Our house is 2204 square feet, with 4 bedrooms, and 2 bathrooms. We offer it as a 3 bedroom as we keep our personal property in one of the smaller bedrooms while we are away. The rentable area is a little over 2000 square feet.
The house is fully stocked with all the pots & pans, small appliances, etc. that you would expect. We have somewhat of a library and games collection. There are bikes, tennis rackets, pool floats, etc. There are large flat-screen TVs in the family room and master bedroom. We provide satellite Direct TV. There is a wood-burning fireplace in the family room which actually gets used quite a bit in the winter months. The dining table is a large counter-height table, which is square, allowing four couples to visit equally.
We are located on a corner lot in a cul-de-sac, so the large yard is quite private. Grapefruit, lemons, and limes grow on the property; they are best January through April.
The pool is fully visible from the kitchen and family room. There is no pool fence, so we are not really suitable for families with small children or non-swimmers. We have a Dimension 1 Amore Bay hot tub that seats up to 8.
There is over 800 square feet of pavers in the front yard with a large sitting area and a fireplace. The front patio is great for sunny mornings, or shade in hot summer evenings.
The back yard is resort style for outdoor living. There is over 2,000 square feet of travertine tile around the pool. There is plenty of seating, a TV under the patio cover, the hot tub and a fire pit.
Our neighborhood is bordered by county land. It is a very good area if you like to walk. There are large homes on large lots. Farm animals from horses to emus to see, and perhaps sneak a treat to. All ages will enjoy this activity. We do most nights when we are home.
We are located in a quiet Southeast valley neighborhood, with a community pool, hot tub, and tennis courts. There is a large fitness club 1/2 mile away.
We are 15 minutes from Phoenix Sky Harbor Airport (all the major carriers), and 25 minutes from Mesa-Gateway airport (Allegiant Air, etc). We are less than a mile from the 101 Price Freeway (and yet you cannot hear any traffic while in the yard) making quick access to shopping malls, sporting venues, etc.
Come for NHL, NFL, NBA, MLB, PGA, NASCAR, NHRA, IHBA. All are an easy drive. We are quite close to many of the MLB spring training facilities. The Phoenix area also offers the finer things in life. Numerous restaurants, museums, hiking trails, golf courses, shopping malls, etc. are nearby.
We operate our rentals though a Limited Liability Company (LLC). We are properly licensed with the City of Chandler for the purposes of renting the home to short term guests. We pay 4.4% tax to the city for stays under 31 days, and 1.5% for stays in excess of 31 days. We also pay the 7.8% sales tax. We do not pass these costs on to you, they are included in the quoted price.
