A great location!
We were very happy here! The property is well maintained and the owner was responsive immediately when needed. The house has been remodeled/updated recently with a new kitchen and new flooring throughout. All was clean and the management company was also very accommodating. For a one-lot-back from ocean front, you can't get much better. This lot has privacy, but openness, and you can still see ocean and sound from both when up on the top deck. We have been vacationing in this neighborhood in Hatteras Colony for over 25 years, and know a good place to stay. Right next to beach access, this was a standout!
Great cottage and very nice owner
This cottage was perfect for our family vacation. Close access to the beach, two decks to relax on and a fully stocked kitchen. We had 6 people and were very comfortable.

My family really enjoyed our visit here! The house was decorated cute, CLEAN, and was just as listed. We really enjoyed the top deck at night.....WONDERFUL view of the stars without light pollution. The path to the ocean was right beside the house, which made it easy to access the beach with all the beach stuff...umbrellas, etc. The only problem with this area that I found was all the seashells were broken....but we found another beach down the outer banks that satisfied us. Was a quiet neighborhood with a GREAT ice cream stand, that we biked and walked to. Property owner was very helpful and let us know about the area. It was the vacation that I had dreamed of!
The property is fine but it's not what I call VRBO (rental mgt company manages it)
So I want to preface this by saying this was our first trip to OBX and maybe this is how ALL rental properties on OBX are done. And as a property itself, I'd probably give it 4 stars, in that the place was very nice, very clean, good size and layout. The downside is that while the beach isn't far, the walk is not easy, up over a big dune, in loose, VERY hot sand, no easy walkway. Also the flooring transition strips between hallway and bedrooms is closely matched to the flooring and LOOKS nice but is invisible and sits a good inch above the floor, so you stub your toe on it for two days before you're used to it. That's a petty thing TBH but the 8yo had a lot of trouble.
As for not really being VRBO, what I mean is that all VRBO places I've ever used are "shared rentals" meaning if I have something left to leave (non-perishable of course) like baggies or aluminum foil or detergent, I leave it for the next renter. This is NOT that.
You get the place - and there was laundry detergent. But that's it. No towels (despite the listing saying Towels provided), no trash bags except the one in the can, no nothing. If the rental has a dishwasher, I kind of expect there to be dishwasher detergent. Nope. I get not providing bath towels but no hand towels for bathrooms? I don't know what the average trip time to OBX is, but when one is travelling with kids for many hours in the car, the first thing you want to do when you get there is PEE and WASH your hands. Can't do that. No toilet paper in the bathrooms on arrival either.
Yes I was sent an attachment PDF of "what I'll be provided" but only AFTER I had rented and paid. What you get is a bag with a small bottle of dishsoap, a roll of the cheapest papertowels possible, and a four pack of 30 grit toilet paper.
The trip to the Dollar General 1mi down the road indicated to me that the lack of things like hand towels and hand soap in the bathrooms was not limited to me - they were out of all of these things.
Final note - the wifi is not password protected - which is ooky but ok. If you need to bring work with you and need at a secured network, you may need to go elsewhere. AT&T signal not strong enough for hotspot use either.
So I will say that my "experience" in this rental wasn't fabulous. The property itself, again, is lovely. Beach is a bit hard to get to so we went only once a day. But if you are expecting a true, common VRBO "shared rental" experience from this property, this isn't it.

I also use VRBO when booking my vacations, mostly in Vermont. From my experience the rentals are just different according to the region you're visiting. Vermont is more of an all-season rental market (many times serviced by the owners themselves who often leave personal items in their rentals) whereas the OBX is a warm-weather market with most rentals maintained by management companies (most owners live too far away to handle weekly turnovers). In addition, a majority of cottages are closed for the winter season. I'm not sure what a 'VRBO shared rental' is? - I can only talk to my own VRBO experience as a VRBO-owner and VRBO-renter.
Like with all my renters, I provided you with information (6/22) prior to your vacation. I send the same information to all my renters - lists as to what to bring (including towels) and what would be supplied at the cottage including a 'starter' package provided by the management company. I've never advertised that I provide towels (I do however provide bed sheets). Regardless of payment status I always provide information to my rentals through lists, answering questions, corresponding, etc.
In regard to the WiFi - I will contact my provider to confirm the security level they provide. Concerning the transitions - I will have my handyman address the thresholds. I do appreciate feedback on my cottage so I can make it more comfortable for my rentals.
The OBX is a unique area. We are thankful for the dunes in our area. They help to protect the environment and the cottages through hurricanes, northeasters, etc. It can be a bit of exercise to travel over a dune to get to the beach however, there's nothing like the OBX when you go over that dune and see the vast beautiful ocean and a beach that isn't crowded and offers lots of space for privacy to enjoy time with the family.
I do hope you'll consider returning to the OBX again in the future - it's truly a family-oriented area and a great place to enjoy a relaxing vacation!

Great Family Vacation!
This house was perfect for my family’s vacation. There was lots of beach time, the beach access that is right next to the house is just a short walk to the beach. We were within a reasonable distance of several fun things to see and do. Avon is a short drive away for anything that you need. There were several upgrades that were completed right before we arrived, which was a nice surprise. We enjoyed our stay here and recommend this house as a great place for a family vacation!
Cute Cottage With a Bit of An Ocean View
Stayed here with my family and mom. Plenty of room for the 6 of us! Loved the two decks; wonderfully shady and breezy on the lower deck, and gorgeous sunsets and sunrises on the upper deck. You can even see a little bit of ocean beyond the dunes, and you can hear it, too! Quiet neighborhood, and a short, pretty walk to the beach. Great countertop space in the kitchen for cooking or take-out spreads, and the washer/dryer was a blessing! Cynthia was prompt and friendly in all our correspondence. Very grateful we found this house for our vacation this year!
