About the property

10-bedroom, 12-bathroom with mountain views

The Aspen View Lodge is a 10-bedroom bed & breakfast that is also available as a whole-lodge vacation home rental (no breakfast provided - you get use of the kitchen). It sleeps up to 30. Each room features a private bathroom, two with shower/tub combo and the rest with shower. Four rooms have king beds, three rooms have two queen beds, one room has a king bed and a daybed with pop-up trundle, one room has a king bed and bunk beds, and one room has a king bed and a twin bed. The large dining room seats 30 - perfect for a family reunion, corporate retreat, or team stay. The cozy living room has a wood fireplace and mountain views.

Relax in the bar area, play pool or foosball, or soak in the hot tub after the day's activities. The lodge is located within a mile of the Routt National Forest, close to Rabbit Ears Pass with its hiking, mountain biking, snowmobiling and snowshoeing, 5 minutes to Haymaker Golf Course and its winter Nordic skiing, and 10 minutes to Steamboat Ski Resort, Howelsen Ski Area and Ice Arena and downtown Steamboat's restaurants, nightlife, and shops. We know Steamboat and can provide guidance on where to go to enjoy the great Yampa Valley and Steamboat area.

Our on-site owners provide an extra level of security and can offer custom group services where needed while affording you the degree of privacy you desire.

Smoking is allowed on the hot tub patio only. Pets are NOT permitted on the property and will be subject to a $200 fee. There is a cleaning fee of $350 for stays of less than 4 nights.

About Diane Overstreet

John and Diane, originally from Florida, moved with their two daughters to the Steamboat area in May of 2014. John manages the City of Steamboat's Parks & Rec department. Diane, a former court reporter, manages the lodge. We love the Steamboat area and are excited to be raising our girls here in this beautiful, active community.

Why Diane Overstreet chose Northwest

The Aspen View Lodge is a classic mountain lodge of heavy timber and moss-rock construction with large expanses of glass to take in the mountain and valley views. It was built in the early '70s as a boys' dorm for a private boarding school. Many of the buildings from the original school complex still remain and have been converted into homes and condos. We are continuously in the process of lovingly restoring and theming each of the rooms.

Wonderful Lodge!

We had the whole place rented out for a large birthday celebration. Diane was very accommodating and helped us out with all the random questions we had. The place is nice and secluded up rabbit ears pass (quick 10 min drive into town), with wonderful rooms and plenty of space to hang out, eat, and enjoy a vacation. Kitchen was fully stocked with cooking utensils, and the ice machine came in hand with the full house of people. The snow wasn't the best, but sledding, skiing, and snowshoeing still ensued. Thank you for such a wonderful stay!

Great Place for a Large Gathering

The Aspen View Lodge was a great venue for our wedding weekend. It is close to downtown Steamboat Springs and hiking trails. The rooms were clean and comfortable.

Beautiful, affordable, comfortable home for family reunion in Steamboat Springs, CO

We just ended a week long family reunion at Aspen View Lodge. Everyone had a hard time leaving! The setting for Aspen View is gorgeous! The outside seating area, complete with large copper fire pit and hot tub,, looks into majestic, thick trees and forest. From the main living room the view of the Yampa Valley is not to be equaled. It is absolutely breathtaking.

Our large multi-generational family fit comfortably into the nicely furnished bedrooms., each with its own bathroom. We spent most of our time either out on the flagstone patio or in the well-supplied family dining area where we played many games. There is ample storage in the well furnished kitchen. It is helpful to have access to refrigerators on two levels. Also, there is an enclosed well furnished play area for young children that was fun for our toddler grandchild. The layout of this grand lodge made for several quiet and/or private nooks and areas along with the gathering places. The hot tub is large and well maintained with a great view of nature all around.

The Lodge was well supplied. We cannot say enough about Diane Overstreet, who oversees the operation of Aspen View Lodge in the most professional, friendly way. We loved talking with her and her husband, John, about the many wonderful activities in Steamboat Springs. Any questions or requests were quickly attended to. They, simply, are delightful!

Steamboat Springs was a true joy to our family. Many of us are native Coloradoans who now live from North Carolina to Hawaii. We have enjoyed many wonderful family reunions in locations all over the country, but Steamboat Springs may have become our favorite of all time. Our family highly recommends the following:

Steamboat Springs Rodeo

Rafting/tubing the Yampa

Golf (Haymaker is the one our group went to, but there are other ones, too.)

Hiking, hiking, hiking

Riding the bumper cars at the Steamboat Ice Rink

Horseback riding

Yampa River Botanic Park

Riding the Gondola on Mt. Werner along with having lunch at the top. Many did a nature walk there.

Exploring downtown and many excellent restaurants

Going to a campfire/barbecue/hayride

Talking around the fire pit, making s'mores, and so on.

Aspen View Lodge fits a niche for family gatherings in that it accommodates many people of all ages and interests. It is affordable, comfortable, and is well suited for all seasons. Its architecture and feel are in the ski lodge tradition. We LOVED it.

Perfect lodge for family reunion

The lodge is immaculate and the beds in all the rooms are wonderful (and huge). We stayed two nights with 35 people in early June and loved every minute. The kitchen was so well stocked we hardly needed to bring any cooking pans/griddles/crock pots (even though we did).

John was very helpful, responding very quick to any needs that came up (like extension cords, etc).

The property is beautiful, and we enjoyed the campfire and hot tub on the back patio. There was a lot of snow / rain making the area green. Be sure to bring mosquito repellent!

We enjoyed a short drive and hike to Fish Creek Falls. They were really roaring in early June. We also enjoyed the Strawberry Park Hot Springs north of Steamboat. Note that the pools are very warm and our younger families were not able to swim or play. The river running through the middle is slowed down enough, but way too cold, and the hot springs pools are way to hot for little kids.

Fish Creek Falls is a wonderful hike for all ages, and the Strawberry Park Hot Springs is the most popular destination in the area. However, families with small children may find the Old Town Hot Springs more suitable (and closer). It has showers and lockers and a shallow play area for the little ones, as well as a slide and climbing wall for kids of all ages. It's great that you got to enjoy a few of Steamboat's many activities. Y'all come back and see us!

A wonderful family Thanksgiving at the Aspen View Lodge

We reserved the entire Aspen View Lodge for our family Thanksgiving and we’re so glad we did. The Lodge is rustic and beautifully decorated, with many areas to sit and enjoy conversation, games, or a football game on the big screen television. Each bedroom in the Lodge has an attached bathroom so it is the perfect combination of a home and a luxury hotel. Everything is spotlessly clean and maintained. The kitchen is on the small side but is well stocked with supplies and there are two stoves. With all the extra tables, roasting pans and cook pans that Diane and John provided we created a delicious Thanksgiving feast for all 30 of us.

The kitchen and dining room is at the lower level of the home and the Lodge is so well built that the early morning risers can enjoy their breakfast and lively conversation without disturbing the family members who like to sleep in. My favorite part of the Thanksgiving weekend was walking quietly through the sleeping Lodge and opening the kitchen door into a burst of light and warmth and laughter. And coffee! And pastries!

Diane was always available if we needed something but otherwise the owners were discreet. The Steamboat Springs area is gorgeous and the views from the Aspen View Lodge are stunning. We all really enjoyed our stay here and we hope to return again for many years to come.
