Sayulita is known for great restaurants, great beaches, and the best surfing, not to mention several easy transportation options. Conveniently located in a settled South Hill neighbourhood, Casa Roja is a 10 minute walk from the beach, and just a couple of blocks to the village plaza, where you can experience the vibrant local night life.
The Casa houses 2 units; Casa Roja Upper and Casa Roja Lower
The Upper suite is a large 1100 sq ft with high ceilings, arches, well designed shared tropical garden with grill, balconies off each bedroom and a balcony looking down to pool area. Casa Roja upper has 2 spacious, bedrooms with comfortable beds - (one queen and one king (two twins), one bath with large walk in shower. Open floor plan to large covered outdoor tiled kitchen with full-size appliances, microwave, coffee maker, blender, and table that sits four.
The 2 or 4 bedroom options make it an ideal Casa for people who want to vacation together but still enjoy their own space and privacy. Traveling alone, no worries, the Casa feels like a home away from home. Upper and Lower features a beautiful shared pool, sundecks and grill area surrounded by a lush tropical garden. Many guests spend at least one day during their visit just enjoying the pool. Casa is perfect for 4 couples, family or friends. It comfortably sleeps 8.
We provide purified drinking and cooking water. Bacteriacida is included as well for washing fresh fruit and vegetables. Housekeeping service is provided once per week. Your unit will be clean and supplied with fresh towels and linens. Free secure wireless Internet service is available throughout the property. Beach towels, beach blankets and a boogie board are available for guests to use as well.

Perfect Location for Sayulita Exploring!
If you enjoy staying in a neighborhood with locals and being close to everything, then this is the place for you! It was our first time to Sayulita and we loved it. This home is just a few minutes walk to the main part of town. It's an easy, relatively flat walk (many other places are up steep hills) and it's also on the side of town near the bus stop, if you happen to take that into Sayulita from Puerto Vallarta like we did. The house was really beautiful and in the upper part where we stayed, the open kitchen/deck is such a treat. The pool was cool and clean, giving us a great break from the saltwater every afternoon. The grounds are gorgeous and well taken care of. The wifi and A/C were nice touches which worked really well, although most nights we just slept with the doors open and the breeze blowing through. The little market next door was perfect for a few staples and snacks. It was fun seeing the local kids playing in the street each day. Everyone was so friendly. The locked gate was nice for peace of mind and leaving our belongings secured but we never felt unsafe in this neighborhood. The safe in the room was perfect for our passports and money. Big, nice beach towels were provided along with plenty of filtered water. Patricia was helpful at check-in and answered all of our questions. The pool and groundskeeper (Pepe?) was super friendly. And because we are cat people, we loved the friendly kitties who came to hang out with us! The cute little coffee shop down the road (La Fumita?) had great coffee and pastries. We bought empanadas from the Empanaderia everyday. What a treat at just 30 pesos each!! Food is so good and cheap that we hardly cooked. Bring cash though since most places don't take credit cards. Our faves: Itacate, Choco Banana breakfast, Mary's, Burrito Revolution, Mamma Mia's and the Empanaderia! Swim at Los Muertos beach, as the main beach can be rough with the waves pounding. We will be back!!
We had booked 7 days at Casa Roja based on the pictures and description within the offering. Thirty minutes before we arrived we called the property manager, so she could meet us at the location and let us in. The property is located on a dirt road not far from Sayulita center. Next to the property and directly across the street were active construction projects in process. Access to the property is through a locked gate for pedestrians and a padlocked gate for a car.
When we arrived, we called Patricia once again to let her know we were waiting for her at the property. Both the lock on the gate and the lock on the car gate were difficult to work for Patricia. She changed the padlock on the car gate, the gate which swings open has a rod that goes into the ground to hold it in place. The gate has handle for a rod which was broken and difficult to lift so the gate could be opened. As we walked alongside the building towards the back of the house Patricia said that the maid had not had a chance to wash towels yet, but we would have freshly washed towels by the following day. Not a wonderful way to start a vacation. We were struck by the difference in the local neighborhood to what the owner had described. Everything was covered in a thick layer of dirt with garbage strewn all over. All of this paled next to going upstairs where our view on the outdoor patio was of the construction site next door, within ten feet of us. There was rubble and garbage! Everything in the entire rental place was covered by a thin layer of dirt and the bedrooms had not been aired out, resulting in a strong mildew smell. There was not a single bar of soap in the bathroom, not on the sink or in the shower, nor in a cabinet. Towels on the dusty shelves were shredded and had holes. To add to the frustration, the wireless internet instructions provided in advance were no longer correct. They had changed carriers and told us we should speak with the people renting the downstairs unit and ask them for the information.
We expressed our disappointment to the manager and told her we would make arrangements to move first thing in the morning as it was too late to find accommodations that night. I called the owner to advise her and asked that 5 days out of the seven be refunded. I wanted to give her the courtesy of having time to clean and find another renter. She said she would think about it and get back to us the following day. We left the next morning.
I was sorry to learn of Howard having a bad experience at Casa Roja. I wanted to respond so future tenants can understand how the issue was dealt with and how we are working to only improve Casa Roja in general. Patricia, my on site property manager informed me the guests were complaining as soon as they stepped out of the car. Yes, Sayulita is on a dirt road, its in a local neighborhood and many roads in Sayulita are dirt. Sayulita is growing to be a vacation destination for many. This growth means lots of construction throughout the town, something I can't control. I have a local neighbor I am currently doing my best to come up with a plan moving forward. Not everyone is easy to work with. The car gate is barely used, so Patrica fixed that issue ASAP with a new lock. Patricia explained that the washing machine was causing problems and not working correctly that morning which left us unable to have the beach towels ready. Other towels, bath towels, were provided. New bath towels were added since then. This was just unfortunate timing with the washing machine giving trouble in the am. Patricia informed me the unit was clean without a layer of dust on everything. Much of the unit is outside. Yes we did run out of soap and Patricia went to the store and provided that ASAP. We recently changed wireless provider and I hadn't put that information in the check in email, whoops. Howard asked for a 5 night refund, I told him that didn't seem fair as I was going to miss out on renting the property, and that I knew it wasn't going to get rented in that time period. I refunded half of the rental to the tenant, which I believe more than fair. I received threatening messages from the tenant. Problems arise from time to time, as they do, and Patricia deals with them in a timely manner. As mentioned, this property is for the laid back traveler who wants a clean comfortable place to stay. My prices are more than fair, I have many happy tenants and some repeat tenants that really enjoy the house. I am currently doing my best to upgrade the house as fast as possible being in California. I obviously have no control on what goes on outside the house in the neighborhood. I recently installed a whole new shower downstairs, put in a sistern to hold lots of water, improved water pressure, all new paint, bars on windows, etc. Things move slower than in the states and are much more laid back. I'm proud of the house and will continue to upgrade. Enjoy!

