This 2 bdrm, 1 & 1/2 bath 1250 s/f cottage is 7 blocks from the Track.

Corner location close to everything and most of it within walking distance. Spacious living room, dining room and sunroom flow from the East Avenue front door. An additional sunroom entrance to the kitchen from the back of the house. Two bedrooms and pristine circa 1945 full bathroom. Master Bedroom has a half bath. AC in the dining/living room and natural air and fans in the rest of the house. Lovely gardens and blue stone patio with charcoal and gas grills which is the perfect place to end a perfect Saratoga Springs day. An enormous 2-car garage with additional 2 spots in the driveway. Park and walk to the track, town or the new Fresh Market at the foot of East Ave. Washer / Dryer in basement.

About Leslie Forbert Miller

Growing up outside New York City I wanted a change of pace so for college I studied in Virginia. And I ended up staying in Virginia and raising my kids. When all my family moved to Saratoga Springs I thought I'd join them and I'm so glad I did. Saratoga Springs is a great place to live! I'm in the hospitality business and I have enjoyed learning about the area and helping guests with inside information on the best restaurants, events and shops.

Why Leslie Forbert Miller chose Saratoga Springs

After growing up in the suburbs of New York City with access to all the arts, music and dining followed by living in the foothills of the Blue Ridge Mountains in Virginia I developed dual interests. Virginia gave me a calmer, friendlier atmosphere to enjoy but I missed the arts and culture: in Saratoga Springs I found both! There is no better place to be in the summer than in Saratoga whether your interests lie with the NYC Ballet, Philadelphia Philharmonic, the Live Nation concerts at the Saratoga Performing Arts Center or of course the thoroughbred horse racing. This house sits 6 easy blocks from the Oklahoma Track and 7 from the Saratoga Flat track. I personally love walking the mile or so to the great restaurants and shopping downtown and much of the art and objects in the house came from local shops and artists. The house itself is charming and the prior owner was a master gardener. I have been slowly restoring the house and while it's not completely finished it is a very livable and charming house ~

What makes this house unique

This is a very livable house. It was built in 1945 in a brick cottage style and everything but the washer and dryer is on the first floor. The arched entry door opens into a large living room decorated in cool shades of white, cream and black. There is picture window to watch the people headed to the track or the remains of the day. When you need to put up your feet, there is a flat screen television, Cable and a DVD player. Wireless speakers allow you to stream music from your phone via the complimentary internet access. And if work has to continue while you are enjoying Saratoga there is an office with a printer.

A quaint little cottage with a beautiful yard

We thoroughly enjoyed our stay at Saratoga because of this beautiful little cottage and all the great things the town has to offer. The house is walking distance from the race track and downtown and could not be in a better location. Leslie the owner was extremely helpful and answered any questions that we had.

Saratoga Springs is best known for thoroughbred horse racing from Mid July through Labor Day. For $3 you can experience horse racing in it's purest form and you can walk to the track from the house.

Saratoga's mineral springs are another major draw and have brought people as diverse as native americans in the 17th century to rock stars in the 21st. Enjoy the many spring houses throughout the town ~ one is a quarter mile from the house~ or bath at one of the remaining bath houses in Spa park followed by a relaxing massage at the Roosevelt Baths. Down town is only a mile's walk away and the architecture on the journey will keep you interested all the way to Broadway. Saratoga Springs has an impeccable collection of Victorian, Sears kit houses and Craftsman structures and you will see them all from East Avenue to downtown. Downtown Saratoga has won many awards for restoration and entertaining qualities: Shopping, dining and entertainment strive to take your experience in Saratoga to the best and most memorable.

Take a day for a steam boat ride at Lake George in the summer months or a trip to Lake Placid to ski where Olympic competitors still practice in the winter.
