The town home is located in the middle of the complex and is spread on 4 levels for ultimate privacy. The main level is very large and open living area, kitchen and dining area. All of the bedrooms are on their own separate level and are very spacious with private in suite bathrooms. The unit features a one car garage. Large and spacious, boasting over 2,500 square feet, this is the perfect place for your vacation, conveniently located close to the slopes and yet very private. Free, high speed wireless internet access is available in the unit for those who cannot leave work behind. MORAINE TOWNHOME ASSOCIATION RULES AND REGULATIONS The MORAINE TOWNHOME ASSOCIATION, a Colorado non-profit corporation (the “Association”), by virtue of the authority provided in the Townhome Declaration (the “Declaration”) for the Moraine Townhomes, and in the Article of Incorporation and Bylaws of the Association, does hereby publish and declare the following Rules and Regulations respecting all of the properties now and hereafter subjected to the Declaration and all units, common elements and improvements thereon (the “Townhome Project”), all property of the Association for common use, and the use and occupancy by owners, tenants, guests and invitees of the Units and the common elements. 1) Purpose. These rules and regulations are made for the purpose of promoting the best interests of the owners and occupants of units in the Townhome Project, to secure full, fair and safe utilization and enjoyment of the Townhome Project by such owners and occupants, to protect and enhance the property values of the units, to protect persons and property against injury or damage, and in general to promote the health, safety, moral and general welfare of the owners and occupants and to make the Townhome Project a pleasant place in which to live. 2) Applicability. These rules and regulations are applicable to owners, tenants, guests and invitees of owners, and shall be deemed in addition to, and not in lieu of, all applicable provisions of the Declaration/Articles of Incorporation, Bylaws and Responsible Governance Policies which shall control in the event of any inconsistency with these provisions. Each owner is responsible and liable for the acts or omissions of such owner’s tenants, guests and invitees respecting compliance with these rules and regulations and the Declaration. The Association or its manager or managing agent will make reasonable efforts to warn owners, tenants and guests of infractions of these rules and regulations, but failure to so warn shall not be an excuse for or defense of such infraction. 3) Tenants and Guests. An owner who rents his unit to a tenant or guest must advise the Association and its manager or managing agent in writing. When renting their unit, all owners must have a rental agreement with the renters with these Rules and Regulations attached. When signing the rental agreement, the renter acknowledges receipt of the Rules and Regulations. All owners who rent must provide a 24 hour contact person and telephone number to handle any problems with tenants. Additionally, any owner who rents his unit is obligated to post a list of Rules and Regulations and a condensed version prepared by and approved by the Association in a prominent place within the unit. Owners are responsible for the conduct of their renters, 2 visitors, guests and contractors. Owners are not allowed to rent to sports teams, companies, corporations, or any other business entity. Occupancy limits have been established based on the number of bedrooms in the townhome unit. A total of two (2) people are allowed per bedroom plus two (2) additional peoples. Occupancy limits for a one bedroom townhome is four (4), six (6) for a two bedroom unit, eight (8) for a three bedroom unit, ten (10) for a four bedroom unit, and twelve (12) for a five bedroom unit. 4) General Rules and Regulations. a. Patio furniture, flower containers, holiday wreaths and decorations are allowed to be placed on front entrance stoops, patios, and balconies, even if these areas encroach on the common area or limited common area. Except for loading and unloading, no boats, campers, large trucks, trailers or other personal property, of whatever size, shall be stored on or allowed to remain on the common elements such as the grounds, driveways or parking lots, unless in an area previously set aside for such purposes by the Association. One state or American flag may be hung in the front of unit. Planting of new shrubs or trees must be preapproved in writing by the Landscape Committee. b. Owners and renters are expected to keep the area around their units neat and clean, including decks, patios, rear areas and front entrances. Nothing may be stored on or hung from balconies or decks that extend above or below the balcony or deck floor. If an owner is remodeling a unit, the owner is responsible for renting a separate dumpster for remodeling trash. All remodeling trash must be hauled to the dumpster as it accumulates on a daily basis. c. No owner or occupant shall make or permit any disturbing noises to be made in any unit by himself, his family, guests, tenants, or other invitees, nor do or permit anything to be done by such persons that would interfere with the rights, comforts, or convenience of neighboring owners or occupants. Noise and other “disturbing the peace” issues are to be reported to the Steamboat Springs Police Department at 970-879-1144. Acts of vandalism are also to be reported to the Police Department and the Property Manager at Central Park Management at 970-879-3294. Fines will be assessed against owners in accordance with Section 7 on fines in this document. No fireworks are permitted on the townhome association premises. d. Owners and occupants shall not be allowed to place any identifying sign on the exterior of any unit or in the window of any unit, except for a small name or identification sign on the door of the unit owned or occupied by such owner or occupant. Owners and occupants shall not paint, stain or varnish any part of the exterior of any unit, since that responsibility lies with the Association. e. Children shall not be permitted to loiter or play unattended on the parking areas or the pool/hot tub area. Children shall be permitted to play on the common grassy areas during the daylight hours only. 3 f. Other than the Owner of a townhome, no guests, tenants or other occupiers of the townhome shall harbor any dogs, cats or other animals upon or within a townhome, a patio or balcony appurtenant to a townhome, the common open space or the Limited Common Open Space. The City of Steamboat Springs will prosecute incidents of dogs being off-leash in homeowner association common areas as these areas are deemed public areas by the City. The Moraine Townhome Association has adopted the City’s position for safety reasons and to avoid potential legal problems and insurance claims. An owner of a unit, while such owner is occupying the same, may keep and maintain cats and dogs (not exceeding two such animals) provided that (i) dogs are kept on a leash at all times, and owners must be with them at all times outside of their unit, (ii) such pets do not infringe upon the use and enjoyment by occupants of other adjacent units, and (iii) such owner promptly cleans up and disposes of all dog feces in proper receptacles. There are two pet waste facilities in the common area. If an owner fails to clean up and dispose of dog feces, the first offense will result in a fine (see Section 7 Fine Schedule). No warning will be given. Dogs outside of the owner’s premises must be on a leash at all times. Dogs and cats are not permitted to run at large. If an owner violates this provision, a warning will be given and subsequent violations will result in fines. If guests of owners arrive with pets, owners are responsible to inform them of these pet rules. If an owner, or a tenant of an owner, violates this provision, the owner shall be liable to the Association for fines. g. Trash and refuse shall not be stored or kept on any

