About the property

Peaceful and beautiful villa set within a walled garden, minutes to the sea.

Kismet is a luxurious two bedroom villa, a few blocks from the beach and the village. Ideally suited for two couples, there are two separate master bedroom suites, one in the main house and one in the guest house. The main house suite has a bay window with stained glass, queen-sized bed, separate dressing area and a marble-tiled bath with a steam shower. The guest house has high ceilings, a king- sized bed, plantation shutters, sitting area, walk-in closet and marble-tiled bath with a tub. Each bedroom has its own flat screen television. The main house is anchored by a great room with 10 foot ceilings, walls of windows and a tabby fireplace; the great room connects to a cozy sitting room with a marble fireplace and large flat screen tv, opening to the kitchen. A true chef's kitchen, it has top of the line Thermador appliances, a large island seating six, bar sink and breakfast area, and loads of windows. French doors lead out to the deck, al fresco dining area and professionally landscaped garden. The whole property is enclosed and landscaped for seclusion. For those coming back from the beach or who enjoy showering under the sky, the garden area includes an enclosed rainhead shower with hot water.

Inside and out, the house is decorated with a fun mix of contemporary furniture, vintage finds, antiques and mementos from the owners' travels and nautical adventures. There are hardwood floors throughout. A single-sized daybed in the great room provides extra sleeping for the added guest or an afternoon nap. Linens, beach towels, bicycles and beach chairs are included. WIFI, an integrated security system, and irrigation system keep everything running.

Kismet is located in a quiet, residential neighborhood less than a 10 minute walk to Myrtle Beach, a quiet beach popular with locals and accessible at high tide. Two more beaches, each with plenty of parking, are a mile away. The house is located midway between the village and the King and Prince, making the location ideal for walking and biking to all the shops and restaurants without the hassle of traffic and parking.

Kismet is our retreat from the call of our busy lives. We come to relax, to admire the sea, the marshes and the old oak trees. We hope that we can share with you a little bit of our happy wonder at this beautiful place.

RENTER REQUIREMENTS: For legal and accounting purposes, the person placing the reservation must be the same as the credit/debit card holder. This person is considered to be the Guest. All other persons involved with the rental are considered to be the Guest's invitees, and all discussion regarding reservation, cancellation, and damage policies will be discussed with the Guest, not the Guest's invitees. The Guest understands that Roland Daniel Properties rents to responsible adults over the age of 25 ONLY.

DOWN PAYMENT/ PAYMENT: A reservation can be confirmed with a 50% down payment paid by credit card when the reservation is made. Full payment is charged 30 days prior to scheduled arrival date. The credit card must have an expiration date that extends beyond your stay. If a reservation is made less than 30 days prior to arrival, full payment is due to confirm the reservation. Credit cards accepted are Visa, Master Card, American Express or Discover Card.

BALANCE PAYMENT: If no other payment is received 30 days prior to arrival, we will automatically process the balance to the credit card on file. Balance is due no later than 30 days prior to your arrival date. We can keep the balance payment on the same credit card used for the initial payment, you may contact us to provide a different card.

DAMAGE POLICY: Every reservation requires a $49 damage protection policy (“Vacation Rental Damage Plan”). This Vacation Rental Damage plan covers unintentional damages to the rental unit interior that occur during your stay, provided they are disclosed to management prior to check out. Full details of coverage are outlined in the reservation agreement guest will receive upon making a reservation.

ARRIVAL TIME: Check in is at 4 pm. An early arrival may be arranged for an additional fee, pending other reservations, availability and the housekeeping schedule. Please contact us within 48 hours of your arrival to make these arrangements. Unless you have specifically arranged for an early arrival time, please do not arrive at the property before your scheduled check in time. NO EARLY CHECK-INS WILL BE APPROVED DURING HIGH SEASON (MEMORIAL DAY THOUGH LABOR DAY) OR HOLIDAYS.

DEPARTURE TIME: Check out is at 10 am. Your prompt departure is appreciated so we can prepare the property for any incoming guests. A late departure may be arranged for an additional fee, pending other reservations and the housekeeping schedule. If you have not arranged for a late check out, you may be charged $50 for each hour beyond 10 am you are still on property, at a minimum of one hour. If the property has not been vacated by 4 pm, a fee equal to the rental rate of 1 night may be assessed in addition to hourly fees. NO LATE CHECK-OUTS WILL BE APPROVED DURING HIGH SEASON (MEMORIAL DAY THOUGH LABOR DAY) OR HOLIDAYS.

CANCELLATIONS: ONCE A RESERVATION IS MADE IT MAY NOT BE CANCELLED WITHOUT PENALTIES DESCRIBED HEREIN. Cancellations and reschedules may be made up to 30 days before the first day of your reservation. You can credit your full down payment toward a future reservation, or we will refund 75% of your down payment. Cancellations or reschedules made with less than 30 days notice will result in 100% loss of all payment less any security deposit or damage waiver. This loss can be avoided if CSA Travel Protection Insurance was purchased and the reason for cancellation is covered under the travel insurance policy. All reservation changes must be acknowledged in writing.

