NEW MASTER BATH ON MAIN BY JAN. 1 2018. Our "dog friendly" (only 1 permitted) home, "The Lyons" #3 is located in Port Royal Village and steps away from the Islander's Beach, Port Royal Racquet Club and the Westin hotel. Our swimming pool/hot tub(pool is heated March, April, October and Thanksgiving, hot tub March 1-December 1) can be seen from the front porch. We purchased our home in May 2014 keeping in mind we wanted a newer, large condo, with high ceilings, within a short walk to the beach with tennis, pool, hot tub and gas grills. We also wanted a place that would be perfect for families, golfers, tennis groups, wedding and event guests, girl's weekends, reunions etc. etc. Our new home has met 100% of our criteria and we love it.

THE UPSTAIRS MASTER BATHROOM WAS GUTTED AND REBUILT IN DECEMBER 2016.

The two-story updated 2044 square foot home has 4 bedrooms, each with its own bathroom and a 1/2 bath on the main floor. There are wood floors on the main floor, tile in the kitchen and all bathrooms and carpet in all bedrooms. The master bedroom, kitchen, dining room, living room large laundry room and 1/2 bath are on the first floor. There is a den on the second floor which is separate from the three other bedrooms.

The furnishings are new including many new mattresses, all new bedroom furniture, all new bedding, new living room furniture, new dining room table and 4 counter height stools. January 2016 all bathrooms were updated with granite countertops, new faucets, new mirrors, new toilets and new lighting.All of the 4 bedrooms and den have brand new carpet April 2015. There are 6 TV's: there is a SMART TV in the living room with 125 channels and the rest are all flat screens with cable service of up to 90 channels. Of course there is wireless internet too! Each bedroom and the den has a DVD player with the den and living room having a Blu-Ray player.

September 12 2014 the entire condo was painted. October 2 2014 there were the following kitchen updates; granite countertops, new subway tile backsplash, 32" single bowl sink with new downspray faucet, new garbage disposal, new downdraft stainless/black cooktop on a counter height island, new tile floor, 4 new counter height stools. The living room has a new mosaic fireplace surround, with new tile flooring, new sofa, new loveseat, new rug, new chairs and two new end table/new lamps. The dining room has a new table as of October 27 2014.There is also a new washing machine as of October 6 2014 and new dryer December 2015. SMART TV on 1/2/15. In case you care, there are 2 new hot water heaters too as of January 2015. Both A/C/heat units are Tranes and only 5 years young.

I was recently asked by a potential guest about the kitchen supplies. There are all white plates, cereal bowls, smaller plates, coffee mugs, dining bowls, all silverware, steak knives for 14 people and all kinds of utensils for cooking, peeling, grating. I have thought of everything, even a salad spinner. There are large glasses, medium glasses, juice glasses and also a set of acrylic glasses. Regular wine glasses and the stemless wine glasses. There is a plethora of Corningware, serving bowls, mixing bowls, platters, 3 size sauce pots, 5 different size frying pans, pasta pot, seafood pot and large electric griddle and crockpot. There is a blender, electric can opener, 12 cup coffee pot, 4 slice toaster, microwave, and waffle iron. If you do not see it on the list, please ask me and I am sure it is here.

2 new hair dryers as per a request by a renter.

Our home sleeps 14 and the configuration is as follows:

First Floor-King/2 sinks in Bathroom(quartz counter tops with new Moen facuets) with a tub and a separate walk-in shower, flat screen TV

First floor-Living room new queen sleeper sofa,(dec. 2016) new loveseat, new rug(12/16) and 2 new chairs(12/16) and new Smart TV

First floor-1/2 bath

First Floor-laundry room with new washer and new dryer

2nd floor-Den/queen sleeper sofa(2 1/2 years old) and flat screen TV with Blu-Ray player

2nd floor-Bedroom 2- 2 Twins with tub/shower combo, granite counterop with one sink, new Moen faucet and new lighting and flat screen TV

2nd floor-Bedroom 3-2 Queens with tub/shower combo with bathroom amenities like the twin beds bathrooms, flat screen TV

2nd floor-Bedroom 4-King with all brand new bathroom(gutted and rebuilt Dec. 2016) and flat screen TV

We are so excited to be able to walk out of the condo, through the adjacent gate(Folly Field RD) and be standing at the parking lot of the Islander's Beach Park. No car is necessary and it is a 3-4 minute walk to the beach. At this beach the pavilion has bathrooms and outdoor showers. There is even a hose to wash down your dog after a walk on the beach(seasonal limits)

If you like tennis, there is one hour of FREE tennis daily and the Port Royal Racquet Club is right here on the premises and maybe a 1 minute walk. There are 14 courts with 10 Har-Tru. The courts are in great condition as we play tennis.

The Westin Hotel is also within walking distance and has a shuttle right outside our condo complex. This condo is perfect for people attending a wedding, conference or other event there.

Port Royal Village abuts Port Royal Plantation which has 2 golf courses and a driving range. The club house is less than 1/2 mile from the condo.

When you sit on our front porch with three white rockers, two chairs and 2 small tables, you overlook the pool where there are comfortable lounge chairs and a hot tub.

There is parking for 4 cars underneath our home and shelters your cars from the sun and heat.

Very centralized location on island. We had two couples and two single guys, plenty of room for all.

Here for golf tournament, all courses we were playing were with in 20 minutes. Close beach access a plus, especially for wives when guys were playing. pool and hot tub right out the door. Nancy was great to work with.

Family trip to the beach

We had a wonderful time. This unit was spacious, located across from beach access, and a shared pool right outside the door. There are only a small amount of units for the pool. Not over crowded. The unit had a well stocked kitchen and plenty of extra bedding items. We had 9 in our party and plenty of room to spread out. I would go back in a heart beat.

winter escape

We just returned from a month long winter escape from the Northeast. From the moment we arrived we knew we picked the right place. Very updated, clean and spacious. There is a heated pool and hot tub available for use. This place is a short walk to the beach, which we walked daily. We had just left temperatures around zero and arrived to those in the 60's to low 80's. Played much golf and enjoyed all the local restaurants. We also visited the beautiful city of Savannah a few times as it was a 30 minute drive. Don't miss the Market in downtown Bluffton on Thursday's, great local foods and entertainment.

The owner of the townhouse Nancy was a pleasure to work with. She was very accommodating and we can't wait to go back. Tom & Joan