The bungalow and location were wonderful. Could have been cleaner, however.
If you want a view or a really fancy place. Pay 2-3 times more and stay somewhere else. If you want good value with lots of space and a friendly mexican neighbourhood...Casa Roja is a good choice. Hard to beat the value. The new owner is doing improvements and a few things were done during our week. We rented the upper and lower part together for 4 couples and had lots of room. I think the upper part is a little nicer with the views and open living space. Sayulita is a generally very nice town but I really am not a big fan of the gross sewage river which ends up in the ocean right out front of town...really kinda ruins this beautiful place. Lots of potential for Sayulita if they manage the garbage and sewage better.
Perfect Location and Great Amenities!
We had such a wonderful stay at Casa Roja Upper. It was the low season, so there wasn't anyone in the lower unit, so we had the place to ourselves. The AC was very welcome in the heat and humidity of September, and the palapa-style kitchen/common area was perfect. My only complaint is that there was no broom, no extra garbage bags, or some other basic cleaning items. We didn't have it cleaned until we had been there 7 of our 10 days, so the floors were covered in sand and the garbage was smelly and overflowing. It would have been nice to be able to take care of some of those things on our own. Otherwise, it was absolutely wonderful! Thank you so much for a great visit. We will be back!
The place was beautiful. The kitchen had everything we needed in it, and there was a little store next door to get eggs and veggies to make our breakfast. It was far enough away from town to not hear the party, but close enough to walk to. The pool was lovely to jump in to in the evenings.
The new owner almost never came by. One night 4 nights in to our 10 night stay it rained really hard, and the drain pipe for the back balcony must have gotten plugged because the balcony ended up having 4 inches of standing water in it. When we finally saw the owner a couple days later she simply gave us a broom and told us to try to unplug it ourselves. So for the rest of the trip we had a mosquito breeding ground on the back patio.
Also, the ad stated that the suite gets cleaned once per week, which it did not. when we ran out of toilet paper we had to email the owner and she just told us to get our own from the storage shed downstairs.
We liked this place, but hopefully the new management gets a little bit more involved to make guests feel welcome.

Property is gated. Guests are required to keep gate locked at all times. Street parking for vehicles. Sayulita is extremely small and a vehicle is really not necessary We ask all guests to be respectful of the neighborhood we live in. Please do not bring any glass near the pool area