CHANGE IN NUMBER OF GUESTS/CONDUCT OF GUESTS: Guest(s) agrees that more than the number of people stated on the reservation shall not occupy the premises. Unauthorized people at the property at any time will result in a double charge for each additional guest, and loss of any security deposit, in addition to any and all damage, disturbance, and cleaning charges. The rental is not intended for parties, nor gatherings at any time of anyone except those who have paid to occupy the property. Exceptions are made on an individual basis - please contact Roland Daniel Properties for prior approval. If there is excessive noise or music, any illegal activity, or evidence of violation of these policies, you may be asked to vacate the premise without any refund and additional charges may be assessed. Please inform us of any change in the number of guests before your arrival to avoid these charges and so the property can be prepared appropriately for your group. No exceptions or refunds are given for changes in the number of guests after your arrival.

CLEANING FEE(s): A non-refundable cleaning fee is required with all reservations. This fee is for our housekeepers who dust, vacuum, sanitize, clean linens and towels, maintain and remove refuse from the property. Guest(s) are required to follow all check out procedures detailed in this agreement and leave the property in the same general and good habitable condition it was in when the Guest(s) arrived. Undue and/or unreasonable cleaning of the property shall be charged to the Guest's/Cardholder's credit card as an Additional Cleaning Charge at a rate of up to $50/hour, with a one hour minimum. This also applies to the property exterior, grounds, BBQ grills, and pools/hot tubs (if so equipped).

LINENS & TOWELS: Bath linens, bed linens, pillows and blankets are provided. We do not provide any linens or towels for outdoor use. DO NOT take the property's linens or towels to the beach. Bring items with you that you may need for pool and hot tub use, sunbathing, and other outdoor activities. Please allow us to wash the property's linens unless you need clean linens during your stay.

TERMS AND CONDITIONS: By completing a reservation for this property, you are agreeing to the "terms and conditions" of the Reservation Agreement that will be emailed to you for electronic signatures after the reservation process is completed.

Our daughter works on Little St.Simons and we wanted to be with her for Thanksgiving. Our whole family loved the house.Our 15 yr. old son made the comments"I could live here "House was very clean and had everything we needed.Landscaping absolutely beautiful. Would stay there again.

Comfortable Place!

We spent three nights at the house in February. Lovely fit and finish, very clean and well appointed. The separate bedroom, connected by a covered porch, was private yet convenient. Ideal for two couples. The Garden and outside sitting areas were lovely. Does require a short drive (mile or two) to restaurants, but that was no big deal. I didn't see a place in town that looked as nice. Highly recommended.

Beautiful Property for 2-4 Guests

The property is exactly as described. The house is beautiful on the inside and is very well equipped. The kitchen is one anyone would be envious of in their own homes.

Only a couple of suggestions. The master bedroom does not have blinds to cover the upper windows. While privacy is not an issue unwanted light is. From early AM light to street lights it was a annoying. Also the way the house is setup only 2 people can watch TV at a time. There are only 2, very comfortable, chairs in the TV room. So if you are 2 couples visiting it is not conducive to enjoying TV together.

Private, quiet getaway

We spent the first hour there walking around the property and starting sentences with "Hey, honey, look at THIS!" My wife loved the kitchen and the herb garden. If I had to give constructive criticism, it would be... Add a DVD player in the living room (there is a RedBox nearby) and add a motion sensitive light in the carport so you can see getting in and out of the car in the dark. Until then, if you are visiting, grab the small flashlight plugged into the wall in the hallway when going to/from your car. And bring a DVD player if you want to snuggle and watch a movie. We spent the Labor Day holiday there. On the one hand, I wish we could have shared our experience with friends and family. But on the other hand, we loved escaping the world to our private little retreat!

Absolutely adorable. Did not want to leave!

This property is amazing! There are so many details as far as decor and furnishings. The kitchen was topnotch, so much so that even though I hate to cook, I did so many evenings because it was more enjoyable than fighting the crowds at the local restaurants. The living areas are inviting and comfortable and the outdoors is so relaxing. The heat unfortunately drove us inside, but I am sure the spring and fall are magnificent here. There were fresh herbs in a planter that I used for meals and even a lime tree right on the deck. Hopefully the owners do not mind that I used a few of those while we were there as well. Since it was just me and my husband, we did not use the guest house, but it was incredibly enticing, especially since that is where the king bed was. If I could make one improvement to this place that would be it. Put a king bed in the main house suite. We had everything we needed to make this a wonderful stay. The thing we enjoyed most was the use of the bikes. We rode them everyday to the village and just to explore the island. We were not big fans of the beaches since we are accustomed to the Gulf coast beaches of Florida, but the pool at Neptune Park was perfect for the extra hot time we were there. We would love to come back during a cooler time of year. We would highly recommend this for Saint Simon Island vacationers!!
