10-bedroom, 12-bathroom with mountain views
The Aspen View Lodge is a 10-bedroom bed & breakfast that is also available as a whole-lodge vacation home rental (no breakfast provided - you get use of the kitchen). It sleeps up to 30. Each room features a private bathroom, two with shower/tub combo and the rest with shower. Four rooms have king beds, three rooms have two queen beds, one room has a king bed and a daybed with pop-up trundle, one room has a king bed and bunk beds, and one room has a king bed and a twin bed. The large dining room seats 30 - perfect for a family reunion, corporate retreat, or team stay. The cozy living room has a wood fireplace and mountain views.
Relax in the bar area, play pool or foosball, or soak in the hot tub after the day's activities. The lodge is located within a mile of the Routt National Forest, close to Rabbit Ears Pass with its hiking, mountain biking, snowmobiling and snowshoeing, 5 minutes to Haymaker Golf Course and its winter Nordic skiing, and 10 minutes to Steamboat Ski Resort, Howelsen Ski Area and Ice Arena and downtown Steamboat's restaurants, nightlife, and shops. We know Steamboat and can provide guidance on where to go to enjoy the great Yampa Valley and Steamboat area.
Our on-site owners provide an extra level of security and can offer custom group services where needed while affording you the degree of privacy you desire.
Smoking is allowed on the hot tub patio only. Pets are NOT permitted on the property and will be subject to a $200 fee. There is a cleaning fee of $350 for stays of less than 4 nights.

About Diane Overstreet
John and Diane, originally from Florida, moved with their two daughters to the Steamboat area in May of 2014. John manages the City of Steamboat's Parks & Rec department. Diane, a former court reporter, manages the lodge. We love the Steamboat area and are excited to be raising our girls here in this beautiful, active community.

The Aspen View Lodge is a classic mountain lodge of heavy timber and moss-rock construction with large expanses of glass to take in the mountain and valley views. It was built in the early '70s as a boys' dorm for a private boarding school. Many of the buildings from the original school complex still remain and have been converted into homes and condos. We are continuously in the process of lovingly restoring and theming each of the rooms.

Great group lodge
27 of us stayed at Aspen View Lodge and thoroughly enjoyed it. Cross country and snow shoeing at Rabbit Ears Pass was great and only 10 minutes away. The lodge is well maintained and Diane was easily accessible when we had a few small issues. Some of our older members of our group didn't like having three floors to maneuver, but others liked the various spaces for people to gather. We cooked all of our meals in, so there was slightly inconvenient having the second refrigerator on a different floor than the main kitchen. Having a hot tub to relax in was fantastic. Overall, we all thought it was a great lodge in Steamboat.

Beautiful place - perfect for a large group!
The house is in an awesome location and the scenery is beautiful! A short drive to Steamboat and also close to trail access for our snowmobilers! We had 24 in our group and everyone had a bed with a couple beds to spare!! Every bedroom had their own bathroom, which was nice. The showers were a bit of challenge trying to get the water temperature regulated and the bathrooms are showing signs of age with the flooring and wall/water damage. It was great to have the large kitchen seating area for everyone whether it was to eat or play cards. The kitchen itself is a little small for a big group but not a problem. We also spent a lot of time on the main level with the pool table, family room and bar area. There is just a lot of space! Even when all 24 of us were watching the Vikings game on the same TV :) It was amazing how you could not hear any noise from other areas of the house when you were in your bedroom - very soundproof and well laid out. We ended up getting to town a day early because we left home early to get ahead of a storm and we were lucky enough to be able to rent the house for an extra night. Diane was great in assisting with that and also anything we needed during our stay as well!! You can tell they take great pride in what they have.
We're so happy you enjoyed your snowmobiling getaway at the lodge. The snowmobiling up Rabbit Ears Pass is fantastic, and just minutes away. The living room is a great place for football parties, as well as the TV over the bar area. I hope the Vikings won that game! ;)
We are eager to start remodeling bathrooms. With the labor shortage and all the building going on in Steamboat, it's been a challenge, but it is our top priority for this year.

We celebrated my parent's 60th wedding anniversary the weekend of 9/8. This lodge has every appliance/tableware available that you could imagine. The kitchen/dining area is set up well. We all fit in the living room to view videos of my parent's wedding. Bathroom in every bedroom. The kids enjoyed the pool table and card table and the hot tub. Diane was very responsive from the day we booked the lodge though the stay and checkout. Thank you!

Great family reunion spot!
This was the perfect setting for our family reunion, easily accommodating all 21 people, ranging in age from 3 to 73. There was plenty of space for us to spread out and enjoy each other's company, yet everyone had their privacy as well. The well-appointed kitchen was perfect for making large meals. Everyone enjoyed the hot tub, pool table, and comfortable lounge area. Diane was great and provided everything we needed. I highly recommend this property for any large group!

The lodge is fantastic. It is so spacious; there are plenty of spots to gather or to get away from everyone. It is so well-supplied that I can't think of a thing we were in need of except for more time to enjoy Steamboat and the lodge. The decorations are simple and tasteful. The beds are very comfortable. The cleanliness was something we all appreciated. Diane was so accommodating and quickly available with answers for us.
The only negative we encountered was the stuffiness of the kitchen/dining room and the 3rd floor rooms. We couldn't open the door in the dining room because of bats, and it got extremely warm. The upstairs rooms, including the ones with window units, were really uncomfortable. We would love to rent here again if this issue is resolved.

We're so happy your group had a great time in Steamboat and at the lodge. Steamboat has much to offer in the summertime, with so many activities to choose from. July is the peak of the summer season, and the most popular month to be here. This past summer it was also quite warm, which can be a challenge during the warmest part of the afternoon, as few Steamboat properties have air conditioning. The dining room door can be opened during daylight hours as long as someone has an eye on it. You never know if a wandering bear may find the scent of Uncle Dave's special chili, simmering in the Crockpot, irresistible. ;) Thanks for taking the time to review.
