid any issues.

Beautiful spot on the beach. I loved being so close. The pictures show exactly what you get. Plenty of space. Nice bathrooms. Great location. The pizza place across the street was fantastic and having the gas station right across the street was convenient too. You can keep your chairs at home as those are provided. Plan to bring salt/pepper, sugar, PAM spray, etc for cooking as those aren't provided. Plenty of utensils and pots and pans,etc. FYI plan to do your grocery shopping at the Winn-Dixie 1 mile from the condo. It's much easier to get to and nicer than the Publix.

Great location on Miramar Beach!
The unit is very clean, beds were comfortable and the views were beautiful! I’d recommend it to my friends and family.
Well kept town home. Unbeatable beach access!
Enjoyed our short stay in 4A. Very nice town home with everything you'll need at a great location! Loved the views from both balconies and the unit has been well maintained. The building shows some wear but that didn't really matter to us. We prefer more rustic places anyway.
Incredibly easy access to the beach. Just a short walk down the stairs! There are stairs going into the unit as well as some to the upstairs bedroom. If you have trouble with stairs this unit is probably not for you. Look into one of the floor units.
My only complaint would be the lack of towel bars in the bathroom and half bath. Not sure why there aren't any. The whole booking process went well and we got our deposit back quickly. We won't hesitate to stay again.
Nice and clean townhouse right on the beach
We were looking for a nice clean townhouse right on the beach so we wouldn't have to haul the kids very far. We had a great time. It is an upstairs unit with two stories so stairs were a slight pain but overall so worth it to be at the beach!

Your deposit will be refunded 7-14 business days after checkout. 4pm check in -10 am check out. All our calendars are kept offline until all Sticks In the Sand Properties are booked. WE DO NOT rent this property to those under 25 during spring break, however we do rent in to them in other seasons but require special terms and conditions, additional deposits and insurance. The owner must be notified if you are under 25 at the time of inquiry or you will be considered a falsified reservation and cancelled in accordance with our terms and conditions.
