About Owner/Manager

My name is Gianfranco - I am a native Florentine living with my wife Cinzia and our two boys: Riccardo and Roberto (25 and 20). My wife and I are both high school teachers. The apartments that we rent are located in the same ancient building in the centre of Florence where my family has lived for almost 100 years.

We take pride in our property, are responsive to your needs and we deal with you directly – from key exchanges to cleaning, to repairs, and anything in between. And we all speak English as well as Italian.

You’ll feel at home and you’ll have Florence at your feet!

Owner/Manager purchased this apartment in 1935

Why Owner/Manager chose Santo Spirito

This ancient building was purchased by my grandfather Michelangiolo in the 1920s, and a very useful elevator was added in 1974. I have always lived here, except for my college years in the USA.

This property was passed down through the generations and my family currently owns four of its nine apartments.

In 2013 we moved from the 2nd floor to a larger apt on the 4th floor. We then decided to renovate the 2nd floor apt (“2D”), and we started renting it to tourists in August 2014. Renovation of the large 3rd floor apt (“3S”) was carried out in between 2015 and 2016, and it opened to short rentals in April 2016.

We then renovated the other 3rd floor apt (“3D”) between Nov 2016 and April 2017.

What makes this apartment unique

Excellent location in one of the most charming areas of the city, one block from the Arno River. Walking distance to everything you want to see in Florence but also equidistant to lest touristy local restaurants, and quiet enough for a good night's sleep.

The wifi works great and all the appliances are high quality, plus you also get that pleasant feeling of Italy of yesterday.

Bedrooms either feature a decorated ceiling or a breathtaking view, and are furnished with fixtures of exquisite workmanship.

Owners live in same building, speak English and are always available.

It felt like home the moment we arrived at the Rosati Apartment. Gianfranco and his wife were very hospitable and nice! The place was big enough for a family of 5 and complete with amenities. Since Firenze is a walking city, it was pretty close to everywhere. We loved our stay at the Rosati Apartment!

Owner's Response: We've done our best to make Sarah and her family feel as comfortable as possible; communication was always easy and friendly. The house was clean when they left. Should be 20 stars!!

This is a family owned place and they treat you like family.

Place is HUGE, updated, spotlessly clean, a/c really works!!, washer/ dryer a must for us since we did carry on.

On 3rd floor, could see top of Dumo, there is a lift.

Bed is those foams beds that don't hurt your shoulders and hips if you're a side sleeper. Most beds in Italy have been very hard.

Very convenient location. David was the furthest and it was a mile.

We walked there from train station, too

If you are not used to city sounds, bring earplugs to sleep. The shutters block ALL light if you shut both sets.

We never tuned in TV. Wifi was great.

Ohhhhhh, Gianfranco even went to all the work to print out maps, in color, of the area. Much easier to use than phone

He had agendas " if here 1 day do this in this order".... " if here 2 days do this in this order".... would have saved me hours of research.

He had maps to their favorite eating and shopping stores.

About the only thing you had to do is buy your own tour tickets. Firenze card is the best if there for 72hrs. But, you must make reservation to climb Dumo. Make reservation way in advance.

I can't say enough.

This place is a sure bet in a foreign land.

Couldn't Be Better!!

A number of reviewers have already praised Gianfranco and his apartments. We found our rental everything that we expected and more. We had two spacious bedrooms with comfy beds and plenty of blankets and pillows; two newly remodeled baths -- one with shower and one with bath/shower; a living room with a view of the Palazzo Vechio and tower and of the Duomo plus a brand new 55(!!) Inch tv; a new kitchen with dishwasher; a seperate laundry room with a new washer/dryer combo; and all the utensils you could need plus a welcoming bottle of wine and some bottled water. One more amenity that may seem odd to mention is the electrical wiring, but I have stayed in enough places where the wiring ranged from inadequate to downright scary. Not so here. There are outlets and switches everywhere you could ever need them, and they all work. Furthermore, Gianfranco has also provided converters for the forgetful US traveler. The elevator in the building worked reliably and is a god-send after days of walking Florence streets.

There were three of us -- two old folks and a 21 year old grandson -- but the apartment could easily accommodate 3 or 4 more people without being crowded.

The location is perfect for seeing the major sites, and though the street outside can be noisy, the shutters provide good sound-providing for sleeping.

The biggest plus, though, is Gianfranco and his family. They are extremely gracious hosts, provide lots of helpful information both in person and in the very helpful booklet he has prepared, are helpful with luggage, and will arrange transportation for you. And they could not be nicer.

Wonderful place to stay in Florence

We stayed 11 days in this very spacious and very well located apartment which has been recently renovated and updated. It was very comfortable and our hosts, Gianfranco and Cinzia who live in the same building did all that was possible to make our stay as good as it can be. We highly recommend this apartment.

Christmas in Florence

We stayed during the Christmas to New Years week and had a wonderful stay. We came in on December 24th and Gianfranco had purchased food for us since we were not sure the stores would be open until the 27th. He also purchased our FrienzeCards, again because of the holiday closures.

We can't say enough on how Gianfranco and his wonderful family made our stay fantastic.

There are about 6 stairs to get to the elevator that takes you up to the apartment.

The apartment was very comfortable. The kitchen was well equipped. Bedrooms and bathrooms are nice sized.

The location of the apartment was wonderful. Out of the tourist district, but close enough to walk to all the major attractions. We parked our car in a nearby garage and didn't use it for the whole week we were in Florence.