2 families enjoyed the weekend. With 2 adult bedrooms and 2 kids rooms, we had enough space. The hot tub were fun for after ski. We would stay here again!

Ski trip

Great condo in a nice location. There were ten in our group that stayed here and there was more than enough room for sleeping and in the common area. It was nicely furnished and other than food there was really nothing more you needed. It's a bit of a walk to the slopes but not too bad. Would definitely recommend staying here if you have a large group or multiple families.

Great place for a group!

The location was clean, was within a mile to the ski hill, and had wonderful sleeping space for up to 12 persons. Showers were nice, although one of the bathrooms (off the bunk beds) gets quite chilly.

We did have an issue with checking in; the garage code didn't work, but this isn't the owner's fault. The previous tenant may have changed it. The resort manager was present within 15 minutes to get us in, however, AND they "comped us" a free shuttle for the day (usually a charge for door-to-door service). Public bus service is right around the corner anyway, but we took them up on the offer!

I must say, it's kind of a pain to have a cleaning fee AND be required to separate & remove all recycling & garbage from the premises, do all dishes, adjust all thermostats to "vacant" levels, etc... Why not just make that a refundable portion and keep that as incentive for the tenant? Makes sense to me, but I'm biased AND this was my first VRBO experience.

Overall, we loved it! Saw three moose - they LITERALLY came down to the driveway and were licking the cars of neighbors (for salt). SO MUCH SNOW - so if you haven't settled on Steamboat yet, factor that in! Banks were 10'+ near Rabbit Ears Pass... Just crazy amounts!

Overall, very cozy, warm, effective and pleasant. Hope to make it back, and I wouldn't think twice about re-renting this place!

Great Condo & Great Location!

The condo was very well kept and perfect for a large family or two families. The multiple levels make it so you don't feel cramped and access to the pool / hot tub are less than one hundred yards away through the open space behind the unit.

check in and out was easy and smooth. Everything exceeded our expectations and the living area of the condo is bigger than what it looks in the pictures.
