You, your family, and friends will enjoy 100% of our property. The Beachy Keen home is a single family home perfectly positioned between the Gulf of Mexico and Santa Rosa Sound. You are just steps away from the sound and a short walk out of this private gated community to the sugar-white sand beaches and emerald green waters of Pensacola Beach. Adjacent to the Gulf Islands National Seashore, selected as the #3 beach in the U.S. and in the top 25 in the world. Pensacola Beach is located on Santa Rosa Island, the worlds largest barrier island. The shoreline offers endless opportunities for recreation and rejuvenation on, in, and beside the natural beauty of The Gulf Of Mexico here at Pensacola Beach.

Beachy Keen is nestled in a small private gated community with the sound and ocean easily accessible on either side. Steps away from the sound and a short walk out of this gated community to the white-sand and emerald green water of the Gulf of Mexico. The quiet gated community with sidewalks allows for a safe place for children to play and ride bikes. The island bike path is just outside the neighborhood entrance and runs the entire span of the Island - all the way East to Navarre Beach or West to Ft. Pickens. Cool off in the private community pool, fish from the private pier, collect sea shells by the Gulf of Mexico, spot hermit crabs along the Santa Rosa Sound, or just sit and enjoy one of the most beautiful beaches in the world.

Sleep up to 10-12 people in this comfortable 3 to 4 bedroom home with 3 full bathrooms. 1 king bedroom. 1 queen bedroom. Bunk room (1 bunk bed has two twins, 1 bunk bed has twin on top and full on bottom). 4th room has a queen pull out sofa that can allow this to be used as a 4th bedroom. Living room also has pull out queen sleeper sofa. Pack-n-play provided.
Living room, King room, sitting room off of kitchen, and garage all have flat screen smart TVs with blue ray players. Enjoy wi-fi and cable television. (tv in garage does not have cable but does have a smart blue ray player so you can enjoy movies or sign into your netflix, amazon, or hulu accounts or bring your game console.)
Large enclosed garage with TV/blue ray, ping pong and foos ball so that the play doesn't have to stop on a rainy day. (The garage of course is not air conditioned, but ceiling fans are installed. It is a garage. A nice one. But still a garage.)
Your Beachy Keen home has a washer and dryer and comes stocked with bed linens, towels, hair dryers, and starter paper products.
Beachy Keen even saves you time and money by providing a few adult bikes, 2 kayaks, beach chairs, beach toys, beach towels and beach cart to pull it all around in. (damage or theft will result in repair or replacement cost being taken from deposit)(these are complimentary items that we leave for your enjoyment, we are not obligated to provide these toys for your rental of our home and are not responsible if they don't meet your standards. I have to put this because I've had renters angry that I can't come inflate a flat tire or put a chain back on a bike or they are angry because they don't like the style of beach chairs I have. You are welcome to use any toys we leave in the garage, but we offer them as a complimentary item and are not charging you extra for them.)
All you need to bring is a swimsuit and your flip flops.
We are located at the quieter end of the beach. Far enough away to enjoy the natural beauty of this paradise while still only a 5 to 10 minute drive to all the island has to offer. The Grand Marlin is one of our favorite restaurants located just as you cross the bridge onto the island. Papas Pizza located at the board walk is our favorite quick easy meal (Trolley service offered seasonally to the boardwalk). Drive 10 to 20 minutes to enjoy beautiful downtown Pensacola, it's shopping, restaurants, museums, blue wahoos baseball stadium and more. 35-45 minute drive to the Naval Museum.

Rental customer must be 25 years of age or older. Rentals in peak season are Saturday to Saturday. Check-In time is 4 PM. Absolute checkout time is 10 AM, so that we may prepare for our next arrivals. No refunds will be given for late arrivals or early departures.
Absolutely, NO PETS. Your security deposit will be forfeited and you will be charged additional for rug cleaning/flea spray treatment if any evidence of pet(s) is/are established.
Absolutely, NO SMOKING. Your security deposit will be forfeited and you will be charged additional for rug/drapery/upholstery cleaning or damage caused by smoking products.
Occupancy: The total number of persons allowed in the home at any time is restricted to the number mutually agreed upon and stated on rental contract. Your security deposit will be forfeited if this number is exceeded. ABSOLUTELY NO UNAPPROVED GUEST ARE ALLOWED IN OUR HOME AT ANY TIME. No visitors, no using our home to host friends or family visiting or living in the area. Violators will be evicted without refund.
No parties allowed. No boats or RVs in driveways. Any evidence of any of these activities will result in a forfeiture of your entire deposit. If you have a boat or RV it must be kept off-site. Our neighbors are only too happy to report parties or other neighborhood rule violations and persistent violations of any rules will result in your eviction from the house and forfeit of deposit and rental.
Housekeeping: Accommodations will be cleaned to quality standards prior to your arrival and after your departure. Linens are provided and must not be removed from the unit. There is not an on-site housekeeper. Any complaints must be made within an hour of check-in. We will address any problems as soon as possible. No refunds will be made.

Severe Weather: If hurricanes or other extreme weather conditions occur, Emergency Management may issue a mandatory evacuation notice. Accommodation refunds will be prorated from the time of your departure from the island during the mandatory evacuation.
Deposits: A deposit equal to half of the rental will be required at the time the reservation is made. This will need to be paid by credit card through VRBO/Home Away, cash, traveler's check, bank money order, or cashier's check. We require a $500 refundable damage fee which will be refunded within 15 days of departure, providing there is no damage or theft to the unit and/or its contents and all polices and conditions are followed. If repairs to the unit and/or it's contents are required as a result of damage from your stay, the owner reserves the right to apply the deposit to offset the expense of the repairs.
Rental payment balance is due in full 60 days prior to arrival and may be paid by credit card home away, cash, traveler’s check, bank money order or cashier’s check.
Refunds: If you need to cancel, you must do so at least 60 days prior to your arrival date to receive a refund of your deposit. If you call to cancel your reservations within less than 60 days prior to your arrival, every effort will be made to re-rent the property. If we cannot, your deposit will be forfeited.
